Just two homes from the sand, this upstairs 2BR/2BA beach retreat offers an ideal setting for your Newport getaway year-round. Enjoy an unbeatable location steps from the shoreline, with restaurants, parks, a coffee shop, and local conveniences all within easy walking distance. Spend your days by the water, then unwind on your private front balcony, perfect for relaxed evenings and family cookouts.
LIVING & DINING AREAS:
The open-concept living and dining area features a comfortable couch with additional seating, a TV, and patio doors that open to a private front balcony with ocean views. Enjoy your meals at the dining table that seats 6–8 adjacent to the kitchen.
BEDROOMS:
- Primary Bedroom: King-size bed; TV; ceiling fan, en-suite bathroom
- Guest Bedroom: Three twin-size beds and one twin-size trundle bed; ceiling fan
BATHROOMS:
- Hallway Bathroom: Combination shower/bathtub
- En-suite Bathroom: Step-in shower
OUTDOOR SPACES:
Front balcony featuring a dining table for four, additional seating, a market umbrella, and a gas BBQ grill perfect for al fresco dining.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES:

- 4 low-profile beach chairs
- Hair dryer
- Iron and ironing board
- Heating throughout
GUEST ACCESS:
Guests will have private and exclusive access to the entire upper 2BR/2BA residence. This includes all interior spaces and the private front balcony. The ground-floor 4BR/2BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listing or contact our office for more details.
SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: A washer and dryer are located in the hallway. Please note that guests must provide their own laundry supplies.
Parking: One space in the shared garage. Garage dimensions: 6'7" height clearance with 18' depth - small to mid-size vehicles recommended, parking behind the garage is not permitted. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
Check-in Time: 3 pm on the arrival date
Check-out Time: 10 am on the departure date
