Beautiful location and within easy travelling distance to various locations. House was ideal for our party of 11 views from the house were lovely and the garden was ideal too.

A great little hideaway vacation

Great accommodation, very comfortable, kitchen well kitted out. Lovely scenery. Garden had a pond and the Blackwater river was at the bottom of the garden. Spacious dining living room made it a great space for family games evenings.

A very nice place to stay at the black river. The property was clean inside, but not so clean outside, especially the veranda and the gutter was rinsing.

Great choice for a quiet break!

We stayed for a couple of nights in early July. Lots of space at the property with great facilities. Sitting out on the decking, listening to the river and enjoying the view was perfect, a great place to relax. We travelled up to Braemar and Ballater in no time at all, so ideally located if you want to explore Royal Deeside. Check in process was quick and simple.

Amazing!

We really enjoyed our long weekend stay in this fantastic property, celebrating a 50th birthday! The house/garden is amazing in a perfect and peaceful location! We enjoyed walks in the Cairngorms and along the River Dee, including a trip to a whisky distillery just past the gates of Balmoral! Would highly recommend!

Family holiday

Very spacious and comfortable house in a lovely, quiet location. The bedrooms are all a generous size, as is the well-equipped kitchen (we managed to prepare a 7-course meal for the 6 of us). It's a short and delightful drive from the house to the heart of the Cairngorms. And don't miss paying a visit to the friendly Persie gin distillery just 5 minutes from the house

Wonderful stay close to Cairngorms

The house is lovely. The common areas are open and inviting. The river out back is lovely to wake up to. My only critique would be for comfier couches. Everything else was lovely. Easy access to many sights and hikes. Beautiful landscape. Beds are comfy.

Beautiful property and location!!!

We spent a weekend at the property for a 40th birthday with close family and found it perfect! The house is HUGE and had the bonus of the annex property which allowed older parents to relax in the morning away from early rising children! We had the luck of the Scottish weather which allowed us to open up the massive doors and windows onto the balcony which overlooked the garden and river in the sunshine all day. Would definitely recommend this property to anyone especially this with larger families staying and looking for a relaxing time.

Excellent value.

Excellent property. Very spacious with plenty of room for the family to socialise together or find their own space. Very clean with all the mod cons required. Really good garden which allowed the children to play and the adults to chill. We were seven adults and three children under five. Recommend this property and the area.

Scotland road trip

The Holly Tree Lodge was our last stop on a 10-day road trip through the Scottish Highlands and it was the perfect place to end our journey. This creek-side property is beautifully laid out, nicely appointed, and even has a dry sauna! We used the large kitchen on our last night and just loved the vibe of the whole place. The property managers were a dream to work with too. Highly recommend this place if you're looking for a true Scottish countryside experience way off the beaten path.

Great holiday home for the family!

We had a lovely family holiday with 4 children and 2 adults in the spring of 2015 at the Holly Tree Lodge! A wonderful modern and nicely decorated house situated in a great spot in the Highlands. With stunning views and plenty of things to do and see in the surrounding neighbourhood: walking, cycling and lots to explore!! The kids loved fishing in the river next to the house! The annex was ideal for my parents who stayed for the weekend. They had a super time!! We will definitely return!
