House with large terrace in the heart of the old town of Hyères

Translation in English at the end.<br><br>The house is located in the heart of the old town of Hyères, on the heights, in a small picturesque street a few dozen meters from the Place St Paul.<br>The area is quiet and car-free, nice and close to all shops which are 200/300 meters away. The sea and beaches are 15 minutes away by car.<br><br>The house is totally private, as well as the outdoor spaces.<br><br>Once through the door giving access to the street, and after a few steps, you will access a beautiful and large terrace of more than 80 m2 surrounded by old stones and vegetation where you can have your meals. A second balcony terrace allows you to access the house and discover a spacious living room with access to a Provençal style kitchen. On this floor of the house there is also bedroom 1 with a double bed, as well as a bathroom and a separate toilet. On the upper floor there is the independent bedroom 2 with a double bed and an office on the mezzanine. If the heat is too great, you can use the air conditioning.<br><br>The environment is very pleasant, 2 steps from the Villa Noailles and the Place Massillon (pedestrian square with restaurants and shops). The St Bernard park and Ste Claire are in the immediate vicinity as well as the scrubland which starts a few hundred meters away with many hiking trails.<br><br>This house will please you if you like old houses, with stone walls, and village atmospheres. It is a simple house, away from traffic and with a quiet atmosphere.<br><br>The house is not recommended for people with reduced mobility due to its pedestrian access through steep alleys and several steps inside the house. <br><br>Parking is possible either at the small St Paul public parking lot (50 metres from the house, about twenty spaces), or at the Vinci Clémenceau paid parking lot (about 10 minutes walk), or in the streets and public parking lots of the district depending on availability (it is preferable to park in the Clémenceau parking lot). Other outdoor stair steps will allow you to access to another terrace from wich you will enter into the house. <br>There you will discover a more than 30m2 living-room that communicates with a separated Provence style kitchen. At this level there is also a bedroom with a 2 persons bed, a bathroom and toilets. Above you will find a bedroom with a 2 persons bed. Above again, there is a mezzanine with a 1 person bed and a desk. <br>The air can be conditioned in the living room, in the bedroom and in the lounge.<br><br>This home will suit to those who love old buildings, stone walls and village atmosphere.<br><br>The house is not rerecommended for people with limited mobility since the access is only by walk or by bike on stoping alleys and a few steps in the house.<br><br>Cars can be parked either at Saint-Paul free public parking lot with a few parking spaces at 50 meters from the house, or at Clemenceau or Gambetta private parking lots with much more parking spaces.<br>
