Il Poggione is a recently renovated farmhouse immersed in the tranquility of the Livorno hills, which preserves the traditional elements of Tuscan rural architecture, with exposed wooden beams and beams and rooms that maintain the original structure of the farmhouse. The outdoor spaces develop harmoniously around the villa, which enjoys an open view of woods, cultivated fields and olive groves. The garden, well-kept and enriched with aromatic plants and flowers, leads, through a comfortable staircase, to the infinity pool and the equipped pergola, with an adjoining barbecue. The location is ideal for those looking for tranquility without sacrificing the convenience of travel and allows you to reach the coastal towns in a few minutes by car, in addition to the nearby cities of Livorno and Pisa.

The villa is spread over two floors, connected by internal stairs, for an area of about 245 square meters. GROUND FLOOR — Living room; TV room; dining room; kitchen with pantry, a double bedroom with en-suite bathroom with shower; service bathroom. FIRST FLOOR - A double bedroom with en suite bathroom with shower; a double bedroom (with French bed) with en suite bathroom with shower; a double bedroom (with French bed); a twin bedroom (joinable beds); a bathroom with shower.
Park:
The property covers about 40 hectares of olive groves and woods, just under one hectare completely fenced with large, terraced and well-organized outdoor areas. The parking lot, with parking spaces for four vehicles, is inside, in front of the driveway gate. A short gravel driveway leads to the villa and the panoramic terrace. Around it there is a fenced area that alternates lawn, gravel surfaces, olive trees, fruit trees and essences with walkways that connect every area of the property. In front of the kitchen and dining room there is a large paved terrace, with a seating area. A few steps lead to the pergola with dining table, the built-in barbecue and the pool.
N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool, with an infinity edge, overlooking a suggestive terrace with a panoramic view of the valley, is reached through a paved path with six steps. Rectangular shape with Roman access staircase; dimensions 10 x 4 m and constant depth 1.2 meters; salt purification system. All around the paved solarium of about 40 square meters is equipped with sun loungers and umbrellas. Opening period: from the last Saturday in April to the first Saturday in October.
