Thanks for highlighting the strategies that we insist on potential guests (especially with larger groups) to decrease the risk of having a septic problem. Partially due to these strategies, we have not had any issue since we first bought the house in 2019 (we bought it in 2018).
Before we even consider having guest in our home, we make sure the possible guests are ok with these (and we ask to specifically acknowledge this BEFORE we agree to allow you in our home and do not allow automatic bookings). If the guests are not used to a septic tank, want more of a spa-like vacation and want unrestricted house water usage, we are not a good fit. This is clearly stated in our description and in all email discussions we have. Every house on the lake using a septic; some may not stress it as much as we do. We mention it our emails, not verbally, unless potential guests have questions or concerns.
Other points about the septic:
-"updating" is not possible. Our level house borders the lake property, which is owned by a federal electric company, and therefore the septic fields can not be expanded, even if we went through the red tape involved. We have been down this path already (as has the previous owner- who we are still friends with).
- Sewer is very much on the way, which would eliminate this problem. Once there is a sewer system, the only updating the house would need is a hot tub, sauna, and cold plunge. Until then, reasonable water restriction is necessary.
-Along this same reasoning, we need potential guest to be completely upfront about potential day-guests, especially if the group is travelling locally.
As for the kitchen, we have a full set of dinnerware to cover the allowed guests in our home. Some mismatched glasses,etc, are alumni things or otherwise things that are sentimental to us, and we are not getting rid of. Otherwise- guests have a full fridge, a separate smaller fridge, deep freezer, double oven, microwave, electric stove/oven, many coolers, coffee maker, seperate Keurig, soda machine, drinking water dispenser, air fryer, 4 burner Weber bbq and more. If something is missing or can not be found, we happily remmburse via Zelle, for most if not all necessary items. We are always open to suggestions about what may be missing.
As for this house going on the selling market, this is a very frequent and most common question guest have once they see and spend time in the house. My 10-yo says to check back in about 70 years, but the appreciation will be significant!
