Brand new private house in Gudauri, ideally located next to the ski lift Pirveli with true ski-in access — allowing you to finish your ski day right at your door. The house accommodates up to 5 guests and features a stylish mezzanine (loft-style) layout, creating a cozy yet modern alpine atmosphere. Large windows offer beautiful mountain views and plenty of natural light throughout the space. Designed for a comfortable stay, the house includes a dining area, fast Wi-Fi, reliable heating, and all essential comforts, making it ideal for short stays and active days in the mountains. Perfect for winter ski holidays and summer mountain escapes, with hiking, fresh mountain air, and panoramic views. Restaurants, cafés, rental shops, and ski lifts are all located nearby, making the location both convenient and highly desirable. A similar cottage is available nearby, making it a great option for larger groups traveling together (subject to availability). This is a fully private house with no shared spaces, offering peace, comfort, and flexibility during your stay. Optional breakfast is available for €10 per person.

We chose this specific location because it is right next to the Pirveli ski lift, offering true ski-in access — something that makes a big difference for guests. You can start and finish your ski day right at your door.

In addition to winter sports, the area is also great in summer, with fresh mountain air, hiking, and peaceful surroundings.
