Villa Marizan - Private Pool Retreat

Villa Marizan is a comfortable and well-kept holiday home in the Ayios Elias area of Protaras—an elevated spot known for its peaceful setting and beautiful views. Just a short walk away is the famous Ayios Elias Church, perched on a granite hill with over 150 steps leading to the top. From there, you can enjoy stunning panoramic views of the Mediterranean Sea and the town below. In the evenings, the hill lights up beautifully and becomes a local landmark. Shops are nearby, and Protaras' lively main strip—with some of the best beaches in Europe—is just a 12-minute walk away.



Set in a quiet position, the villa is one of just two neighbouring properties and offers great privacy. The outdoor space includes a private swimming pool, shaded seating, and a traditional Cyprus-style BBQ—ideal for relaxed family meals outside, surrounded by a mature garden.



Inside, the villa has three bedrooms, all with air-conditioning and blackout blinds for a good night’s sleep. The master bedroom has a double bed, an en-suite bathroom, bedside lamps, large mirrors, and generous wardrobe space. The second double bedroom also has direct access to the garden and pool area, while the third bedroom features two single beds—perfect for children. These two rooms share a modern family shower room.



Villa Marizan is a great choice for families looking for a relaxing holiday base with everything within easy reach—beaches, restaurants, and beautiful views all nearby.

Perfect getaway in great location

The Villa was amazing, well equipped and nice and quiet. Just a 5 minute walk to the start of restaurants and shops and 15 minutes from the beach, so everything was accessible.

Perfect villa to have a quiet escape.

loved the quiet location and easy access to beaches a short drivewalk. plenty of hot water to shower. lovely garden/pool area. little thing that we didn’t have any tea towels to dry crockery.

Σε σχέση με πέρσι, το σπίτι ήταν πολύ πιο καθαρό και κάποια σημεία του έχουν βελτιωθεί, π.χ η ντουσιέρα της πισίνας και το ψυγείο(παρόλο π απλά βάφτηκε, στο μάτι φαινόταν πολύ καλύτερα, απ´ ό,τι πέρσι που είχε σκουριά.) Είναι κάποια σημεία, που θέλουν αντικατάσταση, λόγω φθοράς του χρόνου.

Convenient villa close to everything still peaceful and relaxing!

Communicative staff, smooth check-in. They were so kind to let us stay later than noon as we had a late flight. Everything was in a walking distance but it was still a quiet place, perfect for having a relaxed week. Will get back for sure one day! :) Everything was perfect, nothing to complain about!

Out of season stay! Great villa!

Everything about this villa! We arrived on 10th March for 1 week as an adult family holiday (10 adults, hiring both this villa and it's sister villa, next door) It really was like a home from home, plenty of room, both within and outside the villa (the grounds). The staff couldn't help enough when messaged, extremely prompt and responsive at replying to any enquiries. The staff really catered for us, particularly on our last day, allowing us to check out at 4pm instead of 12, as everywhere had closed due to the current situation with COVID-19. Despite Cyprus closing everywhere down on Sunday 15th March, we still had a great remaining few days in the villa, with everything you need being available (right down to every utensil you could require to make great food and even bake). The location is great, on a flat service with no hills to climb and approximately 5-10 minute walk into the main strip of Protaras. Within a 1 minute walk you have "nicks bottle shop" (really is as their advertisement states, cheapest alcohol and cigarettes on the island). Also within a 5 minute walk to the "Malmia" bar, with lovely staff, and great breakfast served. There are other places nearby that we're not open whilst we were in Cyprus due to us arriving out of season, i.e. KFC. We will definately be returning! There wasn't really anything that we as a family did not like. The hot water for showers was a little hit and miss, despite using the power for the heater. Though the first couple to use the shower in the morning was fine, perhaps because there were six adults within the villa, but this really did not affect our stay. Can not see this being the case within the summer months, as the sun helps with the assisted heating.

Villa Marizan is an excellent place to stay when visiting Protaras. It is ideally located in a quiet area within a short walking distance to the main town centre, We will certainly look to book the villa again when we visit next year.

A fabulous villa to stay in

Great villa - lovely secluded location but within easy reach of the main Protaras strip. Well equipped with lots of utensils etc. The pool area is just fabulous. Nicks Bottle shop across the way for all your alcoholic & soft drinks! Having to leave

An enjoyable stay, loved the outside space, very quiet and near to centre of protaras, everything very well organised, only negative the En-suite bathroom very cramped. Loved the Lemon & Lime trees surrounding the garden, picked fresh each day to enjoy a drink and watch the sun go down!!
