Property Summary
Emmett’s Grange near Simonsbath is an impressive country house situated in a delightful rural position within Exmoor National Park. The property is well-suited to those who want to enjoy the great outdoors and truly 'get away from it all'. Sleeps up to 13 guests in 6 bedrooms (plus cots).

Main Description
Emmett’s Grange is a spacious property with a number of reception rooms on the ground floor, making it a versatile space for families and groups. The large kitchen has a breakfast table in the corner. French doors open into the adjacent conservatory which overlooks the extensive lawn and an exceptional moorland view. The conservatory has comfortable seating in front of the TV, as well as a large dining table and woodburner. There is also a separate formal dining room, plus two further reception rooms which overlook the garden. There is an office area, a utility/drying room and a toilet with hand-basin all on the ground floor. The staircase leads upstairs to six bedrooms, four en-suites and one family bathroom. There are four double bedrooms; one twin bedroom; and one triple bedroom (bunk bed with double on bottom and single above).

Sleeps up to 13 guests in six bedrooms (+ 2 cots):
Bedroom 1: Super king bed (can be made up as a twin on request), en-suite with bath and separate shower
Bedroom 2: King size four poster bed, en-suite with bath and separate shower
Bedroom 3: Super king bed (can be made up as a twin on request)
Bedroom 4: Twin beds, en-suite with large walk-in rainfall shower
Bedroom 5: Super king bed (can be made up as a twin on request), small en-suite shower room
Bedroom 6: Triple sleeper bunkbed with double bed on the bottom layer and a single above

Emmett's Grange is situated on a large estate of 900 acres, and at 1,250 feet above sea level it is thought to be one of the highest farms on Exmoor. Guests staying at Emmett’s Grange will enjoy the fabulous views of the surrounding countryside. This area is well-known for it’s wild and rugged landscape and guests are welcome to enjoy the estate and roam at leisure across this hills, valleys and open moorland. The building dates back to the 1840s, it has an interesting history and is a good example of the type of farmstead built during this time.

Adjacent to the main house is a ground floor annexe, which can provide accommodation for a further two guests. The Linhay has one main living area with a sofa, wood-burner, dining table and a double bed. Three steps lead down to the separate kitchen and a bathroom, which has a shower over the bath. A small section of the far end of the house has been made into the owner's living quarters. Their phone number will be provided and they will be able to answer any questions you may have during your stay.

Note, due to the rural location of the property, there is limited mobile phone signal (EE is best!) at the farm so you will need to log on to the WiFi (super fast BT full fibre) once you are inside to use your phone for wifi calling.

Indoor Description
Emmett’s Grange kitchen is well-equipped for self-catering for a large group. The Aga is lit from October until May (available for an additional cost outside of this period), plus electric oven, gas hob, large American-style fridge-freezer, dishwasher, microwave, kettle, toaster, plus a selection of saucepans, cookware, kitchen utensils, etc. A good supply of glasses, crockery and cutlery can be found in the adjacent butler’s pantry.

The washing machine and tumble dryer is located in the utility room at the far end of the house, this is also a great room for drying clothes and hanging up coats, etc.

In the conservatory, a flat screen TV is mounted on the wall.

Emmett’s Grange benefits from no less than three wood-burners and two open-fires on the ground floor. A basket of logs, matches and some kindling will be provided and further logs are available to purchase onsite.

The property is also fitted with central heating throughout.

Bed linen, feather duvets, blankets and towels are provided, but please bring your own beach towels if you need them for day trips. Bed linen will not be provided for the cot.

You will find tea, coffee, sugar, salt and pepper, loo rolls, and cleaning materials provided.

Note, due to the rural location of the property, there is limited mobile phone signal (EE is best!) at the farm so you will need to log on to the WiFi (super fast BT full fibre) once you are inside to use your phone for wifi calling.

Outdoor Description
Emmett’s Grange has a large lawn to the front of the property which takes in the stunning views of the surrounding estate. Outside table and chairs are provided on the patio so you can enjoy eating al fresco or just relaxing with a book. A croquet set is also provided so you can try your hand at this archetypal English game. There is also a firepit available to use, please bring your own charcoal. The garden is private but is not enclosed.

Guests can also make use of the full size on site tennis court throughout the year.

The estate surrounds the property and guests are welcome to enjoy it, whether you are a serious hiker or fancy a family stroll into the valley below for the children to play in the river.

Many will already know that Exmoor National Park is home to some of the darkest skies in the country and is a designated International Dark Sky Reserve. Due to the rural location of the property, Emmett’s Grange is an ideal spot for serious astronomers as well as anyone that is interested in stargazing.

Parking
There is ample parking on the drive outside the property.

Pets Description
Up to two well behaved dogs welcome for £30 each. Dogs should be kept on a lead when outside and off of the furniture when inside.
There are six stables within the courtyard at the rear of the house and additional Monarch stables in an American barn. There is a 20x60m indoor arena available for hire onsite and access to excellent hacking.

The hamlet was transformed in the 19th century when the Knight family purchased and began reclaiming the former royal hunting forest, building farmsteads, roads, and plantations across the surrounding moorland. Today, a handful of stone cottages, the renowned Exmoor Forest Inn, and Simonsbath House are all that make up this peaceful settlement.



A Remote Moorland Setting



This is one of the most secluded corners of Exmoor. The surrounding landscape is dominated by rolling open moorland, deep river valleys, and ancient woodland. Red deer roam freely, Exmoor ponies graze the hilltops, and the night skies are among the darkest in England -- perfect for stargazing in the Exmoor International Dark Sky Reserve.



Local Amenities



Simonsbath itself has no shop, so it is worth stocking up before you arrive. The nearest village shops and post offices are in Exford, approximately 5 miles to the south-east, and in Lynton, approximately 10 miles to the north. Dulverton, around 12 miles south, has a wider range of independent shops, a butcher, a chemist, and the Exmoor National Park Visitor Centre. For supermarkets and high street shopping, Minehead is approximately 15 miles away, and South Molton is around 12 miles to the west.
