Check in and relax in an oceanfront retreat where you’ll spend sun-drenched days lounging by the pool, on the beach, or enjoying your private penthouse floor terrace with breath-taking views of the Caribbean Sea.
Set just up the beach from Puerto Morelos, the third floor Penthouse Suite is a studio with an open floorplan and kitchenette, dining, and living areas surrounded by an amazing Caribbean view. Indoor/outdoor living is divine with sliding doors opening to a terrace and oceanfront pool, perfect for enjoying your coffee while the sun rises.
This private suite has a queen size bed, private bathroom, and a fully equipped kitchen.
There’s a vaulted living and dining area, but we bet you’ll spend most of your time relaxing on our private beach or by our oceanfront pool.

Sargassum Transparency
The Caribbean experiences a natural sargassum season.
This beach is outside the city’s serviced barrier and mechanical cleaning zone.
We believe in full transparency and encourage guests to research seasonal sargassum patterns to ensure the experience matches their expectations.

Julie was very welcoming and communicated before and during our stay. Location right on the beach is stellar, and it’s easy to get into town. Lots of kitchen tools and amenities that were good quality and clean when we arrived. It’s definitely only space enough for a couple in the top suite, but we would happily stay there again if we are in the area!

Great stay!

Highly recommended spot, you can see the sunrise from the terrasse, and you are just steps away from the beach. Amazing place, impeccable and very friendly staff. I would stay there again in a heartbeat!

We loved our time here whilst visiting Puerto Morelos! We will definitely come back and stay again sometime. The suite was lovely and clean, the location on the beach was perfect for us. Like a little piece of paradise!

Paradise

The property was amazing!Short bike ride to town which made it very enjoyable. The penthouse suite had everything we needed. The pool was very nice as a refresher from the heat...and the ocean was about 50 feet away. Puerto Morelos is a great little town for food, relaxing and having a peaceful holiday.

Great spot on the beach

Had a great time at this apartment on the beach, with private yard and pool. The property is sell-situated in Puerto Morelos, we walked to the city centre and walked to the resort next door to a wedding we were attending. Great room with full amenities. Host and property manager were super responsive and helpful during our stay with tips & tricks. Highly recommended.

Excellent Vacation

The perfect place for a relaxing vacation. JuLee was great, we requested a late check out and she said yes no problem. Also when we arrived our flight was delayed over 6 hours. We arrived at the property at 2am, our property manager Susy was there waiting for us. We would definitely stay there again.

Fantastic accommodations and hosts!

The penthouse unit was everything we hoped for- private, great view, very well planned and furnished unit. Had everything we needed to prepare meals. Pool area is very nice and shared by only 3 couples. The location is outside of town, but within walking or biking distance. We used the bikes to grab groceries in the morning, walked to town along the beach for dinners and cabbed back. The hosts are wonderful and friendly people.

Clean, well stocked with everything one needs for a short stay. Nice dipping pool with access to the beach. Bikes available to use. A bit of a walk to town, but doable. The manager is terrific, very responsive to any needs/questions.

A week at casita kin-ha

We had a very relaxing stay at casita Kin-ha! The space was exactly as described. We were able to use the provided bicycles to go into town for groceries and tour around. The bikes could use a bit more maintenance as we had to pump up the tires a few times, and it would be great if all were equipped with lights. We enjoyed the quiet and solitude. Unfortunately the pool had sand and debris blowing in constantly so we did not use it at all. The staff were accommodating and pleasant. We would stay here again!

Little piece of Heaven in Paradise

Beautiful place to stay. Immaculate, well taken care of and the BEST location! Quiet and stunning surroundings. There are bicycles available for you to head to town for sight seeing, hitting the wonderful restaurants or shopping at all the wonderful markets. We loved every minute and cannot wait to go back. We got a chance to meet the owners and they are so welcoming and down to earth. Also, everyone that works there are so personable and caring. Wonderful bunch of people 💕

How do I begin to describe one the most beautiful spots on earth? Hosts are such wonderful, welcoming and gracious people ever. Property management? Fantastic!!! They really pay attention to detail and this place is so clean and inviting. 15/10 rating. Visit and enjoy!!!! We will be returning.

Perfect for those who love the beach but not the crowds

My husband and I had an excellent stay. This property is ideally located - on the beach, not in town, but just a 10 minute bike ride away. The bikes were provided. The surrounding neighborhood is quiet. The Casita was very clean and comfortable. The owner and property manager were both helpful and friendly. We enjoyed walking on the beach and exploring Puerto Morelos. We will be back! :)

Perfect get-away location

We had the best time in Puerto Morelos! If you don’t like crowds, noise and chaos this is the perfect place. We didn’t swim in the pool as the ocean water was warmer. We loved being right on the beach and spent some lazy afternoons reading in the shade of the palm trees. Riding the bikes into Puerto Morelos for dinner was so much fun. The town has great food and there are many restaurants with live music in the evening. We felt very safe walking around and enjoying the evening air. The hosts are very quick to respond to questions and the property manager was attentive to our needs. We will definitely be back!

Casita KinHa Penthouse

We loved being "outside of town" and having the joy of riding bikes into town for groceries or a meal. Our morning and evening walks were so grounding and refreshing for us. The quietness and and the view were greatly appreciated, and the property manager very responsive to our needs. I would let future guests know that the Queen . It wasn't a deal killer, but good to know if you are tall travelers! We would stay here again!bed is short. My partner is 6"1" and his feet were off the end of the bed

Really enjoyed our stay

Property as advertised. We stayed in the penthouse which had everything necessary for our stay. King bed comfortable, would have liked some t.v but had good internet, can use Netflix etc on t.v though. Location may be a little remote for some but we enjoyed the quiet and rode bikes into town which were a great amenity and could walk the beach in either direction for at least 30 minutes. If being critical could use a couple more bikes and pool loungers if the properties were full but not an issue while we were there. Will definitely stay again.

