Check-In Time: 4 p.m. Check-Out Time: 11 a.m.

The following are CITY Laws for short-term rentals and MUST be followed. Please respect all laws so we can ensure you have a great stay!

1. Quiet Hours: 10 p.m. until 7 a.m. on weekdays, and 11 p.m. until 8 a.m. on Fridays and Saturdays.

2. NO PARTIES OR EVENTS. Maximum occupancy should not be exceeded.

-Maximum Overnight Occupancy (after dark): 8

-Maximum Daytime Occupancy: 10

3. Primary renter must be present during the entire stay.

4. Four cars MAX on property. Short-term rentals do not allow for parking on the street or anywhere except our driveway.

No Pets are allowed anywhere on the property.

No smoking of any kind inside our home.

Immediate eviction and an additional fee will be applied for violation.

Polo weekend

We came to the area to watch our son and his team compete in the USPA D1 Intercollegiate National Championships.Unfortunately we didn’t get to utilize the lakeside amenities, but the house was wonderful and in a very convenient location. We would absolutely stay here again.

Great lake house!

The lake house was in a great location - convenient and private access to beach front and close to other local attractions. The host was very quick to respond with messaging. Would definitely come back to stay again!

Getaway from headaches

Was great , will more than likely do again. Being that close to lake access made it perfect when someone felt bad and didn't want to go to lake or got tired it was easy walking distance back to house if needed.

Cute & close to the lake

Cute little cabin a short walk from the shared beach and lake area. Great fire pit in the back. Cabin is well stocked and the on site property manager was very kind. Had a couple of issues at checkin but the property manager and owner took care of them quickly. One concern is that the bathroom window in the shower is completely transparent at night and there were workers working on pipe in the back during our stay. We just had to be mindful of our shower times or shower in the dark, adding film or a curtain would solve the issue. Overall, we would stay here again.

Ok stay

When I booked it I thought it was water front, that's what i put in the search and from the pictures I thkut it was, but it was and it was on the other sude of the gate they said it was on. Parking for us was bad as we had 2 boat and no rofor them. The house was in a so so neighborhood. We did have a pleasant stay and the owner answered questions very fast. Nice beach area also.

We wished you had read the description and all of the details about the property because we clearly talk about the full acre of lakefront land that you have access to and the parking limits of 4 cars in the listing description . There are also photos of the exact location showing the house and the parking in the listing. We also gave you suggestions of where you could store your boat and your trailer. Nice place, lots of potential!

Property itself is pretty nice… right now the general area has a lot of new development construction going on which caused a couple of disruptions (eg, we lost power 2 days in a row and the internet/Wi-Fi was spotty). But construction can’t go on forever! There are parts of the property that look like potential additional amenities (like a fire pit in the yard). Neighbors were friendly. The outside porch area was cozy and inviting.

Nice place

We had a good time at this location. Lake access is nice, home was very clean and stocked with the necessities. Looks like a very fresh renovation. Had some issues with the wifi, and the host said they would come by on Saturday to check it out, but did not (we checked out Monday). We could only get 1 device to connect, the TV even dropped connection, so we didn't have anything to view there. Guess it got fixed after we left, but it was a little annoying to have to drive to a family members house 50 miles out so we could do a few hours of work.

We offered to come by to check the WIFI and WE DID come by but the guests were not there. We reset the router and it was working just fine. They also were attempting to connect multiple gaming devices and combined with our SMART TV CABLE and security camera the network was being overloaded. The internet works just fine and we have had no other issues.

Cute and comfy

This is a really nice little house. It’s clean and has everything you could need. Couple of downsides…..the neighbors next door are hoarders and trash everywhere and their dogs are barking all night. The deck in front of the rental sits right next to all their trash so you don’t want to go out there. The house is really far from the lake and barely has a view. The neighborhood is a little sketchy. Lots of police activity and people up with loud music all night. Other than these things, when you’re inside this little rental house it’s very nice.

