Beach front Villa, private pool, 5 seconds to the sand, 3 bedrooms & a loft

This stunning 3 1/2 bedroom home is located on the north end of Playa Grande. It can accommodate up to 8 persons. It's 5 seconds to the sand with world class waves right out front. We have been hosting guests coming to Playa Grande, since 1997. So you can have a safe & wonderful vacation. an armed guard @ night for everyone's safety.

Free parking space outside.

The home was build to take advantage of the winds here. We have large French doors up & downstairs, for total flow thru of the winds. The 3 main bedrooms have ac. no ac in the loft, but windows on both sides for the breezes & ceiling fan. Some folks like to hear the surf @ night. We have just completed major Cosmetic work on the home, new roof beachside, every inch of the outside exotic woods, have been cleaned, sanded & varnished. the inside ceiling also has been cleaned. there are new fans, mattresses, bedding, all new curtains, pillows, couches.

The entire home up & downstairs, the yard and the private pool are for our guests. We are walled in with 25 year old Mango, Teak, & the biggest Lang Lang Tree, perfume tree, they make Chanel no. 5 with the flowers. Hibiscus trees. Monkeys come in & eat the mango's. all kinds of birds, lizards etc

There is a little casita on the back where the house caretaker lives.

Disappointing
It’s unfortunate that this property isn’t better managed or maintained. I like the property and with some basic maintenance it could be a great location. Here are a few of the issues we encountered: - Upon arrival there were no exterior lights that were visible from the street even though I emailed that we would be arriving between 6:15 & 6:30. The caretaker said “I was just going to close everything up because I didn’t think you were coming” Then he said “There is a problem with the air conditioning in one of the bedrooms” He said “You should contact Stefano and complain, he isn’t even in the country!” Unfortunately that was our introduction to the property!!! I said, all I want is to have the AC fixed now! They did call a tech, but no AC for our entire stay upstairs!!! - ⁠the configuration of rooms was different than what was stated in the listing. The master had only 1 bed, not 2! Which meant someone would have to sleep in the loft(No AC). When going up the ladder to the loft we found out that 1 of the steps will slide out of its position (a very dangerous item)! - ⁠One of the downstairs rooms didn’t have a key. Caretaker said yeah we don’t have a key for that room. The ability to lock your room in a rental property is a must! - ⁠I asked the caretaker if the water was safe to drink, he said “Yeah you can drink it, but I don’t!!!! So I purchased water for the rest of our stay. There is more, but I’ve used up my 1500 characters! Owners just don’t care!!

Not as advertised
Playa grande is wonderful but property was not as advertised. It’s not a 4-bedroom house. It’s 3 separate apartments with a tiny full kitchen and living area in the main apartment upstairs and smaller kitchenettes and bathrooms in the 2 separate apartments downstairs. We are a family of six and having to walk outside to go to bed every night was not what we thought we were signing up for. Also, there are no bathtubs in any of the bathrooms, the wifi only works in the 2nd floor apartment, and the less-than-hospitable owner who does not seem to care about guest reviews lives onsite so you will not have the property to yourself. The beachfront location was the saving grace. Once we reset our expectations and focused on the proximity to the beach on not the quality of the accommodations, we did really enjoy ourselves. The night guard, Damian, was a highlight, always so nice welcoming us home and washing the monkey poop off the stairs when needed. Definitely visit Costa Rica. Definitely visit Playa Grande. And Tamarindo. But if you rent Villa de La Roca, just know it’s not quite as advertised.

Dissatisfaction
The house has missing light bulbs all over the place. The owner stated he would replace them and didn’t. The house had no extra garbage bags. There were ants everywhere. There were holes in the roofing at the hips. The place is very run down. Very disappointed
