Nestled in a rural position close to the picture-postcard conservation village of West Linton with its excellent local amenities, the pretty towns of Peebles and Biggar are within easy reach. The city of Edinburgh is also within easy touring distance with its wonderful attractions and world-famous yearly festivals, including the Fringe and the Tattoo. The immediate area offers a wealth of outdoor activities including fishing, walking, horse riding, cycling and even skiing with the Pentland Hills and Hillend ski slope within easy reach. Mountain bikers can explore the nearby Glentress Forest, one of the foremost mountain biking venues in the country. Visit Neidpath Castle, Kailzie and Dawyck Botanic Gardens or pamper yourself at Stobo Castle health spa.

Step inside this spacious house into the hall and wander through to the light and bright open-plan living area. Relax in the lounge on the comfortable sofas and enjoy a great movie on the Smart TV after a day out exploring the local area. The dining area is ideal for family gatherings and on those cooler evenings, you can light the cosy wood burner. Cook impressive family meals in the well-equipped kitchen with Raeburn stove, electric hob, American-style fridge/freezer with water and ice dispenser, dishwasher and breakfast bar seating area. Directly followed by the utility room with electric oven and grill, microwave, tumble dryer and two washing machines. There is a ground-floor shower room with shower and WC, and a boot room with direct access out to the decked patio with a seating area. Next is the games room with pool table, table tennis, selection of games, books and large Smart TV, and completing the ground floor is the snug with seating area, piano and guitars. Heading up the stairs you will find five beautiful bedrooms: two super-king-sized beds, both with en-suite shower rooms and WCs, two twin bedrooms - one with an en-suite shower room with WC. The other twin has a shower room with WC located next door. Finally, completing the fantastic accommodation is the single bedroom with a spacious bathroom with bath, separate shower cubical and WC, located next door.

Venturing outside to the large mature beautiful gardens, there is a patio area with seating and a cover decked area with seating, perfect for al fresco dining or lazy evenings stargazing. There is also a fantastic, housed sauna to relax and unwind in, and secure bike storage is available. Ample off-road private parking is available at the rear of the property.