This review is from someone who is unfamiliar with lake lots in Texas. Our neighborhood is one of the oldest on Lewisville Lake and due to its age there are some parts of the area that are over 70 years old. We have multi million dollar houses on our street and we have trailers on our street. The good thing is that our acre of lake front is fully fenced and secure. We give you access to our private property to share with the other three houses on the property that we rent. Clearly Leigh didn't take advantage of the entire acre of private lakefront. There is absolutely no "police activity" and our next door neighbors although they have some junk in their yard are very nice and respectful of our guests and they are GREAT neighbors. Its a shame that Leigh was so rude and disrespectful in her description of how they choose to live their life on a house and lot valued at over $700,000. We do not have control over their yard but the neighborhood is very safe and secure and there is no crime or "loud music" like Leigh described. The street and neighbors are actually all very quiet and very nice as you will see from our other reviews of this property and the three others that we own on the street. Its truly the best kept secret on Lewisville Lake with tons of lakefront space to enjoy!

Insecure

The property is not in a desirable neighborhood. The road into the property is not paved and has many ruts. The front door had a loose deadbolt and one good kick would gain illegal entry. My 12 year old did not feel safe because of the dead bolt and we experienced having to kill several roaches. The foundation of the home is not level and resulted in being off balance when walking from the bedrooms to the kitchen/bath. The appliances and furniture are nice. The appliances are newer and the beds were comfortable. The property has access to a hot tub and shared aquatic equipment but you have to gain access through a security fence. The property is outside of the security fence however. The property owner was responsive to my messages, however I would not stay here again.

Thank you for choosing our home, our neighborhood is the oldest on Lewisville Lake. Several of the older homes have been remodeled and now sell for $750,000 or more. Several new homes sell for over 1-2 million dollars in the same area. There are older houses which is why we state in our listing, “our homes are located in a transitioning neighborhood”. We take pride in knowing that our houses are always the best kept and nicest on the lake. We currently have 3 homes in the gated area, 1 right outside the gate and another two blocks down the street. We have our property inspector and her husband checking on the properties daily. They make sure everything is in order and the houses are maintain to our highest standards for our guest to enjoy.

The worse place i have ever paid to stay!!!

Besides driving through one of the worst ghettos to get to the property the property immediately smelled like sewage the septic tank in the backyard was bubbling up into the yardcouldn't have the windows open in the bedroom because of the smell. The fire pit is located in the backyard where the septic is bubbling up. The hot tub was very dirty when prior to staying i asked if they clean it they said that they did when it was dirty. Well it was dirty and dangerous to get into. It looks like it was put on top of an old Garden seating area with a little retaining wall if you try to take the cover off you'll trip and hurt yourself. Be cautious of this property I have put disputes in with the city and with VRBO. Should be delisted. And when my guest talk to the owner they say next time try to stay in one of our Better Properties. "Ghetto "

You say all these things were wrong with the property, but you never once messaged us about anything at all while you were at the property. Once. you checked out, you mention all these things to get your money back. And then you write a review that makes no sense at all. If any of the things that you are saying were true, you would have left immediately, why would you stay? Additionally, our maintenance manager lives on site and what ever might have been the problem, it would have been fixed immediately. You write this out of revenge for not getting your money back...

