Our large and sunny balcony furnished with tables, chairs and awnings is one of the most popular highlights.

The numerous reviews from our guests, all fully positive, tell of the experience of an exciting immersion in Italian life.

Everyone likes the Appio Latino neighborhood. It is central, served by the main subway line and with its typical stores and restaurants, green parks and relaxed atmosphere rich in history (catacombs from the first century A.D.) offers our guests a full immersion in Italian and Rome culture.

The house is spotlessly clean and welcoming. It can accomodate up five people.
A 15-square-meter sunny balcony, equipped with tables, chairs, deck chairs and awnings, will allow you to eat outside. This is one of the strengths of our house.
The reviews describe it better than we could.
Our management is attentive and thorough, It is us (me, my wife and our children) who will welcome you into the house and tell you how to best enjoy your Roman experience. In front of the wall map of Rome, we will show you how to quickly reach every tourist attraction. The wall map will also become a very useful tool for you to plan your visits. If you want to know about typical restaurants for local people, we will point out the two or three best addresses for quality and price.

The subway station is around the block (three-minute walk or less).
It will be very easy to visit everything else in central Rome (Colosseum, Roman Forum, Pantheon, Piazza Navona, Spanish Steps, Trevi Fountain, Vatican City, Vatican Museum).

Lovely place, great host who met us there for check in and gave us some great tips. Very close to the metro, which made getting around very easy. A wonderful home away from home. I would definitely recommend this property for your stay in Tome

My husband and I really enjoyed our stay in Casa Roma-Incantata. The apartment is beautifully decorated and includes all amenities for a comfortable, relaxing vacation. After our busy days visiting Rome's historic center, we looked forward to returning to the quiet apartment and dog-friendly neighborhood with its many shops and restaurants. Fernando was available for any questions we had, and he arranged for a taxi to the airport when we departed which was very helpful..
Enjoying coffee and pastry on the balcony.
The clothes washer was much appreciated during our 9-day stay.

Rome adventure

The host went out of his way to make our stay enjoyable and relaxing. His ability to speak English was refreshing. He helped with how to get around and things to see. Local restaurants and grocery were easy to walk to. Residents in the area were friendly.

Fernando is a great host. Very kind and quick to reply to any queries. The flat is in a lovely residential area with lots of supermarkets and fabulous cake and bread shops. The metro is nearby and a quick trip into central Rome. There is also a bus that takes you into the city No. 87 which is like a tourist bus, it takes you round the Colosseum which was a thrill. Thank you so much Fernando for looking after us.

We stayed in this beautiful and very clean apartment for 10 days. The large balcony was nice to sit and enjoy in the evenings. It was very convenient to the Metro Station, restaurants, bars and shops. We felt safe and at home away from home.Our welcome from Fernando and family was warm and inviting. We appreciate all the tips, suggestions and transportation arrangements he helped us with. Wonderful Stay with Exceptional Service

From the moment we were welcomed at Roma-Incantata by Alessia at the door we were very impressed. Alessia took her time to explain the main sites, bus and train routes, and even took the time to look over my agenda with me and make suggestions. From the time I booked through the end of our stay, Fernando was very responsive to my questions. Apartment was very clean and layout is perfect. An added plus is how close the Metro is to the apartment.

Fernando was amazing. He gave us a tour of the place, which is by the way, a truly nice home. It’s very clean, and everything you need is there. This is a gem of an apartment - comfortable, spacious, spotlessly clean and located in a bustling and lively area from which you get a real local’s experience. Leonardo and family were great hosts - clear communication, lots of great tips and guidance and on hand to help wherever necessary. We had a fabulous time!

A must stay!

From start to finish, our stay was perfect!! Fernando was an amazing host and so unbelievably helpful! Our luggage was lost at the airport and Fernando made sure we were able to get the necessities we needed til it arrived. He was waiting for us upon arrival to the apartment, gave us ideas for local places to eat and also places to shop for tolietries, etc. He was also very helpful meeting with the airport to deliver our luggage so we could enjoy our trip. Lastly, he was in consistent contact with us throughout the trip! The apartment is in a great central location where you can catch the metro (5 min walk) to get to tourist destinations. We would definitely stay here again. We traveled with 2 adults and 2 children. Must try bakeries across the street for coffee and pastries!

We stayed at Fernando s apartment for two weeks we were picked up at the airport by Fernando s driver that he arranged and for the trip back I highly recommend it the apartment was everything we hoped it would be super clean close to metro and bus stops which was great to get to all the sites you want to see steps away from restaurants and supermarkets 🍷 so if you want to stay in to eat. Another wonderful thing was when you were tired of all the crowds you were able to get away from it and relax in your apartment home away from home with amazing new memories of Italy ❤️

What a beautiful, spacious, and conveniently located apartment. Our family of 4 was very comfortable here for our one week stay in Rome. We have been renting vacation homes for years and this was by far our best experience to date. After booking, we received a comprehensive information package that covered so many helpful topics. The property owners were always readily available for any questions we had. Upon arrival, Andrea greeted us warmly and even gave us a tour of the neighborhood with recommendations. The apartment was spotless...everything was so clean it felt brand new. Fernando went out of his way to come by to meet us before our departure. Honestly can't say enough about how wonderful staying here was. Highly recommend! Grazie per tutto!!

Roman Holiday

I thoroughly enjoyed my stay in the Municipio VII property. I found this property online. Several photos were featured for it and they all accurately describe the apartment. The property is close to shops, restaurants, banks, cafes, grocery stores, and a nice park with walking trails. The apartment itself was modern, attractive, very clean, neat, and spacious. It was nice to have a balcony to step out on to check the weather. There were electric blinds on the outside of the windows which could be controlled from inside. The appliances were all easy to use and functioning. The sofa bed in the living room was easy to pull out. This room also had a door which made it a second bedroom. The owner provided everything a tourist might need and he could be contacted for any questions. There were plenty of towels in the bathroom. There was a map of Rome and its attractions, metro map, an area map, and Italy guide books. He made good suggestions as to how to get around the city and what tours would be best considering the length of my stay. He indicated where some good restaurants were located on the area map and reserved a taxi for me to return to the airport on my last day. This place is hard to beat.

Wonderful place to stay and Fernando is a great host!

This property is a wonderful place to stay while visiting Rome! The apartment is exactly what is pictured and very, very clean. During check in and when we ran into him while taking an evening stroll, Fernando shared useful information about the neighborhood and the city, making our vacation that much better. The location also gives you the opportunity to experience "every day" life in Rome. Thank you Fernando and family!!
