Charming authentic traditional 19th century character residence, carefully restored, nestled in a quiet area on the edge of alleys just a stone's throw from the vineyards, "on a balcony" on a south-west facing hillside, in the heart of a picturesque little Burgundy wine village full of charm. Nestled on a hill, "on" the old Roman road linking Tournus to Autun, in the hollow of a sublime hilly wine-growing setting mixing bucolic vineyard hillsides, wooded meadows & beautiful wild forests, Fley has a very rich heritage (listed 12th century Romanesque church, chapels, beautiful winegrowers' residences & perfectly renovated 18th century farms, wash houses, cadoles, etc.) and houses in imposing 19th century buildings (superb priory & beautiful neo-Gothic church) the famous religious community of "Saint Jean de Notre Dame de Rimont" (a place of retreats and training center of international renown). Very comfortable gîte. Very spacious. Warm "bourgeois" country character worthy of a sweet "family home", enhanced by the soul of the original building (preservation of the elegant stone fireplace mantel, beams & framework). Rich & refined atmosphere. Lots of charm & character. Ultra cozy & comfortable. Large sheltered panoramic balcony overlooking a carefully landscaped enclosed courtyard (trees, plants & flowers) where a majestic maple tree stands, with a gravel terrace (completed by a second terrace on the street side). Composition: Village house adjoining the owner's accommodation (total independence). Wifi (fiber). Electric heating + wood pellet stove. 1st floor (ground level access from alley / slope): living room-kitchen-lounge, 1 bedroom (double bed 160x200cm), bathroom (shower), separate toilet. 2nd floor: large TV lounge, 1 bedroom (2 single beds 90x190cm which can be twinned into a double bed 180x190cm) with private bathroom (shower/WC). Sheltered balcony + double terrace + private parking. Bicycle storage. Shared enclosed courtyard. Shops including supermarkets 8 km away. Authentic traditional residence of character dating from the 19th century carefully revisited into a charming holiday resort, nestled in the heart of a picturesque little Burgundy wine village nestled 8 km (equidistant) from the charming medieval market towns of Buxy & Saint-Gengoux-le-National labeled "Cities of Character of Burgundy-Franche-Comté", both offering many amenities (including supermarkets). Peace & quiet in the hollow of a magnificent landscaped hilly setting, protected in "Natura 2000 Zone" & "ZNIEFF" for its rich ecosystems, in the heart of the gentle preserved countryside of the south of the Côte Châlonnaise, mixing viticulture, agriculture & nature, between vineyard hillsides, hedged meadows & beautiful wild forests, nestled between the bucolic valleys of the Guye & Grosne.
