The Space:

Just one mile from the beach, this serene and spacious waterfront home in Southampton is a dream destination for families or groups seeking a blend of natural beauty and modern comfort. Set in the peaceful Southampton Cove community, the home offers generous accommodations and abundant amenities for every season.

- Living Room – One Sofa bed



Step outside and discover a private, nature-surrounded backyard that makes the most of its waterfront setting. Enjoy your morning coffee on the oversized deck with sweeping views, gather around the fire pit in the evening, or unwind in the hammock while the kids play on the swing set and slide. The private dock with a floating launch for kayaks or paddleboards, glows at night and features seating for dining al fresco by the water. A grill, corn hole set, and plenty of outdoor toys and gear make this a true haven for entertainment.



Family-Friendly Comfort

Traveling with kids is easy here. The home includes a pack-n-play, high chair, baby gates, toys, books and plenty of outdoor play equipment like a sandbox, ride-on toys and a play kitchen. Safety features like childproofed cabinets and gated staircases help parents relax while little ones explore. A low garden fence helps keep kids safely away from the water’s edge.



The home is set across two floors connected by an interior staircase, with private entrances to each level. Upstairs, you’ll find a cozy living room, a full kitchen and a dining room with beautiful water views. Downstairs offers another lounge area with a kitchenette, a king en suite bedroom, and a Florida room with views of the backyard. There’s also a laundry room with an industrial washer and dryer, perfect for longer stays. For fun inside, there’s a Baldwin piano and a professional ping pong table.



The home is tech-savvy too, with high-speed Wi-Fi, smart TVs, Nest thermostats, Lutron lighting, smart speakers in every room and a secure smart lock system.



Adventure-Ready Location

Whether you're into kayaking, paddleboarding, or boating, you're all set here. Jet skis are available to rent separately. When you're ready to head out, you're just minutes from the restaurants, shops and charm of Southampton Village and Sag Harbor.

IMPORTANT NOTES:

- The primary renter must be at least 25 years old.

- Some backyard furniture is stored in the garage and screened porch during the off-season.

- There is a nest doorbell by the front door entrance.

- There are three nest cameras affixed to the outside of the home.

- They face the driveway and sides of the property for security and safety.

- The Nest Max Hubs on both levels have video call capability but can be freely unplugged by guests.

- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.

- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.



Other Things to Note:

Cancellation Policy

- Bookings canceled at least 30 days before the start of stay will receive 100%.

- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

- Please note: This cancellation policy is not applicable for HVMB guests.



Guest Insurance

Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry free stay!
