HOUSE RULES:

1. Parties, Smoking & Events:
No parties, events, or smoking anywhere on the property. This includes weddings, celebrations, or gatherings without written approval. Approved events must be arranged before booking, as pricing differs. Unauthorized events or parties will result in eviction, forfeiture of the deposit, and a $1,000 per-night penalty.

2. Noise Restrictions:
Quiet hours are from 10 PM to 7 AM. Please avoid loud music or disruptive noise at any time to respect neighbours and other guests.

3. Guest Policy:
Please include all guests in your booking, as all visitors are considered guests. The nightly rate is based on the number of registered guests, so bookings must reflect your actual group size.

Unregistered guests are not allowed without prior written approval. If your guest count changes before your stay, let us know — we’ll update your reservation.

Any unauthorized guests, even if they stay one night, will be charged $100 per guest, per night for the entire stay, deducted from the security deposit. This policy ensures fairness and prevents under-booking.

4. Check-In & Checkout:
Early check-in and late checkout may be available upon request. Early check-in is $50 per hour (max 2 hours early). Late checkout must be approved in writing; otherwise, a $500 fee or one full nightly rate may apply for unapproved stays past 11 AM.

5. Waste Disposal:
For stays over three days, please follow the garbage and recycling instructions in the house manual. Improper disposal may result in a $200 cleaning fee deducted from the deposit. For shorter stays, simply leave waste as is for our cleaners.

6. Supplies:
Basic supplies (toilet paper, paper towels, soap, and spices) are provided to get you started; guests are responsible for any additional items.

7. Property Damage:
Guests are responsible for any damage during their stay. Please report any issues upon arrival or during your stay to avoid liability. Unreported damage found after checkout will be assumed to have occurred during your stay.

8. Additional Charges:
If the total amount of rule violations, extra guest fees, pet fees, or any other additional charges exceeds the security deposit, the remaining balance may be charged to the card on file.

PET RULES:

1.Pets are not allowed on beds or sofas. Please do not leave them unattended indoors unless crated. A large crate is provided for your convenience. A $200 cleaning fee may apply if pet hair or damage is found on furniture or bedding.

2.Pets must not be left unattended outside. Please clean up after your pet; a $100 cleaning fee will apply if waste is left in the yard.

3.Keep pets quiet, especially during quiet hours (10 PM–7 AM). Excessive barking or disturbances may result in eviction.

4.Only approved pets listed in your booking are allowed. Any unauthorized pets found staying at the property will incur a $200 per-night, per-pet fee for the entire stay.
