Our lovely 5 bed home is located in the vibrant EastEnd district, and is less than 10 minutes from many of Houston's top spots. Our fully gated property includes an open-concept living room and eat-in chef's kitchen.

Our beautiful home includes three stories.

Level 1 - Queen bed downstairs with desk and printer. Open concept living room and master kitchen. We have a dining room with seating for 6 and an additional 4 dining chairs at our kitchen Island. Our surround sound system and smart TV are a delight!

Level 2 - the dreamy master retreat with a private sitting room and massive ensuite bathroom, equipped with a deep soaking tub and huge walk-in shower, a Queen bedroom and a two twin bedroom are located on this level. Our washing machine and dryers are on this level.

Level 3 - An open family room with a King bed and full bath are located on this level. We have a table for games, and large sectional sofa here and smart-tv.

The home also offers a gated yard, front porch, back deck, and playhouse, as well as gated parking.

Four of our five bedrooms are equipped with a smart TV with access to your favorite streaming services. The home offers top-notch Wi-Fi throughout for any working visitors.

Do you have children coming to visit? Our home is kid friendly and includes a pack-n-play, stair gates and more. Your kids will love the playhouse in the backyard, and adults can lounge on the back deck with privacy or watch the world go by from the front porch. Our third floor game room offers a large space for kiddos and adults alike to have fun, including a comfy sectional, big TV and lots of games to play.

Our luxury family friendly retreat is a must stay when coming to Houston! We are just east of downtown and walking distance to the light rail, this stand-alone home is only 1.5 miles to PNC Stadium (Dynamo), 2 miles to Toyota Center (Rockets) and 2.5 miles to Minute Maid Park (Astros). Beautifully and designed for everyday life -- whether you are visiting for a weekend or looking to stay longer term -- this space is distinguished by thoughtful artwork, bright colors and subtle nods to what makes Houston great throughout every room.

IMPORTANT NOTE:
This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1500 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59 for stays up to 9 nights, with an additional $3 per day for stays longer than 9 nights. Damage waiver purchases are optional.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. LIMITED OCCUPANCY:
Occupancy is limited to a maximum of 12 individuals. If the Owner determines this policy has been violated, the Owner reserves the right to expel the entire party without refund.

2. TRANSIENT OCCUPANCY — NO TENANCY CREATED:
This property is a transient vacation rental. It is not the Guest’s residence, domicile, or dwelling.

3. NON-DISTURBANCE CLAUSE:
Renter and their guests shall not disturb, annoy, endanger, or create inconvenience for neighbors, nor shall they use the premises for any unlawful purposes. Guests must comply with all applicable neighborhood, HOA, and municipal noise and nuisance rules.

4. CARE OF PREMISES/DAMAGES:

PET FRIENDLY — DOGS ONLY, 2 MAXIMUM

We welcome up to 2 dogs, 50 lbs or less each. A non-refundable pet fee of $115.00 per pet, per stay applies and must be disclosed at the time of booking.

NO SMOKING OR VAPING PERMITTED IN THE HOUSE.

5. OWNER’S RIGHTS:
If the conditions and limitations of this agreement are not met, the Owner reserves the right to cancel the agreement and may enter the property by statutory proceedings or force to inspect the property and ensure the Renter has vacated. All payments made by the Renter shall be forfeited as liquidated damages.

6. INDEMNITY CLAUSE:
The Renter agrees to indemnify and hold the Owner harmless from all claims, including those from third parties, arising from or related to Renter’s use of the property or any personal property provided.

7. NO SUBLETTING:
The Renter may not sublet or assign this lease, in whole or part, without the prior written consent of the Owner.

8. REPAIRS AND MAINTENANCE:
The property is rented with the Owner’s furniture and furnishings. The Owner is not responsible for providing additional furnishings or equipment.

9. CANCELLATIONS:
We understand that plans can change. Please review our cancellation policy below:
• Full Refund: Guests may cancel for a full refund if the cancellation is made at least 30 days prior to the check-in date.
• Grace Period: Guests who cancel within 48 hours of booking are eligible for a full refund, provided the cancellation occurs at least 14 days before check-in.
• Partial Refund: Cancellations made between 7 and 30 days before check-in will receive a 50% refund for all nights.
• No Refund: Cancellations made less than 7 days before check-in are non-refundable.

10. PEST CONTROL & WILDLIFE DISCLOSURE:
Due to the subtropical climate of Texas, guests may occasionally encounter common pests such as American cockroaches (commonly known as “tree roaches”), insects, mosquitoes, or other wildlife typical to the region. This is a normal occurrence in Texas properties and is not indicative of poor housekeeping or property conditions.

11. SEVERE WEATHER & ACTS OF NATURE:
This property is located in Southeast Texas, where flooding, heavy rain, severe thunderstorms, tornadoes, winter freezes, and remnants of tropical systems may occur. Weather conditions are unpredictable and are outside of the Host’s control.

12. UTILITIES:
Power, internet, water, cable, and other utility services are provided by third-party utility companies and service providers. While every effort is made to maintain these services, the Host has no control over outages, interruptions, equipment failures, weather-related disruptions, or utility company repairs.

13. PARKING:
You may park up to 3 vehicles in the driveway. Do not block the driveways of neighboring homes at any time.

14. SMS COMMUNICATION CONSENT:
By providing your mobile phone number and signing this agreement, you consent to receive text messages from Hooray Stays related to your reservation, including check-in instructions, access codes, property information, and checkout reminders.

15. CHECK-OUT:
CHECK-OUT TIME: No later than 10:00 AM. Additional time can be purchased HERE.

16. ITEMS LEFT BEHIND / RETURN OF ITEMS
To have an item returned, the guest must request it in writing within the 14-day window. A $50 handling fee plus the actual cost of postage applies to all returns and is due before the item ships.

• All other bookings: Payment is accepted via Venmo, Zelle, Cash App, or Apple Pay.

Items ship only after payment is received, and a tracking number will be provided once the package is with the carrier. Items are shipped only to the address on the reservation unless otherwise agreed in writing.

Once an item has been handed to the carrier, we are not responsible for lost, delayed, or damaged packages. Any claims must be made directly with the carrier under their insurance or claims process.
