Welcome to Bella Vista A-Frame, your tranquil mountain getaway on Lookout Mountain in Menlo, GA. This charming A-frame home offers a perfect blend of cozy comfort and scenic beauty, with spacious living areas and stunning views of the mountains and valley. Whether you`re relaxing by the firepit, enjoying the hot tub, or swimming in the seasonal pool, this property is the ideal place to unwind and connect with nature.

The master bedroom offers a king bed with fresh linens and ample windows that fill the room with natural light. A 50` HD TV adds extra comfort for relaxing after a day of exploration. This room also includes a private bathroom for your convenience.

Full bathroom attached to bedroom 1 with a walk-in shower/tub combo, fresh towels, shampoo, conditioner, body wash, and hand soap. Clean and convenient!

This bedroom features a queen bed with fresh linens and ample closet space. It provides a quiet and private setting, offering a restful environment for a good night`s sleep.

Full bathroom down the hall with a bathtub and a separate shower, perfect for relaxing after a day of hiking or sightseeing. Includes toiletries and essentials.

This loft space includes a queen bed with comfortable bedding. It offers a unique and playful sleeping area, perfect for extra guests looking for a special retreat.

Open-plan living area with comfortable seating, a 50` HD TV, and a Bluetooth sound system. The dining space features a table for six, ideal for meals or planning your next adventure.

Fully equipped with everything you need to cook your favorite meals, including a fridge, stove, oven, microwave, and a drip coffee maker. BBQ utensils for grilling and a toaster are also provided.

Guests have full access to the entire home.

Pool access is seasonal only (May 1st–Oct 1st).

Hot tub access for $50.00. Please indicate if you would like to add this feature to your reservation so we can prepare it before your stay.

There is parking directly in front of the house, so you can drive your car right up to the front door.

• DeSoto Falls – 20 minutes drive

A favorite local spot for hiking and picnicking. Follow the Pink Trail to the base of the 104-foot waterfall — it’s stunning year-round, and you can even take a dip in the pool below on warm days.

• Little River Canyon National Preserve – 25 minutes drive

Locals love spending the day here exploring scenic overlooks, swimming holes, and hiking trails. The views are incredible, especially in the late afternoon light.

• DeSoto State Park – 25 minutes drive

Over 20 miles of trails, waterfalls, and picnic areas. It’s a go-to for a peaceful nature walk or a full-day hike.

Most cars can easily access the home and nearby areas. There is no public transportation, so bringing your own vehicle or renting one is preferred. While Uber and Lyft are available, getting a ride may not always be easy.

➤ Bella Vista is off Hwy 157, nestled in a quiet area with two nearby homes, offering privacy without complete isolation.
➤ Starter kitchen and bathroom essentials are provided, but guests will need to supply disposables and restock items for the duration of their stay.
➤ The pool is serviced weekly around May 1st–Oct 1st, so a technician may stop by to check the pool levels. Adult supervision is required at all times when children are using the pool.
➤ Scheduled lawn care takes place during the warmer months and may occur during your stay.
➤ Exceeding maximum occupancy is not permitted.
➤ No third-party bookings (must book under your own account).
➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).
➤ Quiet hours begin at 10:00 pm. Please keep noise to a minimum.
➤ Pets are not allowed.

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➤ No parties or events allowed

➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

➤ There can not be any more than the allowed number of guests in or on the property at any one time; violation could lead to the immediate removal of all guests without a refund

➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time, and if they are unable to clean, we still have to pay them

➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a mid-term cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit (or through Airbnb resolutions)

➤ No pets allowed

➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

➤ For your security and protection, the property is equipped with an exterior camera

➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

➤ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

➤ Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.
