Welcome to your home away from home in the tranquil Tramonto neighborhood of North Phoenix! This charming 2-bedroom townhouse offers a comfortable and convenient stay for families and groups. Enjoy the convenience of two living areas, each with a pull-out sofa, and all the comforts of home, including a fully equipped kitchen, in-unit laundry, and air conditioning. Situated near stunning mountain views, you'll have easy access to outdoor adventures while still being close to city amenities. This property is ideal for longer stays.

Property Details
This 2 bedroom condo is 1,100 sq ft. featuring an open style layout and located in prime North Phoenix. All the essentials are provided such as sheets, blankets, towels, bath and shower toiletries and laundry supplies for your entire group.

*Please keep in mind this home is only available for longer term stays, and must have a 30 day lease. If you have a shorter stay we may be able to accommodate you at one of our other properties. Please ask us about other properties that we may have available for shorter time frames.

**STAIRS ARE REQUIRED TO ACCESS THE UNIT**

Children supplies such as pack and play and booster high chair are available in the property!

Garage can accommodate 2 standard vehicles (2 smaller cars or 1 larger vehicle). Larger oversized vehicles and additional guest parking is available by registering with the community. No parking in front of the condo. No Commercial vehicle parking. Overnight street parking is NOT allowed. [RV/trailer Parking is not available.] [RV/trailer Parking is available.]

Pets are NOT allowed on this property
A $250 penalty fee will be charged if there is any evidence of a pet on the property.

EXPECTATIONS & POLICIES
We do our best to ensure guests have a 5-star experience. Guests will be provided with a start up supply of household items such as laundry soap, dish soap, paper towels, toilet paper etc so that upon check in you do not need to run to the store. If you are staying longer than a few days, you will need to purchase these items. Thank you!

Max of 6 of guests allowed. Additional guests above 4 up to the max are an additional fee.
No overnight guests.

When booking, please let us know how many guests will be in your party as well as how many vehicles you will have on-site, as well as the nature of your visit. With that info we can make sure the home is ready for your group and that you have all the necessary supplies, linens, etc.

Noise Policy
Noise ordinance set in place between 10pm-8am
LOUD PARTIES AND LARGE GATHERINGS ARE NOT PERMITTED.

Cleanliness Policy
We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. We by no means expect you to fully clean the property before you depart and instead request that guests clean up their spills and messes as they occur and remove any extra garbage that may build up during the stay. Excessive amounts of garbage and extra messiness may require an additional cleaning charge for our cleaning team.

If your trip is more adventure focused, the home is located near the Superstitious Mountains. Saguaro Lake, the Salt River and more.

If you are going to be traveling around the Southwest after your time in Phoenix, you can feel free to leave bigger bags here and use this as your base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2-4 hours. Take your carry-on and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit.

We do NOT have any control or authority over the community vendors servicing landscaping, pools or pest control. Services may occur during your stay and they have access to the common grounds only.

*Thermostats may have temperature limit locks (i.e. 72 deg.) to prevent being set at temperatures that may cause catastrophic damage in high heats or to help control out of the ordinary utility costs throughout the year.

*Pets are not allowed here.

- Any nonresidential use;
- Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule;

- Housing sex offenders;
- Operating or maintaining a sober living home;
- Selling liquor, illegal drugs or pornography;
- Operating a nude or topless dancing;
- Obscenity;

- Other uses prohibited by A.R.S. 9-500.39

As part of the check-in process, you are required to complete a guest registration form. This form will ask for personal details such as your name, contact information, and any special requests. The form must be submitted prior to receiving check-in instructions. By submitting the form, you acknowledge and consent to the collection and use of your information in accordance with our rental policies and applicable laws.

The house is a non-smoking, non-vaping property. Evidence of smoking inside the home will result in a $250 fine. Guests are responsible for picking up any exterior waste they create including evidence of smoking. Additional cleaning fees may be charged. Evidence of Marijuana left in the home will also result in a $250 fine.

This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $200, the tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

Guests will have access to the entire home including the private backyard, community pool/spa, and in unit laundry facilities.

Getting Around:
We HIGHLY advise having a car if you stay with us, and we have off-street parking available for you. Phoenix is a SUPER spread out city (50+ miles in all directions), so while we do have public transportation, it can take a while to get to your destination by bus.

Feel free to ask about distances, and we can let you know average drive times.

50% due at booking time
50% plus refundable damage deposit due 15 days before if your reservation is over 30 days.
