We offer a completely updated Cottage A with central AC, granite counters, sink & faucet, fresh light-gray painted kitchen, hallway and living room walls, plus a few fresh painted ceilings. New to the bedroom is a 43” Samsung Smart TV , living room has a 55” Samsung Smart TV’s, and the IKEA sleeper sofa will have a new 2026 slipcover. We provide new organic cotton sheets each rental season.

Summer Peak Season rental week starts Saturday with a 3 PM check-in & runs until Saturday with a 10 AM check-out. SORRY BUT WE ONLY RENT WEEKLY DURING PEAK-SEASON. PRE SEASON & POST SEASON dates are a 2 or 3 night minimum.

1/2 mile walk to several Nantucket Sound beaches for beautiful beach walks.
Enjoy this shaded cottage with it’s great central location to all of Cape Cod's best features!
We have always been a PET-FREE COTTAGE & NON-SMOKING PROPERTY for those with respiratory and allergy issues. We are family friendly with 2 college age kids of our own and we live on-site.
Many renters with allergies & respiratory issues have rented because of these renovations and the central AC with its Hepa filter!

Owner operated and occupied…so we are on-site and available to help with questions or rental needs. Also take a look at our back attached Gray Piper Cottage B if you have family or friends joining you on the Cape and need more room but still want your privacy! You'll love the vaulted ceilings and open feel in our 1940's Gray Piper Cottage B! Homeaway ID #355623
We have key-code door locks so no more keys to worry about! A week before your arrival VRBO will email you with check in instructions and ask you to provide your own 4 number code. Most guest use special dates such as a birthday or anniversary and last 4 of their cell number is popular too!

Linen's are included with your rental and includes cottage bath & hand towels, beach towels and new each season organic sheets, pillow cases & pillows. We provide pillows, down comforter and quilt.
If you are not familiar with the Bass River, South Yarmouth area we are centrally located 1 1/2 hours to either Boston or Provincetown (the furthest tip of Cape Cod). We have many local amenities (4 mini-golf, plus batting cage with driving range, and over 1/2 dozen ice cream businesses to sample!) near us in Bass River plus 6 public beaches within a mile plus several GREAT Golf courses, grocery stores, Hyannis Mall (for those rainy days), the newer Whydah Pirate Museum that just celebrated the 300th anniversary of the Whydah in 2018.

Great central location to explore Cape Cod. The cottage was lovely, clean and just the right size. The outdoor space was awesome to sit in and enjoy a BBQ dinner with beautiful gardens surrounding it. Check in was super easy! We really enjoyed our stay!

What a lovely cottage - clean, cozy & tastefully decorated. Anything you need is there. We took day trips, went to the very close beach, ate at the local restaurants, coffee shops were great, we visited family around that live on Cape. I recommend this cottage. So convenient & perfect for a couple!

Jim and Regina were very accommodating. The price of the rental and proximity to the beach were both great. Clean, updated, A/C was great. Kitchen was stocked with cookware, nice coffee maker and nice TVs. Sitting area outside was great, table to eat, etc. Nice beach chairs available for use. We had a nice time, thank you. Would definitely recommend.

Cozy cottage

This cottage is just the right size for a couple. The kitchen is compact, with all the essentials for eating in. Good location, nice walk to beach area. It was just what we wanted for our time at Cape Cod!

Great property and location

Jim and Regina‘s 1940s cottage was perfect for my husband and me. It was clean and updated and Jim was easy to communicate with. The location is convenient to many beaches, restaurants (The Skipper, Pelham House), and activities, like kayaking and biking the Cape Cod bike trail. I highly recommend this property!

Quick anniversary get away

We went to the Cape for our 37th anniversary. The cottage was exactly as portrayed! Hosts were very responsive whenever a question arose! The location was perfect! It was quiet and serene. We loved it!

Quiet and relaxing

We were looking to have a beach weekend but of course it was a cooler weekend. We enjoyed surrounding restaurants and ice creams shops that were walkable. The cottage was perfect size for the two of us and had everything we needed. Overall a place I would recommend to any couple looking to have a relaxing vacation and steps from the beach.

The cottage exceeded expectations. It was tastefully decorated with a seaside motif and had a well-equipped kitchen. The bed was very comfortable, and the linens were fresh.

cozy cottage

This cottage has everything you need for a stay away from home. The cottage is located near everything from beaches restaurants etc. Jim and Regina were great hosts. We asked if they would work with us with an upcoming hurricane during our stay and they graciously worked another time for us. Thank you again for a great Cape Cod experience. Linda K

Small quaint relaxing cottage

Nice small quaint cottage with a good location. Size wise I would not recommend more than 2 people. Communication with hosts was easy. WiFi signal goes in and out so streaming is frustrating, or if working remote would be difficult. Great location to get wherever you need to in about 10-20 minutes. Good restaurants and activities close by.

Quaint and charming cottage

We just enjoyed a wonderful three nights in this charming cottage. The property managers are on site and very accommodating to any questions about the area or requests you might have. The public beaches are within walking distance and FREE! Lots of good seafood restaurants to choose from. The Lobster Boat restaurant is only 5 mins away and has outdoor seating. We enjoyed a nice day trip to Chatham(30-40mins) with its charming shops & family-friendly atmosphere. Definitely nice to go early in the season when the beaches aren’t too crowded.