Staying here ruined my family vacation

I booked a stay for two nights. I drove seven hours with my two children and significant other and we arrived late, around 9pm. The house was filthy with dead bugs all over the place and in the bedding. There were live bugs in the tub including silverfish and spiders. Multiple. I spent my first three hours there doing laundry and cleaning so my family and I could go to bed. Could not get a response from the owner all night until she messaged at nearly noon the next day when we had decided to just go ahead and get on the lake for fun; we get a message from the owner, Braine saying she was sending somebody over to see the house that I had already spent the night before cleaning … SO we had to cut our like visit short and go wait for them to arrive. THREE HOURS. The person she sent, the “property inspector” looked at the pictures we took of the filthy rental and agreed with us that it was unclean and she would not stay there herself if it was in that condition. She said they didn’t have any pest control services there and needed a real cleaning crew. Her statement. She assured us that we would be able to get our cleaning fee back of $225. She also told us that the owner, Braine , who I was not getting responses from, was out of the country. The “property inspector “ tried to bribe us with new bedding claiming she wasn’t going to tell the owner she even brought that over and that we could have it. On the day we were supposed to check out the owner had messaged while we were asleep saying that we could have a late check out at 2 PM. When we said we wanted the cleaning fee back instead of a late check out she accused us of extorting her and mentioned that she had sent someone to clean and to bring us a new comforter to use. She also said that the house was not dirty, implying I was lying.. Weird she was so sure it was clean when she was not even in the country to see it herself… and why would I want somebody to come clean my vacation rental that I already cleaned when I got there, all while I am trying to have a private family vacation ? And if it wasn’t dirty then why did she send someone to clean ?! She’s still is blowing me off to this day and has not returned the cleaning fee and we did not stay late. IMPORTANT : This house is in a very rundown neighborhood and is NOT Lakeside. To get to the lake you have to cross the street and go through a big coded gate and across two more properties that actually are Lakeside.

The great thing about our security cameras is that they watch the doors and we can clearly see what happens with our rentals. This review is a 100% outright lie and we can gladly show that everything on this review was just an attempt to get a discount. You can see all the other reviews and read the entire listing to know that our houses are the highest rated on all of lake lewisville. 1. The guests arrived after dark with small children. They entered the property which has security lights on the front porch that stay on 24 hours a day so that people can find the house easily. The only problem is that bugs are attracted to the lights and we explain this in our listing. The guests children came into the house with no shows on walking through the yard and into the house and left the door open for over 15 minutes while they unloaded their car. The bugs went into the house immediately the entire time and the guests complained about the bugs and dirt on the floors and sent us pictures of foot prints with no shoes. Lol. These were from her children. The bugs and dirt were completely due to them leaving the door wide open and her kids tracking in mud. 2. Our property inspector never said or did the things she said. She has worked for us for 2 years and she knows we have monthly COMMERCIAL pest control at all of our properties DUE TO THE BUGS AROUND THE LAKE. 3. There are double sets of all linens in the house. Our property inspector never said or did anything with linens as there would have been no need for additional bedding. 4. The house is described perfectly in our listing and there are numerous photos that show that the house is across the street from the lake and that we own over a acre of lakefront that is fenced and secure for our guests to use. LASTLY this guest specifically said that she couldn’t afford our house due to the CLEANING FEE. She went ahead and booked anyway and then immediately once checking in asked us to refund THE CLEANING FEE. We have a PROFESSIONAL CLEANING CREW that cleans all of our houses and they submit photos before they lock up and this house was spotless like our other houses before these guests arrive. I encourage you to read all the reviews on this house and you will see everything we are saying is true. This guest just wanted a discount and threatened us with a bad review if we didn’t refund the cleaning fee. This doesn’t happen often but unfortunately there are people who try to extort to get refunds. We are the top HOSTS in the area and our houses are 4 of the top 5 on all sites for Lewisville Lake.

Didn’t get to the lake, hubby was worried walking through others property. And we couldn’t find the hot tub but that was ok because we forgot suits. Only issue with the property was the front door sticks. Property manager offered to handle while there but no need. We managed. Now the road in is another story. Some of the potholes can take a low car out.

No view of the lake, but the property was clean and beautiful lakeside parks are very close! The neighborhood is older and lots of mobile homes and clutter, nothing that can be controlled by this property owner. (As you can read in other reviews, it is a bit off putting as you drive in) we had a nice quiet getaway, Lewisville Lake is beautiful!!

Shopping and Dining are very close. Close to The Cowboys Star in Frisco and To The Shops at Legacy on the Frisco BILLION DOLLAR MILE.

Please Note:
We have security cameras on the exterior of the house to monitor occupancy levels and parking violations that are enforced by the city which our houses are located in. These are city laws concerning occupancy and parking limitations and we must enforce these laws so the cameras record 24/7.
