Whilst the property has five bedrooms, please note the maximum occupancy is eight guests.

Ground Floor:
Entrance porch
A large entrance porch with an outside storage room for bikes and/or boot room.
Entrance hallway
With a solid oak and glass staircase up to the living accommodation.
Wet room
With a spacious walk-in shower, wash basin and WC.

First Floor:
Mezzanine landing/hall area
Providing views over the garden and lake.
Open-plan kitchen, dining and sitting room area
Kitchen area
With an electric hob and oven, double ceramic sink, microwave, fridge freezer, dishwasher, washing machine and tumble dryer. Central island breakfast bar. A door provides access to the car parking area via an external staircase.
Dining area
With a dining table seating eight guests.
Sitting room area
With comfy seating, a wood burning stove, television and feature double height windows framing the superb view, a door leads out to the glazed balcony area with outdoor dining furniture.
Bedroom two
With a wooden beamed vaulted ceiling, a television and superb views from the bed over Lake Ullswater. This room has a 6' super-king size zip and link bed which can be made into singles on request. (Please note, the wood burning stove seen in the image is not in use).
Bedroom three
With another 6' super-king size zip and link bed which can be made into twin single beds on request.
Bedroom four
With a 5' king size bed.
Family bathroom
With an oval bath, separate walk-in shower, twin wash basins and WC.

Second Floor:
Bedroom one/principle suite
With a 6' super-king size bed, walk-in wardrobe, floor to ceiling glazing with doors out onto the mezzanine study area with sofa.
En-suite bathroom
With a large bath, separate shower, wash basin and WC.
Bedroom five
A separate room with 3' single bed suitable for a child wishing to be close to parents. The room has vaulted eaves with wooden beams and Velux windows. Through here, you can access the Games/TV room.
Games/TV room
With a sofa, large television and velux windows.

Outside:
Balcony with outdoor dining set for eight guests and two additional occasional chairs for enjoying the view.
The flagged patio area has garden dining furniture and parasol for eight guests and leads to a large lawn which extends down to the private lake shore and small jetty with two picnic tables provided. Camping chairs are stored in the garage for guests' use.
Garden furniture and charcoal barbecue provided. The barbecue can be moved to the garden, balcony or lake shore as required.
Access is via a gated entrance onto a tarmaced drive with parking for up to 5 cars and hard standing for boats.
