Jersey Shore Beach House + Stock Tank Pool, Pac Man, Corn Hole, Connect Four

This beautiful, cozy and brand new home is located centrally in Middletown, NJ with ample closet space and a smart TV in almost every room. It is less than a mile from Ideal Beach and a 5 minute drive to Sandy Hook and Keansburg Amusement Park. You can get to NYC in about 1 hour by bus, train, or ferry which is all within 5 minutes away.

Guests will have access to WiFi, living room with Smart TV which includes Samsung Wifi channels, Netflix, Amazon Prime, full kitchen, refrigerator, microwave, washer, dryer, outdoor patio.

For Short Term Guests (Under 6 nights): I will provide you with everything that you will need: clean towels, bed sheets, soap, toilet paper, shampoo, conditioner, and body wash.

For Long Term Guests (Under 6 nights): I will only be supplying you with clean linens, towels, and soap. You must provide all of your own household supplies such as: toilet paper, paper towels, laundry detergent, coffee, tea, etc.

*The front and back of the house are monitored by Ring.
*There are no guests allowed at anytime unless they are registered.

*THERE ARE NO PARTIES OR EVENTS ALLOWED!
*No pet of any kind. If evidence of a pet(s) is found in the unit or on the premises without previous authorization, you will be asked to vacate immediately with no refund of rent or security deposit.
*Clean your dirty dishes + put them away before check-out or you will be charged a fee. *Do not use the premises for any illegal activity.
*No eating or drinking on the couch. If any stains are found you will be charged a fee for professional dry cleaning.
*No smoking, vaping, drugs, or marijuana on the property. If this rule is broken there will be a $100 charge to disinfect the house. No smoking in the backyard or in the front of the house.
*Guests must not give out my address as a mailing address or send any packages to the house.
*Check in starts at 5pm and check out is at 10am. We cannot guarantee an early check-in or late check-out, but we will do our best to accommodate you if we don’t have another guest checking-out on arrival date or checking-in on departure date. Early check-ins or late check-outs have a cost of $150. Unless a late check-out has been arranged and confirmed, our cleaning company will enter the property at 10am and it must be vacant at that time.
*When coming home from the beach please go to the backyard and wash all of the sand off with the hose. Please do not bring sand into the house.
*Please communicate during your stay so that we can both ensure your happiness. *HOUSEKEEPING - There is no daily maid service unless requested and paid off in advance. A cleaned property is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. Lost, stained or damaged towels and/or bed linens will be deducted from your security deposit. If you need additional towels or linens. let me know in advance and there will be an extra charge. An initial setup of toilet paper, soap and shampoo is also provided but please note that we don’t replenish these items. Extra items needed are the responsibility of the Guest.
*There are cleaning supplies are under the sinks in the kitchen and bathroom in case you want to do some cleaning during your stay.
*DO NOT close any of the air vents in the house as it will mess up the air flow.
*DO NOT break any of the zip ties or you will be charged $150 per broken zip tie. If a sign says do not touch, do not touch.
*FORGOTTEN ITEMS. We are not responsible for any forgotten item(s) left in the house by the guests.
*Please only use what is designated for guests. I live in the house too so my items are in shared spaces.
*You will be charged additional fees if anything is found damaged or missing.
*Damages exceeding the deposit amount will be billed to the guest and reported to Airbnb.
*Please do not lose the keys. There is a $150 fee if you lose the keys because we need to change the locks. Keys must be left where you found them before you check out. *Garbage + Recycling: Please take out all of your garbage + recycling upon check out. Bins are on the right side of the house.
*Street Pick Up: Monday + Thursday the black bin goes out on the street for garbage pick up if you could please put it out. Thanks!
*You are welcome to bring your own firewood if you want to use the fire pit, however we do not provide it for guests.
*Please do not talk to the neighbors or tell them that you are staying here on Airbnb. ****These rules are so that our guests can have a great experience in this home. *If the house requires additional cleaning and is left very dirty there will be an additional cleaning fee added on.
Ex: dishes in the sink, garbage + recycle not taken out, stains on the furniture, sheets or blankets that do not come out, etc.

*You will be charged for any damages to the home. There is a full inspection done prior to move in + after move out.
