This 3 bedroom, 3 bath villa is located on the ground floor, so no steps to tackle w/ parking in front of your unit & pool steps from the villa. This newly remodeled & updated unit has everything you will need for a relaxing & memorable vacation. Master bedroom offers king bed, private bath, tv & private balcony. Bedroom 2 offers a queen bed, tv and attached bath. Bedroom 3 offers 2 full beds, private bath w/ tiled shower & private balcony. The living room offers a sofa sleeper. Dining area offers a large farmhouse style table with extra seating at the bar area - so plenty of room for everyone. The kitchen is fully equipped and makes meal prep a breeze with everything you will need during your stay.

Take a leisurely stroll to Rock-It Lanes for bowling and skating or challenge yourself with axe throwing at PCB's thrilling venue. Please note prior to booking there is a 25-age requirement to book this condo. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After booking a signed rental agreement & a copy of the person driver's license who booked will be requested. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.

No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This condo sleeps 10 people max. No exceptions.

Three vehicles max. No more than 3 vehicles are allowed for this condo no exceptions. Three parking passes are already included in your booking total. Anchors Away Rentals provides guests 10 wristbands for this unit. If any are missing or damaged during the checkout inspection, you will be responsible for replacing those. Per the resort: Individuals found without wristbands will be instructed to leave the common elements of the resort. Those who refuse to comply may face trespass actions. The primary focus areas include the pool areas and the pedestrian bridge, though wristbands may be checked anywhere within the resort's fenced grounds. Compliance will be strictly enforced.

Please note we only provide a starter pack of Amenities, just to get you through the first night. We do not provide amenities for your entire stay.

Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready.
Failure to check out by 10am will result in additional charges. Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.

Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.

This is a nonsmoking unit. Evidence otherwise will result in a $300 fine & possible eviction without refund.

Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.

This resort & condo are not pet friendly. Please note if we find an authorized pet in the home, you will be evicted without refund. If evidence of a pet is found at checkout, you will be fined a charge of $300.

Effective March 1st, 2025, guests have complimentary access to the Fitness Center, Tennis Courts, & Pickleball Courts. To access these amenities, guests should check in at The Club's front desk & present their property wristband. Reservations for the tennis/pickleball courts can be made by calling the Club directly. Golf is still not included with the rental & must be purchased separately. Guests can contact Edgewater for pricing.

Tram service will take you from your villa to the beach & gulf side. The tram runs from 9am till 10pm, during prime season and is free to use, just call them for a pickup or walk over to the gulf side, it's a short walk. The tram will not be running from November thru March.

The Rental Guardian Damage waiver included in the booking total only covers accidental damages. This insurance does not cover linen.
Example: comforters, encasements, mattress pads, pillows, pillowcases, sheets, towels, hand towels, bathmats, washcloths, & kitchen towels are not covered under the Rental Guardian Damage protection. If a guest damages any linen the guest will be charged & is responsible for covering the charge for each item that is damaged, stained, or missing.
