The unit was very rundown: Walls had holes and patches that weren't painted or sloppily done. Large space for a picture was empty except for the nails. Washer has a dangerous metal pan under it. Baseboards were scuffed and need to be painted. No hangars in the closets. Master bath hot tub didn’t work. Throw pillows on the couch were flat and dirty. Patio furniture was awful, just a rusty table and chairs with dirty cushions that took up all the space. The whole unit was generally dark and depressing, except for the view.

Perfect local

The condo is very spacious, clean and in an excellent location near the boardwalk and a close walk to pier. The beach was clean and pool was large. We would love to return to this location.

The condo was clean. The condo was quiet except for being located right outside the trash chute. The beds were comfortable. The items available in the condo were as stated. It was a nice getaway for our family.

Best location

We loved staying at this property. It couldn’t have been a better location. Right on a private beach. Two pools. Surrounded by multiple dining options. Easy check in and out. Parking included. Loved the beach side balcony. Highly recommend. As recommended by the host— Bring your own beach towels, extra TP and dishwasher pods.

Hassle free, fantastic unit!

I’ve rented MANY units on the Gulf Coast throughout the years and the communication from Pensacola Beach Properties was by far the best experience I’ve had. From sending texts with pre-checkin information to sending texts throughout our stay to see if we needed anything..EXCELLENT management company. The unit was spotless and was exactly as pictured. This is a wonderful 2nd floor unit and would book again ANYTIME. Thanks for a great stay!!

Get getaway

Perfect VRBO for us! On the beach, sunrise and sunset can be seen from the balcony. A 5 minute walk to shops and restaurants. The condo was well appointed. The only issue we had was with codes for entering the complex. One code didn’t work but the other one did. Would definitely recommend this property!

Pensacola was awesome. Trolley was great. Condo needed some work. TV in spare room did not work. Sliding door on laundry was broke. Knob on spare bathroom was broke. Needed sime tlc. View was awesome and condo was clean

Overall everything was nice. It is an older building but it was very clean. The kitchen was nice and looked like it was updated recently . We enjoyed the views and direct beach access. My only complaints about the property are as follows:1. PBP sent too many texts with information, I definitely think it could be simplified. 2. The furniture in the living area was very uncomfortable. The master bed was very soft and It seemed to sink in the middle. 3. The televisions in the bedrooms, we could not get to work. This day and age I expected all the rooms to have smart tvs and we could log into our own accounts. The TV in the living area worked and we were finally able to get it on YoutubeTV. We watch a lot on ESPN app but could not on this TV. We watch a lot of sports that are not on regular TV. The TV itself was not user friendly. 4. It was kinda loud. Not people but random noises. They were working on the elevator so maybe that was some of the noise we heard. Despite these minor complaints we enjoyed our stay.

Awesome location!

We stay here the last week of March 2024. Several things we loved: - Oceanfront balcony - Community hot tub - 2 Community pools (1 is heated in the off season) - Check in was a breeze - Gated property and felt very safe - We saw two property maintenance staff there literally sun up to sundown (give those guys a raise!) - So close to the beach obviously - The other huge plus is that it is walking distance to the “downtown” Pensacola Beach. We could walk to restaurants and ice cream parlors. The only downsides were: 1)Dumb people who don’t follow rules such as smoking on the pool deck and drinking beer from glass bottles in the hot tub 2)A few times one of the elevators was down (we took the stairs and extra exercise was a plus)

Nice condo

Beautiful view from the ocean front balcony, great location (walking distance to many restaurants/shops). Mgmt company was prompt with inquiries/requests, easy check-in/check out. Only negative is the sofa sleeper. You really can’t sleep on it. The structure of the frame isn’t in good condition and the mattress desperately needs to be replaced. I would rent this condo again but would bring my own air mattress if additional sleeping accommodations were needed

Great view but be prepared to buy a few things necessities

Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The condo was nice and clean, but was missing a few standard items - no paper towels, dw detergent, dish soap, etc. These items are cheap and hard to pack - especially just for a few days . They ask you to put in a load of towels before you go, but don't give you laundry detergent to do it??

OK, NOT GREAT

Clearly set up a rental property. Needs updating, beds are in poor condition and mattresses uneven and uncomfortable, shower curtains torn, sink faucets and drains very poor water flow and corroded. Very cheap utensils, poor ac system, very noisey location next to trash shoot. Great view however. Just really needs some upkeep and updating for this price range.

Excellent Beyond Expectations

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We thoroughly enjoyed our stay in unit 202. It was clean, spacious, and met all our needs. Everything was in working order and the view of the gulf from the balcony was spectacular! The location is great - several restaurants nearby. Beach access was great - not a far walk from the boardwalk to the water. Everything is coded for security, which I liked. Main lobby and elevators were spotless and kept that way the entire time we were there. The people at the property management company were all amazing - super nice and helpful. We hope to be able to stay here again!
