WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-This is not a pet-friendly home.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
This unit provides live television through the Hulu app.
The AC is controlled from a wall thermostat on the upper level and is delivered through ceiling vents in the upper hallway.
The main-level fireplace is gas. Wood is not needed.
This unit has a propane grill; propane is supplied.
No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway:
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS. Additional parking is available in the overflow area across from unit 11, an easy walk to the house!
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the -space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door does not require climbing steps.

Trash and Recycling
-You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

Disclosures
-A signed rental agreement is required for all reservations
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Ski Trip

Great spot for family get together. Views of the Presidential Range. Easy access to the ski slopes. Only 2 cars allowed to park at house, but overflow overflow parking was a few steps away Would rent this home next ski season.

Our family vacation

Another great family vacation. Love that the rooms had queen and king beds and a bunk room. Some many bathrooms! Kitchen stocked for all our needs. Location was convenient to both Storyland and Santa's Village. Beautiful views all directions. Would have liked one more tv in upstairs bedroom. Hosts were very very responsive. I had ? about gondola rides and was immediately sent the link to book.

Beautiful Home

My family and I stayed here while attending a wedding at the Omni Resort. The house was spacious, and had all of the amenities we needed (irons, ironing board, blowdryers, coffee makers, blenders etc. etc.)to make our stay comfortable. It is a beautiful home, the views are spectacular, we wished we could have stayed longer!! Bretton Woods vacations (the property management company) is also to be commended for their customer service...we had no problems to speak of, but I had many questions and they were very responsive and helpful. THANK YOU

Ski stay

Property was generally quite nice and suitable for our group of 10. I brought a crockpot and am glad I did because there didn’t seem to be one. Not many games or cards, etc so bring your own. We liked the location a lot but snow was short so more walk in than ski in. With more snow, this would be really good.

Bretton Woods

The condo was clean and spacious. We had 11 people with us and we had plenty of room. Upon sitting at the dining room table our first evening we noticed 2 of the chairs were broken, I contacted the manager and they responded immediately. Clear directions and expectations, we do wish the trash was closer but at the end of the day not a big issue. Kitchen was well stocked!

Very nice house! Great mgmt company!

We were a group of 4 adults and 8 kids. Mixture of family and friends. There was plenty of space to spread out. We were unable to enjoy the outdoor space due to deck construction but the mgmt company worked with us to accommodate. I have rented many many houses thru Vrbo over several years and I must say this company was absolutely top notch. Emails and texts were answered almost immediately. We needed fans since no AC and a heat wave and fans were there within 10 minutes. I had questions and they were answered immediately. So yes great experience all around!!!!! TEN stars!

Visit to white mountains

This property is nice in size for large groups, very clean and nice neighborhood. The one thing that I didn’t like was that the deck is under construction and there is no space to really enjoy the outside no chairs or table for the cook out, also there is no AC

BOOKINGS AND RENTAL AGREEMENTS
-Guest will be required to sign a rental agreement. You can view a sample agreement on our website. Access code will not be provided without a signed agreement.
-Cancellation policies are followed strictly to ensure fairness to all guests and owners. Please note that there will be no exception to these policies, for any reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to protect their purchase (or not) and to understand the cancellation policy on the reservation. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.

CHECK-IN AND CHECK-OUT
-Check-in: Any time after 4 p.m.; Check-out: 11 a.m. Unauthorized early arrivals or late checkouts subject to an hourly fee. Early arrivals and Late departures subject to availability and approval.

PARKING AND DRIVING
-Parking Limit: 2 Vehicles are allowed to be parked at the house. Additional vehicles and/or other vehicle types including trailers and RVs are subject to approval and may be required to park at designated overflow parking areas.
-Guests must follow posted speed limits out of respect for the safety of our community, children and pets.

OCCUPANCY AND PETS
-Absolutely NO PARTIES without authorization.
-No Unauthorized Guests or Pets: Guest and pet count must match the number in your reservation. Please contact us if the number of guests or pets has changed or if you have guests visiting not included in the guest count. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds.
-A nightly fee for additional guests may apply if the actual number of guests exceeds the standard occupancy of the property but does not exceed the maximum occupancy.

-This property does not allow pets.

NOISE
-Quiet Hours: From 10 p.m. to 8 a.m., please keep disturbances to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A fee may be imposed for violations of these rules.

TRASH, PESTS, AND SMOKING
-We are in Bear Country! No trash or food is to be left outside at any time. Fees may apply.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
-No smoking inside the unit; $250 fee for violation.

FIRE
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
