Nestled on 16 beautiful acres in the heart of beautiful Avila Valley, it is surrounded by rolling green gardens, lush vineyards and mature California Oak Trees. This single, story modern ranch style retreat has been completely remodeled with floor to ceiling glass windows to create a calm stylish ambiance that invites you to connect with nature. Come in, sit down and begin enjoying this wonderful stylish scenery yet homey retreat.

The main house is 5000 square feet with two master suites with private bathrooms and 2 additional bedrooms. The Master suite has a rounded glass window with a soaking tub with internal views that offer lush hay meadows and beautiful vistas with oak trees in all directions. There is private terrace off each suite with sliding glass doors so you can enjoy your morning coffee on the flagstone patio overlooking the beautifully landscaped grounds, there is plenty of room to take in that clean crisp air.

There is a game room with a classic Brunswick regulation pool table, foosball table, darts, bar area and large craftsman hearth fireplace to warm the room. It opens up to an outdoor kitchen, living area with BBQ and propane fire table.

The open concept gourmet kitchen has a beautiful 14 feet waterfall island, that is custom made for culinary teaching experiences. The island can seat seven people, and the kitchen farm table seats another eight comfortably. The formal dining room invites the outdoors in with its surrounding glass windows and seats additional ten guests.

The guest house is 1200 square feet with 2 bedrooms, living room, full kitchen and washer/dryer. A master suite with walk in closet and attached bathroom. A kid’s loft that contains 2 bunkbeds.

Sustainability
Hope Ranch is using clean renewable energy with a very large solar system. The Estate is equipped with Tesla charger for your use.

Wellness & Relaxation: The estate is a place where it is easy to focus on self-care.

Physical health: Gym equipment with rack and pulley system, treadmill, stationary bike and yoga mats.

Mindfulness: The sunrise meadow is a perfect place to meditate and do yoga in the morning.

Relaxation: Each room was designed to connect you to Nature. Every room has access to the outdoors with its own patio, and large windows to soak in the scenery with views of the rolling hills and vineyards. The 16 acres offers 3-sided barn, 5 car garage, pastures, paddocks, horse trails and room for your RV, boat and horse trailer. You can keep the kids entertained with the onsite walking trails and easy access to the Bob Jones trail nearby. There is a seasonal pond and a place for future pool and tennis courts.

Beautiful Setting for a Family Get Together

Our family had a great time at this property. It’s a beautiful house on a beautiful lot with great views. There’s some general maintenance that needs to be completed but it didn’t affect our stay.

Great place but needs some updates

This is a big property with several master suites and a huge kitchen. It has several outdoor seating areas and it’s very close to Avila and the beaches. We had a nice stay even though the property needs some updates.

Reviewer Comments: We had a wonderful time at the Hope Ranch at Avila Valley, we were originally looking at staying in Avila Beach, but due to some construction our plans changed, and I'm so glad we stayed here instead. The place was very well located off the high way, and we had easy access to Pismo Beach, Avila Beach, SLO downtown, and made it into Paso Robles one day and the location was much nicer than the beach itself. The place was huge, and there's a gorgeous view out of the master bedroom where we stayed, loved the large soaking tub that I used one night, and the kitchen was massive and freshly redone. There's a ton of outdoors space, and we sat outside with wine one night and just looked at the stars. The hosts were extremely responsive and helped us switch places when they found out about construction and overcame a huge amount of hurdles for us to do so. I can't believe how accommodating they were. While we didn't end up needing anything on property, they still checked in a couple times via text to make sure everything was good. Great experience!

Great place for large group

Our extended family of 16 had a fantastic time at Hope Ranch. Everything was easy, and the place was spotless. Lots of great communal areas, and also enough spaces for people to do their own thing.

Love the nature of it all.

Beautiful setting. It’s mon 16 acres so yes some is a bit overgrown but plenty of landscaped areas for the kiddies could run around and the setting was beautiful. We saw squirrels rabbits a lizard a frog and loved it all. Very peaceful.

Amazing Avila

We had an amazing time at Hope Ranch celebrating our son’s Cal Poly graduation with family. We loved the space and amenities and of course the views! We brought in dinner from Giuseppe’s and Taste and enjoyed eating at the dining table for 10. We loved the corn hole, ping pong and pool table, and awesome patio seating. Loved our time and owners were very communicative and accommodating.

Family vacation to celebrate Papa

This home is great for multiple family members and ideally located off of the highway. We loved using the kitchen for all of our meals. We also used the grill and Loved having two dishwashers and ovens! The dining table was perfect for our group of 10. The grounds are beautiful and the kids loved riding their bikes on the huge driveway. Our only disappointment was no treadmill as stated in the listing. We highly recommend this beautiful home!!!

Family getaway

We had a wonderful time staying at Hope Ranch. The house was very clean and had a well equipped kitchen (no spices but we always bring our own so it was fine). Some of the furniture is a bit tired but even that was no big deal…we had everything we needed and the furnishings suited our needs just fine. The location is wonderful, easy to hit Hwy 101 and the beach is very close by. There was excavation work in the neighborhood but if didn’t interrupt our sleep and was over early each day.

We bbq'd a couple of nights and dine al fresco outside which was beautiful. Management was very responsive generally to any issues, which were minor. The air conditioning in the guest house wasn't working properly, but it wasn't a problem at night since temperatures cooled down anyways. Overall, highly recommend.

