Important: Top floor (3rd floor) — stairs only, no lift. Please consider this if you have heavy luggage or mobility needs.

Guests can enjoy a private and independent stay. Our team is available should you need assistance before or during your visit.

If you expect to arrive after 10:00 PM, please let us know in advance, as our support team may not be able to respond instantly late at night.

🔒 Guest Verification & Deposit
To ensure the safety and comfort of all parties, guest verification and a security deposit (or damage waiver) are required:
• ID Verification: After booking, you’ll receive a link to complete a quick identity verification through our secure online portal (photo ID and selfie). Your information is handled securely and used only for verification.
• Security deposit / Damage waiver: Choose either a refundable £250 security deposit (card hold released within 7 days after your stay if no damage is reported) or a small, non-refundable damage-waiver fee that covers accidental damage up to a set limit. Full instructions are provided after booking.
• 72-hour window: These steps must be completed at least 3 days before check-in, or the reservation may be cancelled for security reasons (we’ll send reminders to avoid any issues).
• Why we require this: Professional screening and damage protection help keep the home safe and provide peace of mind for everyone.

• Check-in from 4:00 PM; check-out by 10:00 AM
• Children welcome (please note: cot/crib not available)
• No pets
• No smoking inside the property
• No parties, gatherings, or loud music
• Quiet hours from 10:00 PM–8:00 AM
• Please lock all doors and close windows when leaving to prevent water damage or theft
• Any disturbance, rule breach, or unauthorised activity may result in a £250 penalty fee
• Lost keys incur a £50 replacement fee
⏰ Early Check-in / Late Check-out
Early check-in or late check-out may be available upon request and is subject to availability.
• £30 per additional hour
• Must be requested at least 24 hours in advance
• All requests must be made via your Guest Portal
Late check-outs without approval may result in an additional night’s charge.
🛠️ Property Care
• Report any damages or maintenance issues to us as soon as possible
• Unreported issues may result in additional charges
• Avoid flushing wipes, tissues, or sanitary items, and do not pour oil or grease down the sink
• Damage to the property or its contents may be reported to the booking platform and charged accordingly
• Please turn off lights, appliances, and heating when not in use
