The Space:

This comfortable house is designed for a relaxing getaway with friends or family, offering a variety of amenities that make it perfect for both short and long stays. It features a spacious living area, modern kitchen, and outdoor entertainment spaces, including a private heated pool and putting green.



- Living Room: A cozy area with a smart TV, comfortable sectional, and an indoor fireplace, ideal for evening relaxation.



- Kitchen: Fully equipped with modern appliances including a stove, refrigerator, microwave, dishwasher, and a coffee maker. A dining table for six offers a perfect spot for family meals.



- Bedrooms:

Master Bedroom: A king-size bed with plush linens and an end-of-bed bench, along with an en-suite bathroom.

Second Bedroom: A full-size bed, cozy and comfortable for a restful night’s sleep.

Third Bedroom: A queen-size bed with ample space and natural light.



- Bathrooms: Two modern bathrooms. The first features a shower, while the second includes a bathtub and shower combination.



- Outdoor Area: The backyard is a private, fully fenced area with a heated pool, putting green, and a covered patio. Relax on the loungers or gather around the patio seating for meals.



- Heated Pool – Ready When You Are!

The pool can be heated for an additional fee of $125/day (minimum 2 days). Please request it at least 36 hours before you check in. If you are staying with us for 7 days or more, we offer a discounted rate of $95/day.

Getting Around:

- Nearest Airport: Phoenix Sky Harbor International Airport (PHX) - 16 miles away, about a 25-minute drive.



- Free parking is available on-site, with a keypad entry for easy access to the garage. The garage remote is located inside the drawer by the oven for convenience.



- Public transportation options are available within a short walk, giving easy access to the surrounding areas.

GUEST RESPONSIBILITY

• Guests are financially responsible for any damage, loss, or additional costs that occur during their stay.

• This includes, but is not limited to, property damage, missing items, and excessive cleaning fees.

Your reservation is NOT confirmed until TRUVI is completed within 3 hours of booking.

HOUSE RULES – TRUVI REQUIREMENT

TRUVI VERIFICATION – REQUIRED



We use TRUVI as part of our mandatory guest screening process. This requirement applies to all guests.



• The TRUVI application must match the primary guest name on the reservation.

• TRUVI must be completed within 3 hours of booking confirmation.

• For last-minute bookings, TRUVI must be completed immediately.

• Your reservation is not confirmed and access will not be provided until TRUVI is successfully completed.



Through TRUVI, guests are required to:



• Verify a valid government-issued ID

• Provide a matching credit card

• Sign a Rental Agreement

• Pay a non-refundable $50 damage waiver, which covers accidental damage during your stay



Important Cancellation Policy Related to TRUVI



If TRUVI is not completed, you must cancel the reservation yourself within 24 hours of booking to receive a full refund (if eligible under Airbnb policy).



No refunds will be issued for cancellations due to refusal, delay, or failure to complete TRUVI after that time.



We will not cancel reservations due to guests not reading or agreeing to this requirement.

NO PARTIES OR EVENTS

• Parties and events are strictly prohibited per state law and local STR regulations.

• If a party is detected, you will face the following consequences:

• Immediate removal from the property without a refund.

• Loss of your deposit.

• Additional charges for damages, cleanup, and fines may apply.

• Excessive cleaning charge starts at $300 extra. If reported by our cleaners, we will provide photos as evidence. Please ensure you leave the property tidy—dispose of trash properly and avoid leaving dirty dishes or clutter behind.



NOISE & QUIET HOURS

• Quiet hours are from 10 PM to 8 AM to respect our neighbors and comply with local regulations.

• No outdoor or indoor music after 10 PM.

• Excessive noise is subject to fines and could result in eviction.



RESPECT OUR NEIGHBORS

• This home is in a residential neighborhood with full-time residents.

• Guests are expected to be respectful of neighbors by keeping noise and activity levels reasonable at all times.

• Complaints from neighbors may result in eviction without a refund.



PARKING POLICY

• Do not block the sidewalk — this is required by city ordinance.

• You may park in the driveway.



NO SMOKING POLICY 🚭

• Smoking and vaping are prohibited inside the home.

• Violations will result in a $450 cleaning fee for odor removal and deep cleaning.

• Smoking is permitted outside, but all cigarette butts must be properly disposed of.



GUEST COUNT & VISITORS

• Only registered guests are allowed on the property.

• Each unapproved guest will result in:

- A charge of $150 per extra guest.

- Possible termination of your stay without a refund.

• Hosting outside guests for parties, events, or large gatherings is strictly prohibited.



LATE CHECKOUT POLICY

• Check-out time is firm and enforced.

• Late checkouts will result in fees as follows:

- $75 fee for every 30 minutes late.

- After 1 hour, you will be charged for an additional full-day rate.



THERMOSTAT POLICY

• Please do not set the thermostat below 73°F to prevent the A/C from freezing up or shutting down.

• If adjustments are required, please contact the host. Extra fees may apply for unauthorized changes.



NOISE MONITORING

• We use MINUT Noise Monitors to ensure a peaceful stay. These devices detect noise levels but do not record conversations.

• If noise exceeds limits, you will receive one warning.

• Continued noise disturbances will result in:

- Fines for excessive noise.

- Removal from the property with no refund.



MAINTENANCE & UNEXPECTED ISSUES

• We do our best to ensure all amenities, appliances, and equipment are working perfectly, but it’s important to remember this is a home, not a hotel.

• Occasionally, there may be issues with:

• Appliances (dishwasher, washer/dryer, refrigerator, etc.)

• Pool equipment (heaters, pumps, etc.)

• Games or electronics (shuffleboard, smart TVs, etc.)

• If something stops working, we promise to respond as quickly as possible. However, refunds are not provided for maintenance issues or temporary outages.



POOL SAFETY RULES

• No lifeguard is on duty. Children must be supervised at all times.

• Never leave children unattended near the pool or hot tub.

• An adult must always be present when children are swimming.

• In the event of an emergency, call 911 immediately. If trained, begin CPR while waiting for emergency services.



COMMUNITY NOTICE

While you’re on vacation, our neighbors are not. Please remember that this is a residential area with full-time residents. Respect for the community is non-negotiable. Excessive noise, unauthorized guests, or disruptive behavior will result in fines, eviction, and possible legal action.