Paradise in Puerto Morelos

Where do I begin? This is a very clean & beautiful property and the views from the Balcony of our suite were the best we've ever seen. JuLee, Greg and Susy (JuLee & Greg are the property owners, Susy is the property manager) are the most accommodating, kind and helpful property owners we have ever had the pleasure of staying with. From checking in with us to see that we had everything, to helping us find a car and restaurants and to the immaculate pool alrea, suite and beach we couldn't have asked for a more wonderful place to stay! Susy even went out and found me a knee brace on the day we didn't have a car. The suite was perfect we were able to cook breakfast and lunch and the beach had shade plus there are no large properties near by leaving it secluded except for the few people strolling down the beach. Don't hesitate to book this property, you won't be sorry! Thank you, JuLee and Greg for an amazing stay, we will definitely be back!

Nice get away.

Unit as pictured. We did not cook in kitchen, but there appeared to be sufficient pans etc. for cooking. It was nice that the rental had a sufficient supply of potable water. We did not use the pool as it was a bit chilly for our personal taste, but it appeared clean. View from penthouse balcony is beautiful as pictured. This unit is a 30-minute walk down the beach to some of our favorite restaurants. At night we would taxi, they charged us anywhere from 140 to 180 pesos each way. I appreciated the owners help with providing taxi service numbers and was able to pre book trips to the airport, Playa Del Carmen and Cenotes. TV, internet and AC worked well. We really enjoyed the AC off and opening the sliding door to listen to the ocean and the ocean breeze.

This property is very clean inside and out. We stayed in the penthouse which is plenty big. The pool was very clean as well and had plenty of loungers. The used the kitchenette mostly to make guac and they had a small selection of plates and silverware that actually fit our needs very well. Yes, this property is right on the beach - there is nothing between you and the water but sandy beach. I was worried about being too far from the square, but the Uber taxis were very cheap - usually about 4 for a ride to town and 5 to 7 for the ride back. A walk from the beach to the inclined lighthouse (near the square) is quite doable. The bicycles are in good condition. You'll see more than a little rust on the handlebars, but that's to be expected with the salt air. I appreciated the fenders and chain guard. You can tell when you ride them they are much newer that the rust would make you think. There are places to park a rental car.Stay manager 'Susie' gave us the orientation to our room and property (about 5mins). Pay attention - to what she has to say. We only contacted her once by WhatsApp and she responded in less than a minute. The Internet worked well and would be fine for remote work. I was on it a lot and it did drop out once or twice during our 7 night stay, but only for 3 minutes or so. I only tested the connection for speed and got: 226mb dn, 265mb up. I was expecting mosquitos at dusk, but for what it is worth, I did not notice them.

Felt at home

The studio had all that we needed for the most part. It is one of the cleanest places I have rented so far! Five stars for cleanliness. The pool was under repair and resultantly sandy but hey these things happen... the ocean was only a few steps away! All in all we really enjoyed our stay. The owner and the manager were wonderful to deal with. Thank you for the use of the bikes it made our trips into town plentiful and enjoyable. I would recommend to bring a bike light if you plan to ride at night as the roads are winding and narrow... and some drivers better than others. We bought bike lights/horn combo at a little shop located over the causeway. These lights made the late night rides easeful! Thanks for the wonderful holiday stay! Thank you JuLee and Suse!

Casita Muy Bonita!!!!

Amazing!! We loved our stay here! Let’s start with the first day. Our plane was delayed and we ended up getting to the Casita quite late. Not only did the Property Manager, Susy, wait for us, she also gave us a lift into town so we could get dinner and recommended a few restaurants she liked. Susy is such a delight and was very helpful during our entire stay. She’s wonderful! We booked the penthouse and loved it but found the balcony lacking furniture as it gets full sun and lots of wind. Love the vaulted ceilings and the king size bed tho! We were fortunate to view the other two suites and decided the middle suite was our favourite so we asked if we could change rooms. Julee and Susy were very accommodating with our request. Not only was the kitchen bigger, we were able to sit on the balcony and have our breakfast on the cosy furniture. This suite also has a separate bedroom so we could close the doors if one of us was still sleeping. The only downside was the queen sized bed. We like lots of room when sleeping. The pool was well maintained. They came in the wee hours of the morning to clean it and the surrounding area as it was quite windy and the sand was everywhere. We did think that more loungers were needed around the pool as there were only 3. It was an issue when the other two apartments were occupied. The Casita is quite remote which we enjoyed. The silence was just what we needed. It doesn’t take long to get into the town for supplies. There are quite a few bikes for use. We either walked along the beach i(35-40 minute), rode the bikes (15-18 minutes), or took a cab (6-8 minutes). The Chedraui had everything we needed but you can also take a cab to the other side of the highway to a bigger one. The restaurants in Puerto Morelos were fabulous but we found The Peninsula, and Boquinete to be the best. Not only was the food delicious, the staff at both establishments kept us coming back each day. Do not hesitate to stay here!! This was one of the best vacations we’ve ever had and hope to be back one day soon! Thank you Susy and Julee!! ❤️
