NO PARTIES ALLOWED STRICT NOISE ORDINANCE IS ENFORCED. FRIENDLY ELDERLY NEIGHBORS ON A QUIET STREET. This recently renovated 2 bedroom, 1 and 1/2 bath home is situated on a Quiet waterfront cul-d-sac. Enjoy the view of the beautiful Cotee River from the huge living room picture window. Sleep well on the king size bed, and the second room has 2 twin beds that can be put together to make another king. Have some drinks and watch TV inside our large screened in bar / game room while enjoying the water view. Kayak and fish from the dock! Kayaks and light fishing equipment is provided! Kayak to historical downtown Newport Richey. Enjoy all of the antique shops, great bars, craft breweries, restaurants, theater, nightclubs and rooftop bar and fine dining. No parties allowed. Strict local noise ordinance is enforced. Owners reside very close by so if you need anything We are only a phone call or a text away could be there in minutes!! * As always furry friends under 50 pounds are welcome please be sure to pay the pet fee as my cleaning service charges me more when there are signs of pets. Nice, clean place.

Cleanliness and comfortable beds are a priority for me when traveling. This place was perfect. We really only used the house for sleeping and showering, as we were visiting with friends in the area. We didn't get a chance to use the backyard, but it looks like a nice place to just sit and watch the water.

Just what we needed

This house had everything we needed. Fenced in yard, washer/dryer, quiet street, all household supplies, etc. The owner is very responsive to communication. We really enjoyed this house.

Great Vacation

My family and I had a great time at this property. We were able to take our boat and access the ocean so we were very pleased with that. We had one small issue while we were there, but the Patrick responded to us very quickly and we were all good!!! Very close to downtown New Port Richey and there are some really cool bars and restaurants. If you do take a boat, the river gets pretty shallow during low tide and if you have a T-top the 1st bridge headed out to the ocean is low so high tide can get you. Overall, we had a great time and would definitely stay again.

Home away from home

We felt right at home at the house. It was also very easy speaking with the owners, they were very responsive and friendly. We definitely would visit this house again. My son absolutely loved fishing in the kayaks. We enjoyed riding the bike and sitting on the porch listening to the birds. The neighborhood is very quiet. We absolutely loved it.

Nice house with kayaks

The house was nicely done, clean, and lots of different places to sit/hang out which would be extra nice if you had a larger group. Check-in was super easy and in a quiet neighborhood. The house is right on a canal and it was fun to use the kayaks during our stay. The yard itself needs a little TLC, but otherwise great and nice that it's dog friendly. We also walked down to restaurants/ brewpubs several times during our stay.

This property was perfect. I stayed there with my sister and two dogs. We especially enjoyed the screened in porches and playing with my dogs in the fenced in yard. It was very clean and the beds were so comfortable. I will definitely stay here again.

I was so excited to find this property 1 block from my brother’s home in New Port Richey! Patrick was extremely responsive. My 3 teens enjoyed taking the bikes around the neighborhood. Very quiet neighborhood. We’ll definitely stay again when visiting family in the area.

Awesome spot!

Patrick is very responsive and clearly cares about his guests. We were able to fish off the dock while cooking hamburgers on the grill, which was nice and relaxing. The place was PERFECT for my niece and nephews, who enjoyed canoeing/kayaking on the river. We kayaked all the way up to Sims Park, where we got to dock and let them play on the playground and then get ice cream. The house is also across from James E. Grey Preserve - we were actually able to kayak to the middle of the preserve and go for a quick hike. It was all AWESOME. Had we stayed elsewhere and rented the canoe and kayaks, it would end up being more expensive overall and a huge burden with transport and storage so staying at Patrick's river home was really a no brainer. We would love to stay again and totally recommend the experience.

