Welcome to a truly unique group getaway in the heart of Twain Harte—where two beautiful, completely private cabins come together to create one expansive mountain retreat for your entire group.

Cozy Bear and Enchanted Pines sit right next to each other and are connected by two convenient pathways, allowing your group to move easily between the properties and enjoy them as though they were one large mountain estate. You get the space, privacy, and amenities of two individual cabins without splitting your group across town.

Together, the cabins accommodate up to 22 guests with plenty of room to gather, celebrate, relax, and still have space to spread out. Better yet, **each cabin has its own private hot tub—perfect for unwinding beneath the trees after a day exploring Twain Harte, swimming at Pinecrest Lake, hiking the Sierra, skiing in the winter, or spending an unforgettable day in Yosemite.

From May through October, weather permitting, Enchanted Pines also features a seasonal backyard glamping tent, adding another memorable mountain experience to your stay.

We collaborate with a beautiful 4-bedroom, 2-bath cabin on the same street, just a 3-minute walk away, allowing groups of up to 30 guests to stay within easy walking distance of one another.

This makes our location especially well suited for family reunions, weddings, retreats, milestone birthdays, celebrations of life, and other special gatherings. We`ve had the privilege of hosting groups coming together for some of life`s most meaningful occasions.

Maintaining these cabins requires a significant amount of care, effort, and trust. We appreciate you treating the property with the same consideration you would your own home. The guidelines below are important and apply to all reservations. Following them helps us maintain a clean, safe, and enjoyable environment for you and every guest who follows.

## IMPORTANT — CLEANLINESS, TRASH & DISHES

**We do not charge guests a cleaning fee**, which helps keep the overall cost of your stay lower. In return, we ask that everyone leave the cabins reasonably tidy and free of excessive mess.

Before departure, please:

* Do not leave sinks or countertops full of dirty dishes.
* Clean up large spills on countertops and floors.
* Keep food and meals in the kitchen and dining areas and out of the bedrooms.
* Place all trash in the designated bins located at the bottom of each driveway.
* Do not leave bags of trash or loose garbage outside the cabins.

**If the outdoor bins are full, please leave additional bagged trash inside the kitchen and notify your host.**

Our standard turnover service covers normal cleaning between guests; it does not cover excessive trash, dishes, spills, food throughout the home, or other unusually extensive cleaning.

**Excessive cleanliness issues may be documented and reported through Airbnb, and additional cleaning charges of $150–$500 per cabin may apply depending on the condition of the property.**

## IMPORTANT — WINDOWS, DOORS & LIGHTS

When leaving the property, please make sure **all exterior doors and windows are closed and unnecessary lights are turned off.**

Leaving the cabins unattended with doors or windows open creates security, weather, pest, and heating concerns.

**A $100 negligence fee may apply when a cabin is left unattended with exterior doors/windows open or lights unnecessarily left on throughout the property.**

## PET POLICY

We are happy to accommodate pets when included with your reservation. Please observe the following:

* Pets are **not permitted on beds or furniture**.
* Pets may **not be left unattended inside the cabins**.
* Pets must remain **leashed while outdoors**, as the property is not fenced.
* Please clean up after your pet both inside and outside the property.

## WINTER SEASON CONSIDERATIONS | DECEMBER–MARCH

Winter in the mountains is beautiful, but it can also bring unpredictable weather.

Power outages occasionally occur during winter storms. Fortunately, **each cabin is equipped with a whole-home generator that automatically activates during an outage**, helping minimize disruption to your stay.

Severe weather may also temporarily affect internet/Wi-Fi service. Because internet infrastructure is controlled by outside providers, weather-related interruptions are unfortunately beyond our control.

**Refunds, discounts, or early-departure reimbursements cannot be provided for weather-related conditions, utility interruptions, Wi-Fi outages, or a guest`s decision to depart after check-in.**

We strongly recommend purchasing **travel insurance**, particularly for winter reservations.

## HOT TUB GUIDELINES

Your private hot tub will be prepared and ready for your arrival. You may adjust the temperature using the control panel and operate the lights and jets as desired.

Please help us care for the spa:

* Keep the cover securely in place whenever the hot tub is not being used.
* When finished, please lower the temperature to approximately **95°F**.
* Maximum occupancy is **5 guests at one time**.
* For week-long stays, additional spa servicing may be requested as needed.

### IMPORTANT — WATER LEVEL

Splashing and frequent use can lower the water level considerably. **If the water level becomes low, please refill the spa using the provided hose before operating it.**

Operating the hot tub without an adequate water level can damage the heater and other equipment.

**Guests may be responsible for repair costs resulting from operating the spa with insufficient water, which can be approximately $1,000 depending on the damage.**

## PROPANE GRILL

A propane grill is available for your enjoyment and is simple to operate.

If the propane tank happens to run empty during your stay, **7-Eleven is approximately five minutes away** and offers convenient tank exchanges.

Wildlife encounters around the property are uncommon; however, this is a mountain environment, so please avoid leaving food or trash outside overnight.

## HELPFUL INFORMATION

* The **wood-burning fireplace provides excellent heat** and creates a wonderful mountain atmosphere.
* **Wall heaters are not operational.**
* Please keep exterior doors closed whenever possible to maintain a comfortable indoor temperature.
* TVs are **Smart TVs** with access to popular streaming services.
* Extra towels and linens are available in the **back hallway linen closet**.
* Parking is limited due to our narrow mountain street. **Maximum parking is 6 vehicles total.**
* Please **do not park directly across from the cabins**, as doing so can restrict access along the roadway.
* **Smoking is strictly prohibited inside either cabin.** Smoking outdoors is permitted provided all cigarette butts and other waste are completely extinguished and properly disposed of.
* Please leave the cabins in approximately the same condition in which you found them. A tremendous amount of care has gone into creating and maintaining these spaces, and we appreciate your help caring for them.

## ELECTRIC VEHICLE CHARGING

**Electric vehicle charging is not permitted at either cabin.**

The electrical systems are not designed to support EV charging, and doing so can overload the circuits and create a potential safety and fire hazard.

For your convenience, **Black Oak Casino, approximately 15 minutes away, offers EV charging.**