Our Time at Hope Ranch

The house was big and spacious enough for our family. There were some items that needed repairs. Example: the fooz ball table had parts that kept falling off, there was a ceiling area in the pool room that had water damage (with part of the ceiling hanging down), we found a screw in the carpet along with a very sharp piece of metal (which was picked up and put up on the counter), we never could figure out how to turn on the outdoor string lights, one oven didn’t seem to work, and we never found the hiking trail on the property. Overall though, we had a great time celebrating an 80th birthday. The property’s location is very close and convenient to many favorite locations we like to visit in the SLO area.

Reviewer Comments: My first thought was “can the home be as amazing as the pictures make it look?’ Well, the answer is yes, and it was even better in person. The property description was spot on regarding location, layout and amenities. But really the photos and description don’t do it justice. The place is even more beautiful once you are there. You have to walk around the property and take it all in to fully experience the beauty of the land and the ranch. When we arrived, the interior and exterior of the home was immaculately clean and beautifully furnished. Every bedroom had a unique and comfortable style. There was plenty for everyone to do - the kids enjoyed the pool table and ping pong table while the adults enjoyed walking the garden and tasting the area wines. While the location of the ranch is close to many excellent restaurant choices, we enjoyed cooking meals in the gorgeous and well-stocked kitchen. The owners/management company were very accommodating and quickly responded when we inquired about area attractions or where to find things in the home. The entire family had an amazing stay, and we will definitely be back.

On Thanksgiving Weekend, I Hope the 2 Ovens Work

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: A beautiful location near Avila Beach with plenty of space and privacy. Our family rented this property on Thanksgiving Weekend to prepare a traditional Thanksgiving Meal together. The photos include pictures of a large kitchen with two ovens as well as a guest house with an additional oven. Unfortunately there were a number of maintenance issues and we had to contact property management because both oven doors were broken preventing the ovens to heat up to appropriate temperatures. The "solution" was to place an extra piece of moulding at a diagonal between the island and the oven doors. The outdoor string lights and fireplace didn't work as well as the keypad to the guest house for entry. The primary bedroom's HVAC unit either didn't work or didn't control the nest unit properly because the room was 54 degrees at night. There was a lot of damage to the ceilings in the game room and there were many light bulbs out in many of the rooms on the property. If the maintenance issues are resolved, I would be able to recommend this property to a friend.

Reviewer Comments: Overall we were happy enough and the property met our needs, but there were too many negatives to recommend this rental property.The good:Kitchen was excellent, views are great, property is big and private, landscaping is great, beds were comfortable, fun driveway for the kids to scooter around.The bad:At night the patio turned into mouse/rat city! We lost count of how many we saw (75+ sightings). They were running all along the exterior walls, in and out of drains, the bbq, and outdoor couches. We were able to deal but it was really disgusting. We spent time sweeping up droppings before we could enjoy the patio.Door knobs throughout the property were loose. Screen door by the pool table fell off the tracks and on to my 4yo son.We couldn't find any bags for the joke of a Cornhole set. None of the pool cues had tips on them so the pool table was unusable-very disappointing.We were unable to turn on the outdoor string lights using the directions provided.We were bummed the outdoor fireplace wasn't working.In the guest house the railings on the top bunks had been broken at some point and were barely hanging on so we didn't feel comfortable having any of our kids sleep up there, reducing our number of beds available.There was no functional hose on the property, just unusable ones.Most of the faucets have scalding hot water, except the guest suite in the main house couldn’t ever really get hot water.Windows were all very dirty.There were multiple large spots of water damaged drywall in the main house (ceiling in the pool table area, and next to the window in front of the kitchen sink).We still had a good time at the property but overall we were disappointed the house seems to be falling into a state of disrepair. We had much higher expectations considering the price of this rental. Based on all the negatives I can't say I would recommend this rental to friends or other guests, which is

The kitchen in the main house is stunning and boasts a beautiful 14’ island which was perfect for evening cocktails and appetizers. We had a wonderful family dinner in the dining room. Everyone boasted about how comfortable the beds were and feeling rested after our first evening there. My 7-year-old loved the bunk beds in the guest house and slept very peacefully, the kids’ books were a bonus. The mornings were beautiful with so many sitting areas to enjoy coffee and simply relax. We also took walks around the area and appreciated the rolling hills and lovely adjacent homes. We really enjoyed the game room with the variety of entertainment options such as pool, foosball, various board games and a very large television and reclining sofa. There was access to a courtyard with string lights from this game room which was very charming. The location is excellent with very close proximity to the beach, wineries and local restaurants however it is tempting to not leave the property given its incredible views, especially the sunset. The property featured many other things we did not have a chance to utilize such as the gym equipment however it is available. The garage is extraordinarily large for multiple cars which was ideal for us given we had a total of 4 vehicles and all of them were accommodated perfectly in the garage. We had no issues with check-in or communication with the hosts. We look forward to our next stay in Paso at Hope Ranch and are so grateful for the experience and memories we will carry with us.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Spacious home with plenty of space for our family of 10 with great landscape and views. However, multiple things weren't working, in the gym, for instance, though advertised as available. A list was sent to Seven Sisters.