Come to Fla every year to visit family

This was a wonderful place to stay. Reasonable in price, clean, comfortable with everything we needed and more. Located just a few miles from center of town. New Port Richey has become a bustling little Fla. town. Beautiful city park, great restaurants and bars and lots going on.Our dog loved the property; big screened room to lounge in--fenced yard. We really didn't have to go outside the porch to have a great time. Patrick is fabulous host. Accessible and attentive to our needs. Patrick has several great places for rent and each one is reasonable to rent; each has it's own theme. Best bang for your buck. We have made reservations for our yearly trip next year. Thank you Pat and Maryann for all your hard work!

Peaceful retreat

My husband and I spent the month of March 2023 at the home and we couldn't of been happier with the house and location. It was very clean and everything we needed was provided. The house is cute and cozy, and the king-size bed was super comfortable.Lots of spaces to relax including the porch- a great spot for breakfast and dinner! The converted garage was a good spot to hang out, read and do some exercise. It was about a mile and a half walk downtown to Sims Park, which is quite lovely and a popular place to walk dogs. Our dog LOVED it! The house was also close to some other local parks with trails, beach areas and mangroves. We enjoyed the location as it was very quiet and opposite a nature preserve from which you could hear barred owls and pileated woodpeckers!! Overall it was easier to negotiate NPR rather than towns farther south which are much more congested. And Patrick was a terrific host! I can't emphasize enough how attentive he was to any issue ,which were few. He replaced a tube in a bike tire and got the grill going when we had a little issue with starting it. The backyard was a perfect place to read on a warm day. The neighbors are friendly, too. We liked having the Cotee River right outside our window and enjoyed kayaking around; there' was always the hope of seeing a manatee! NPR has a nice downtown area, and this property is a gem in a town that doesn't feel like a tourist mecca. The month was over too fast because we felt right at home. We would love to come back!! l

Florida Winter Getaway

We stayed in the home for the entire month of February. Our experience was great! Patrick is a wonderful host. The home location is great. Very convenient to go to downtown New Port Richey. Kayaking was spectacular. Saw much wildlife paddling around the Cotee River. Very convenient to get to shopping, beaches, golf courses and numerous parks. Would definitely stay in the home again!

Quiet little central spot

Nice clean property . Lots of space . Nice kitchen . The screen in area is perfect for sitting outside any time of year ! Lots of games and a tv! Little bar out there! We sat out and watched tv in evening . We didn’t use any fishing poles or the canoe and kayaks but they were there. We went to see manatees and took an airboat ride as it was a stop over to a cruise . Great little place!

This home deserves a glowing review. Can certainly see why Patrick is a Premier Host. Any questions were answered quickly. Home was VERY clean. Comfortable bed. Kitchen was well stocked with all the needs for meals. Great layout and newly updated. Neighbors are nice and area is quiet. Our fur baby enjoyed the fenced yard. Fishing was enjoyed off the floating dock. Location is great for shopping, restaurants, and beaches. Will definitely stay here again. This is a gem!!!

This property is very quiet and overlooks a beautiful river that leads out to the gulf of Mexico. This property is also minutes away from historical downtown new Port Richey where there are so many things to do such as theaters, rooftop bars, night clubs craft breweries, antique shops and a beautiful Park with a splash pad for children and a huge stage with concerts on the weekends. Many festivals are held at Simms park as well!! Also some of the best fishing in the state is done right here in Newport Richey. You can use our kayaks or canoe to downtown or use our bikes!!!

This home that is situated on the Cotee River will not disappoint you. Launch our kayaks directly from the backyard and within a few hundred feet you will feel as if you are in the middle of old Florida and view wildlife and amazing foliage that is unable to be seen From land. You can kayak to the open Gulf of Mexico and explore small islands! This property is truly a kayaker’s dream come true!! My family personally likes to night fish off of the floating dock. Tiki torches are provided to enhance your night out sitting by the water. There is plenty of room to park your boat trailer on this property. As there are two boat ramps within a couple miles away, after you launch you could keep your boat directly in the backyard of this rental. Please note there is a bridge so height could be an issue but only for high boats with T tops. we will try to accommodate any request you have, DONT BE AFRAID TO ASK!!!!!!!
