Guest Access:
Guest will receive a unique door code to access property during their stay. Guest has access to everything.

Other Things to Note:
Features Description:
• Access: The front door is equipped with an electronic keypad. A unique door code will be sent to you a couple of days before check-in, no need to meet anyone for keys.

• Quiet Hours: 10 PM - 8 AM. Please keep noise levels down to respect our neighbors.

• Age: All guests must be 18+ with the exception of children with their parents.

• Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.

• Trash: Please dump liquids into the sink and not into trash bags. Place all trash into trash bags and secure them in the trash containers next to the driveway.
There are trash bins by the front entrance gate for your convenience.

• Pets: Please note if pets are not previously approved before check-in, a charge of $400 per pet will be charged to unauthorized pets.

• Check-In/Out: Check-in at 4:00 PM. Check-out at 10:00 AM. We charge $25 per hour for all requests for early check-in & late check-out, based on availability. Please note we may not be able to accommodate early check-ins/ late checkouts. Please message us for more details.

• Please bring your personal toiletries like toothpaste, deodorant, etc. A starter supply of the items listed above will be provided. Guests will provide their own supplies after depleting the starter

• Smoking, of any kind, is strictly forbidden on the entire property- inside & outside, and all trash needs to be properly disposed of.

•Guests are not permitted to tamper with any pool equipment unless specifically noted in writing and if any tampering occurs without permission they will incur a fine of $600 or more.

• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. Reservations may be canceled if the agreement is not signed. This correspondence will occur through our Channel Manager Guesty.

• A Security Deposit, of $300, must be paid prior to check-in and are refunded within 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.

• We can host a maximum of 10 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.

• All amenities including outdoor furniture, wifi, etc are fully inspected prior to every check-in, however, we cannot guarantee their working condition during stays.

• We look forward to hosting all our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their own discretion.

• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies in order to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.

• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.

• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.

• Interaction with guests
We encourage our guests to communicate via their booking platform! We are typically very responsive on the platform and will answer quickly. If there is a time sensitive matter, guests will be provided a phone number as well after booking.

Great place to stay

We had an amazing stay at this property! The house was exactly as described — clean, beautifully maintained, and equipped with everything we needed for a comfortable and relaxing trip. The location was perfect, peaceful and quiet. The hosts are wonderful — very responsive, helpful, and made check-in and check-out seamless. We loved the pool and the stunning view.We would absolutely stay here again and highly recommend it to anyone looking for a great place to stay in

Beautiful views

We thoroughly enjoyed our stay here. The views from the deck were amazing. We really liked being able to relax in the heated pool. The hosts were very responsive any time that we wrote with a question. We would definitely stay at this property again!

The houses were adorable and plenty of room for everyone to have their own space but still spend quality time together! You cannot beat the pool/patio with the gorgeous views!

Oregon Family in area for Daughter's wedding

Our Family came to the " Hill Country" for our daughter's wedding. We were happy to find the two houses together when looking for a place to stay. The houses exceeded our expectations! Our family enjoyed the warm weather, the pools, and gatherings the space allowed us to have to entertain friends and family for this wonderful occasion! We would most defiantly stay here again and highly recommend this beautiful place.

Perfect home for vacation!

Our stay was nothing short of perfect! The house was very clean and well kept. The views were amazing, and the pool is a perfect size (even for a group of 10)! Communicating with our host was easy and quick. Their response times to any questions was almost immediate every time!! The house is even more beautiful than the pictures! The location was in a great spot as well. We were able to travel to all of our destinations quickly and easily. If you’re thinking about renting this house for your trip, I would 100% recommend it! We floated the Guadalupe River, went to Canyon Lake, cliff jumped at overlook park, road the alpine coaster at camp fimfo, watched a movie at the Stars and Stripes drive in theater, and played putt putt at sip n putt!! We’ll be sure to book this house for our next trip!
