This new luxury lakeview home offers the following amenities for entertainment:

1. Large bonus room with tall ceilings and wet bar
2. 6 flat-screen TVs with Roku, located in each living area and each bedroom
3. Open loft on the third floor with seating, tables, and a 55" smart TV
4. Outdoor living space with a gas grill and fire-pit
5. Access to a private dock and boat slip for swimming, fishing, and boating
6. Close proximity to three waterfront restaurants: Twin Creeks marina, Drafts and Watercrafts, and The Blue Gill marina
7. Weekly and monthly discounts available depending on demand and local events

The property itself is spacious, with 3,200 sq ft and 2 master bedrooms. The main level master bedroom has a king-size bed and a twin bed, while the lower level master suite has a queen bed and a twin bed. The third floor open loft area has a king bed and two queen beds. The home can comfortably sleep 12 guests, with additional sleeping space available on chaise lounge couches for younger children.

Other features of the home include a fully equipped kitchen with double oven, a dining area with multiple tables, a deck with gas grill and outdoor seating, and a fire-pit with comfortable chairs. The property also has a private yard, free WiFi, central A/C, and keyless entry. Pets are allowed with prior approval and an additional fee.

Please note that there are stairs in the property, including an open stairwell to the third floor, so additional baby gates are recommended for families with small children.

📜 House Rules and Policies:
1. Check-in time is after 4:00 PM, and check-out time is before 10:00 AM.
2. No smoking is allowed inside the house or on the property. If you need to smoke, please do so outside and dispose of cigarette butts properly.
3. Pets are allowed with prior approval and an additional fee. Please clean up after your pets and keep them off the furniture and beds.
4. Parties and large gatherings are not allowed on the property without prior approval from the host. If you would like to host a party or event, please contact the host to discuss and obtain approval. All parties and events must adhere to the house rules and policies, as well as any additional guidelines provided by the host.
5. Please respect the quiet hours between 10:00 PM and 8:00 AM. Keep noise levels low during this time to avoid disturbing the neighbors.
6. Only registered guests are allowed to stay overnight. Any additional guests must be approved by the owner in advance. Please do not exceed the maximum occupancy without prior approval.
7. Please treat the home and its amenities with care. Any damages or missing items will be the responsibility of the guest.
8. Guests are responsible for keeping the property clean and tidy during their stay. Dispose of trash properly, clean up after yourself, and follow any additional guidelines provided by the host.
9. Please adhere to all local laws and regulations during your stay. Observe all community rules and regulations as well.
10. The owner is not responsible for any accidents, injuries, or illnesses that occur during your stay. Guests are responsible for their own safety and well-being. If the golf cart is available and you choose to rent it at an additional cost, it is understood that ONLY a licensed driver may operate it under extreme caution, using the parking break and not to exceed 5 mph. You also agree to assume all liability and take full responsibility of any and all damages physically or mechanically. Anyone who violates this rule, anyone driver under the age of 16 operating the golf cart may be asked to leave the premises without any refund and WILL be fined a $1500 a penalty. Damages and fines will be billed and due no more than 20 days of departure. The cart will be inspected for unusual wear and tear and excessive usage. It is a gas cart which has a delay and uses very little gas. Excessive usage is using more than 1/8 of a tank as its purpose it to facilitate transportation to and from the dock with specific purpose to families traveling with elderly and small children to assist in transporting family and boating supplies. It is a motorized vehicle and should in no way be used as a toy.
11. Please respect the privacy of neighboring properties and refrain from trespassing or causing any disturbances.
12. Any violations of the house rules may result in additional charges, loss of security deposit, and/or eviction from the property.
13. The primary renter must be at least 25 years old to book.
14. Additional fees and taxes may apply. Please check with the host for more details.
15. Photo ID may be required upon check-in, along with a list of guests and ages of children.
16. Please indicate if you will need access to a covered boat slip.
17. Propane tanks are available at the nearby gas station/convenience store. Kindly refill them prior to checkout.

Any damages or additional cleaning required as a result of a party, event, child, pet, or negligence will be the responsibility of the primary renter. Failure to comply with the rules and policies may result in immediate termination of the rental agreement and eviction from the property. Guests are responsible for their own personal property and belongings during their stay. The Owner is not responsible for any lost, stolen, or damaged items.

4. Compliance with Laws:
Guests agree to comply with all applicable laws, rules, and regulations during their stay at the Property.

5. Maintenance and Damages:

Box of Rox band

This is the second time we have used this property. Once again it is excellent in every way. Our band played at Twin Creek Marina and got to spend the whole weekend at Tims Ford Retreat. Number one is the cleanest of the property. Number two is the location to the lake and Winchester. Number three is the professional way it is managed by the owners. We highly recommend this property for anyone’s stay at Tim’s Ford lake.

Fantastic stay

I can't espouse enough about how great this stay was! The property was fantastic, very clean and laid out great for 2 families with young ones. (The little side bedroom off the 2 masters were the selling point!) We had the boat in the water all weekend, super short drive to the winchester boat ramp and local marina. We fished off the dock and the kids had a blast catching bluegills. Will be staying again!

Family Holiday

Property was very clean. The town of Winchester is very nice . Good food in town . Although not the weather for it the lake is beautiful. Overall a great trip, very pleased. The host was available with a text. We will definitely consider this property again.

