Just a 15 minute drive from Kangaroo Valley village, the home is tranquail and very private, with an outdoor entertaining area and firepit with the escarpment as the backdrop!

Where will I be?

Villa Arbosana is located a 15 minute drive from the Kangaroo Valley Village and just 2 hours from Sydney, Nestled between the breathtaking Kangaroo Valley escarpments, guests will appreciate the privacy of this property. The towns and villages of the Southern Highlands can be reached in around 30 minutes.

Villa Arbosana is a private, luxurious, contemporary home ideal for families or two couples seeking a premium stay in Kangaroo Valley. Architecturally designed, the outstanding design features include charred ironbark cladding, handcrafted sandstone blade walls and exceptional finishes. Not only is the home beautiful to look at, it is functional with seamless indoor/outdoor living, and so much more!

How is the property laid out?

In the main living area is an open plan space. The floor to ceiling glass walls make the most of the beautiful surroundings. A well appointed lounge room is separated from the gourmet kitchen, and dining table by a double-sided combustion fire. There are 2 bedrooms, one with king and one with 2 king singles, and a bathroom with a bath, shower and toilet. There is also a laundry with washing machine and dryer. Both bedrooms are positioned to have fantastic views of the surrounding bushland and escarpment!

WiFi, Netflix, Pay TV – will I have it?

Villa Arbosana has a smart TV. Please bring your own logins to access streaming services.

This property provides complimentary WiFi and a password will be provided in your pre-arrival email, or will be available at the property. Please note that even though the house has a reliable Starlink connection, neither The Holidays Collection nor the owner can guarantee 100% that the WiFi will work, and no compensation will be payable if problematic. If WiFI is critically important to you, please have your own backup plan.

What about outdoors?

The outdoors of Villa Arbosana are private and peaceful. The dining area opens seamlessly onto the deck, perfect for alfresco dining. There is a BBQ area and a firepit with breathtaking views of the surrounding valley and escarpment. Large, open grassed areas surround the house.

Please note: there is an unfenced dam on the property that is close to the house.

Staying warm or keeping cool

Villa Arbosana has ducted heating and cooling throughout. The bedrooms have ceiling fans for the warmer days. The living room and dining area has a double-sided combustion fireplace for cooler evenings.

What about sheets, towels and other supplies?

High quality sheets and bath towels are provided at Villa Arbosana.

Parking for cars etc?

There is parking available in the garage for 2 cars or ample parking on the driveway. Please do not park on the grass.

Is my dog or cat also welcome to stay?

What are the minimum stay rules?

Summer Season: Between 2 and 7 nights, depending on the property
Easter: 4 nights
Long Weekends: 3 nights
All other times: 2 nights

Are there any special Summer Season rules?

Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
