Bella Vista is a charming A-Frame sitting right on the edge of Lookout Mountain, GA with miles of views right off the back deck. On a hot sunny day, enjoy hanging out by your own personal pool or hot tub right next to the house. Inside the house, there is a queen bed on the main floor with full bath down the hall, queen bed in the loft, a king bed in the second bedroom with full bathroom attached. Full kitchen and laundry room available for guest use. On a clear night, enjoy the spectacular views of the stars that you can only get when you get away from the city.

There is parking directly in front of the house so you can drive your car right up to the front door. There is a coded deadbolt lock so you can self check-in.

We are available 24/7 if you need anything during your stay via Airbnb or call/text your host, Seth. If I don't answer immediately, leave me a voicemail or text me and I will get back with ASAP.

The house is located right off of Hwy 157. It is in a remote area, but it is located in a section of 3 houses so you are not completely secluded.

There is a loop drive close to the front door of the home.

-There is weekly pool maintenance so there may be someone that stops by to check the pool levels while you are here.
-The pool is open from May 1st to September 30th.
-There is a scheduled lawn care that takes place during the warm months. There is a possibility this will take place during your stay.
-To use the pool, there must be adult supervision at all times for children to use the pool.
-There is a $50 hot tub fee if you would like it unlocked for your stay.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are local and / or under the age of 23 please notify us before making your reservation
4. We will charge a small, non-refundable damage waiver fee to cover any potential accidental property damage during your stay. This fee replaces the traditional security deposit.
5. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy
6. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
7. No parties or events allowed
8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
11. Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
12. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
13. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
14. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb
15. No pets allowed.
16. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
17. For your security and protection the property is equipped with an exterior camera
18. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week
19. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
20. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
