The property enjoys spectacular views across the estuary towards the Mediterranean Sea and features extensive outdoor living spaces, including large terraces surrounding a generous swimming pool and a stunning first-floor terrace accessed directly from both upstairs bedrooms.

Living Area
Entering the house….as you step into the cool white hallway with Alhambra inspired wall tiles, you can drop your bags and wander into the living area with large open plan kitchen straight ahead and a dining area just to the right.
The fully equipped kitchen combines practicality with style, featuring deep green stone worktops, decorative tiled finishes, and everything you need for a comfortable stay, including a large fridge-freezer, microwave, air fryer, coffee machine and comprehensive cooking equipment. Large windows frame wonderful views while you prepare meals.
Step down into the bright and airy sitting room. Flooded with natural light, this relaxing space features traditional built-in sofa seating on three sides and lovely views across the pool through large patio doors.
Outside
Head through through the doors onto a cool shaded terrace, where a large wooden dining table creates the perfect setting for leisurely breakfasts, sunset drinks, or al fresco dining with family and friends.
The outdoor areas are designed for relaxation and entertaining. The large swimming pool is surrounded by sun terraces equipped with eight sun loungers, tables, and two oversized parasols.
For outdoor cooking, guests can choose between a traditional wood-fired barbecue and a gas barbecue. An additional seating area comfortably accommodates groups of eight or more.
You will also find a lovely shaded garden area where you can pick some fresh rosemary to add to your steak or take a chair and sit under the orange tree in a shady tranquility.
Bedrooms
Back inside the house, a corridor leads to the first pool view bedroom which has its own shower room just off the hallway. A few steps further along is a double room ensuite bedroom which has direct access to the pool through patio doors.
All bedrooms have air conditioning and these two also have ceiling fans.
Upstairs, two further bedrooms share a spectacular terrace with panoramic views over the estuary and surrounding coastline. The first room has twin beds, extensive fitted wardrobes, air conditioning and a ceiling fan. You can step through the patio doors onto the terrace and watch the boats go by. The ensuite bathroom has a walk in shower, WC, heated towel rail, bidet & washbasin.
The principal suite has patio doors onto the huge terrace and stunning views from the window over the estuary and out to sea. It is airconditioned, has extensive wardrobes and has a spacious ensuite bathroom with walk in shower, WC, bidet, heated towel rail and washbasin.
All the bathrooms have the same limestone style floor and wall tiles as shown in the photograph with white fixtures and fittings. These are recently been updated with new accessories and 3 have new heated towel rails.
Location
The villa is ideally positioned for exploring Menorca. The beautiful beach at Sa Mesquida is just a five-minute drive away, while the Port of Mahón, supermarkets, shops, and restaurants can be reached in around ten minutes.
Within Cala Llonga itself, there is a small hotel with a pleasant bar serving drinks and casual meals.
For walkers, the famous Camí de Cavalls coastal path passes just a few hundred metres from the property, making the villa an excellent base for exploring the island on foot.
Boating enthusiasts will find numerous opportunities to hire boats in nearby Mahón or from local pontoons within the surrounding area.
Discover Menorca
Menorca's compact size makes it easy to explore. The beautiful historic city of Ciutadella, located at the opposite end of the island, is just a 45-minute drive away and is well worth a visit.
Designated a UNESCO Biosphere Reserve, Menorca has successfully preserved its natural beauty and authentic character. Unlike some of its Balearic neighbours, the island remains largely untouched by mass tourism, offering pristine beaches, crystal-clear waters, lush countryside, and charming traditional villages.
Food lovers will also be delighted by the island's outstanding culinary scene, featuring exceptional seafood, locally produced cheeses, wines, and high-quality meats.

Important Information
Please note that rental prices have been significantly reduced this season. We have recently acquired the property and plan to undertake some cosmetic improvements during the winter months.
The interior of the villa is fully furnished and presented to a high standard. The pool, terraces, and gardens are all in excellent condition and fully usable. However, some external walls would benefit from minor repairs and repainting, which are scheduled for October. This is reflected in the current pricing.
