Flo’s Cottage is a 19th century, south facing, agricultural estate workers’ cottage. This two bedroomed cottage has been renovated to a high standard by the owners. It retains many of the original features: beamed ceilings, open cast-iron fireplaces and the charm and relaxed atmosphere of a rural setting. The cottage is in the small riverside hamlet of Averham with the market towns of Newark on Trent and Southwell just a few miles away and close to the tourist areas of Sherwood Forest, Lincoln and Nottingham Accommodation The Cottage provides a comfortable, non-smoking, two bedroomed, centrally heated family accommodation. (all fuel included in the rent). Off street parking for two cars. Wireless internet connection. The Living /Dining Room. A comfortable lounge with exposed beams and central heating, with a traditional cast-iron tiled open fireplace. The room is equipped with Freeview TV and DVD player. The dining room has a dining table and chairs. French doors lead to a patio, outdoor eating and seating area, and large south facing garden. The Kitchen The exposed beamed kitchen is modernised to a high standard with a range of base units, fridge/freezer, cooker with ceramic hob and double oven, dishwasher, microwave, toaster and electric kettle. The cottage is fully equipped including towels and tea towels.
Hallway and Cloakroom The hallway is off the living room, leading to the stairs and downstairs cloakroom with WC and wash hand basin.
Bathroom The family bathroom, has a bath with an electric shower over, WC and wash hand basin.
Bedroom one Traditionally furnished with double bed, wardrobe and chest of drawers. Travel cot available. Towels and bed linen provided Bedroom two Full size double bed with single bed above, wardrobe and chest of drawers. Towels and bed linen provided Outside is a gravel driveway for two cars, large south facing garden with swings and play equipment. The Locality The area is ideal for walking, fishing and cycling with many marked footpaths and bridleways including the Trent Way. Flo’s Cottage is situated in the quiet village of Averham just 5 minutes walking distance from the River Trent. The Norman church sits on the bank of the river with views of the market town of Newark. The Fox pub in Kelham is within walking distance (one mile) of the cottage.

We opened Flo's Cottage as a self catering cottage in 2007. In 2025 we extended the ground floor and created more open-plan living with the addition of a dining room/garden room with french doors leading to a patio and large south facing garden.