Making Great Memories

Just want to drop this incredible place for you to keep in mind if you are out-of-towners OR locals wanting to get away and relax on Tims Ford Lake in Winchester, TN. You won’t find this level of luxury on the lake at this price and the manager is super kind and thoughtful and even stops by when in town to make sure it is to your liking. Due to the “Frozen Waterline War 2022” (12/24/22 to be exact) we were displaced and had to find somewhere to have our family for Christmas the next day. This place was so much more than we imagined we could find available on Christmas Eve and the manager even delayed their own personal Christmas festivities to make sure we were able to get in and be comfortable and has even stayed in touch. (Some pics included below) *Fast-forward* Someone in my circle had a recent big birthday and we were able to grab this beautiful place again for the celebration. Yet again, the manager had the place looking stellar and even made sure we knew about the cool updates. ps-Happy Holidays Everyone!

Love this place!

We have stayed here a few times and each time we have been pleased. Excellent location, very clean, comfortable beds, and well supplied for our needs. We stayed here with family and friends and we had plenty of room to spread out. We will definitely be back!

Tim’s Ford retreat

Our band got to play at Twin Creeks Marina this past weekend. We found this condo on the lake and close to the marina and Winchester. This was a win win for our group Box of Rox. We found that the host was extremely pleasant and accommodating. The condo was as advertised, very clean and organized! This made our stay very pleasurable. We highly recommend this condo as a great place to stay.

We would definitely return!

The house was great and has a beautiful view. It is a duplex, but don't let that deter you, we hardly ever saw the people staying on the other side. There was a ton of parking, plenty of beds, and the house smelled great. I only wish the weather would have been a little warmer so we could have enjoyed the deck. We will be back!

Great outdoor space, parking and sleeping arrangements. Short walk to the dock to fish or swim. Very clean and nicely decorated. Well equipped. Great communication w host! Great sunset views from balcony deck area. Loved the new patio seating and grill! Highly recommend! Short trip to town and marina. This property is nicer in person that the pictures reflect!

Annual Christmas In Tennessee Trip

Every year we travel to Tennessee before Christmas to celebrate with our oldest son and his family and upon searching for a rental I came across this beautiful property. Our stay was nothing short of amazing and the hospitality was more than we have ever experienced in past trips. The property owner went above and beyond to make sure we had a great Christmas gathering with our family!! Highly recommended!!

Absolutely Amazing

I was truly amazed by this property and the owner (Foresa). We stayed here for almost two months while our house was being built in Lynchburg. The location is absolutely beautiful. The owner has spared no expense in making sure the furniture is comfortable and you have everything that you need as a guest. She truly cares about her property and it shows, which is nice when most owners are only trying to do the bare minimums. She lives close enough that if you need anything she can be right there, although that was never needed. The lake, dock, and outside areas are some of the best views in the area! We would go down with some folding chairs and enjoy the lakeside view often or you could enjoy it from the outside patio. Being at the end of the street, the location is very quiet and private (shared with a few other similar buildings). The value for the price is unmatched! Other locations were only slightly cheaper but did not offer near as many amenities nor did they have the space (over 3,000 sq ft). I would HIGHLY recommend anyone staying here to reach out to Foresa with any questions. She is absolutely amazing! While I am reviewing the “property”, the owner plays a very big part in just how awesome this place is!

Three Story Retreat, Great for Family Groups

We were mesmerized when we walked through the doors of the beautiful home! There were 3 different levels of living areas, perfect for our family Thanksgiving! The owner was very attentive and responsive. I don’t think I’ve ever had a better time!

Awesome Home and Property

The home was well built, upscale finishes, and very clean offering a ton of space. The proximity to the Lake was a key benefit and the ability to use the community dock makes it special. The area was safe and well taken care of, with close proximity to town. The only item to consider is that the home is NOT "waterfront" as you would typically think, although only a short walk down to the lake. It is really a Lake view home which we were a little disappointed to learn when we arrived based on reading the description. There are also two sides to the home with one side having the lake views and decks, and the other to the land side. Make sure and ask which side when reserving. All that said, we would stay here again and highly recommend it.

Excellent Location, Spacious, and Great Communication

We enjoyed our stay and are already talking about "next". This home is located on a great part of the lake with easy access to Twin Creeks Marina (a 5-minute ride), an easy walk to the boat dock, and the slip came with the rental so we were able to park the boat when not in use. This community was super friendly and the unit was clean and spacious. The owner was great to answer any questions we had right away and even came over at 10:30pm when we requested more blankets! Great place! Thank you!

A little piece of Paradise

Very private gated mini subdivision on Tims Ford Lake. The wall of music history is most interesting spanning every genre, rumor has it the property was going to be purchased by Blake Shelton and Miranda Lambert back in the day as a musicians writing retreat. Aquaholics is a most befitting name, the lake is most relaxing and Draft's and Watercrafts Marina and restaurant is a short boat ride away. All new décor including beds, very comfortable. Will definitely book again.

Lifelong residents of Franklin County, Winchester, TN. We live 2 miles from the property and are available for any questions and/or to address any issues that may arise during your stay. These units are personally checked by owners upon check-in and check-out, unlike many properties where a 3rd parties don’t oversee a higher standard in cleanliness and needed repairs.

Gated community, close to town by land or water. Water view front side patio deck / Lake front on Tims Ford which has 3 restaurant/marinas. We have another unit on the property which has a view of the lake from the living and bedrooms, & wet-bar. This unit has the view from the side patio, but the same distance to the dock/slips. Please reach out prior to booking to ensure a slip is available that accommodates your watercraft. The 10 slip dock have assigned slips to each of the 5 owners. On occasion, a guest has rented more than one or we have allowed a family member utilize one for a weekend.
