Welcome to Stream Side Cabin

This newly renovated modern Scandinavian cabin was designed thinking of having an open space where all can gather and enjoy life in the Mountains.

The cabin is only 10 min away from Hunter Mountain, 15 min away from Kaaterskill Falls, 5 min from Tannersville, 25 min from Windham Mountain, and 35 min from Woodstock.
There are many outdoor activities including skiing and hiking nearby. In the summer, the deck with BBQ makes it easy to relax on the property.

THE PROPERTY
Don't be surprised if you enjoy your morning coffee on the deck while watching a family of deer trot by.

Our 3 bedrooms (queen bed, full bed and twin trundle bed) can sleep up to 6 adults, with our twin bed with trundle. Relax by the wood burning stove :). The large, custom dinner table seats 6 comfortably with lots of room to hang, play games, watch movies and more.

GENERAL: Keyless entry, central air conditioning & heating, free Wi-Fi, complimentary toiletries, hair dryer, iron/board, hangers, linens/towels, trash bags/paper towels, in-unit washer/dryer machine, parking in driveway, exterior security cameras (facing driveway) and entry.

TV SETUP: This property is equipped with smart streaming TV technology including (Netflix, Hulu, Apple TV, Prime Video, Youtube, + any apps that guests wish to download. It is BYOL *(Bring Your Own Login) guests are required to bring their own login for streaming apps that they wish to use.

WIFI: There is high-speed Wi-Fi for guests to use.

BEDDING: All basic bedding provided by the owner – Sheets, Linens, Pillows, Blankets, Comforters.

KITCHEN: This rental comes with a basic stocked kitchen with breakfast bar with seating, including pots, pans, hot water pot, baking sheets, silverware, bowls, plates, toaster, microwave, drinking cups, coffee maker, coffee cups, drip coffee pot, cooking utensils. We provide coffee and sugar, salt and pepper, seasonings, dish soap, 1-2 rolls of paper towels.

BATHROOM: This rental comes with 2-3 rolls of toilet paper, anything additional is the responsibility of the tenant to bring. Bath towels, shampoo, body wash, and conditioner are provided by the owner.

LIVING AREAS / HEARTH ROOM: Wood-burning stove, ceiling fans, big screen projector, JBL home theater system, yoga mat, cushions.

OUTDOOR AREAS: 2 decks w/ outdoor seating, outdoor dining area, wood-burning fire pit, gas grill, private yard.

PETS RULES:
We are pet friendly and ask that you include the pet fee of $75 per stay when bringing your furry friend(s). This allows us to do the extra laundry and deeper cleaning needed after pets have stayed.
We strive for an allergy-free space for those who are allergic or sensitive to pet fur/dander. Please reach out if you have questions or a different situation with your pet! We encourage you to not leave your pet alone at home, if this is the case, please be aware he/she has to be crated, we have one crate medium size at the cabin for your convenience.
*Up to 2 dogs max per stay*.

CLEANING AND MAINTENANCE:
*Guests must clean up after their pets both inside and outside the property.
*Pets are not allowed on furniture, including beds, sofas, and chairs.
*Any pet hair or waste must be thoroughly cleaned before check-out.
*Any waste found on the rugs, bed linens and sofa will incur an additional charge of $100.

DAMAGE POLICY:
*Guests are responsible for any damage caused by their pets.
*Any damage or excessive cleaning required will result in additional charges.

HEALTH AND SAFETY:
*Pets must be up to date on vaccinations and flea treatments. Proof may be required.

RESTRICTED AREAS:
*Pets are not allowed in the bedrooms or bathrooms.
*The storage room doesn’t have access for guests.

GUEST RESPONSIBILITY:
*Guests must bring their own pet bedding, bowls, and other necessities.
*Pets must be supervised at all times. Leaving pets unattended is strictly prohibited.

COMPLIANCE:
*Failure to comply with these pet rules may result in additional fees and/or immediate termination of the rental agreement without a refund.

OTHER DETAILS TO NOTE:

WINTER
Heat only: the mini split located on each room is to be used for the same set up, depending on the season, if winter all the splits have to be set up for heat mode (70 degrees up). If not all the equipment will display an error code.

SUMMER
Cooling only: Same situation for the configuration, if splits are set to be cooling, they have to be 68 degrees down. All have to be in cooling mode. If not all the equipment will display the same error code mentioned above.

SEPTIC SYSTEM
This cabin, like all cabins outside a town, is on a septic system. And septic systems aren’t conducive to flushing items other than waste and toilet paper down, *NO FEMININE PRODUCTS OR BABY/FACIAL WIPES*

*If a plumber has to be called during your stay or on the day of checkout and it is determined that a blockage occurred, you will be responsible for the repair costs*.

TRASH POLICY
Additionally, because we are in the wilderness and there are wild animals that like to sift through the trash and then become trained to come back regularly. With that been said, every guest has to take their own garbage with you or to Greene County Solid Waste Management. Our housekeeper doesn’t remove trash/garbage as part of the cleaning fee.

*If housekeeper find trash/garbage inside the house, will result in an additional charge of $50*

NO SMOKING INSIDE THE HOUSE
We have a smart smoke/carbon alarm system in each room. It detects and alerts us to the presence of smoke or carbon monoxide in each room. Every alert will notify us. Any smoking or vaping is banned in all indoor areas.

*Any smell found on the house or excessive cleaning required will result in an additional charge of $100*.

NO EVENTS, PARTIES OR LARGE GATHERINGS

**The reservation must match the amount of guests at any time.**



GUEST ACCESS
Guests will have access to the entire home and 1-acre property during your stay.

PARKING: gravel driveway, can accommodate 3 small-medium cars.

ACCESS TO THE HOUSE: The entrance is on the right side of the house (up to the deck). We have a keyless smart lock- inside the hearth room, so you don’t need a key. You'll be given the code the day of your arrival, not before.

We are in the mountains which means we are prone to normal forest / mountain occurrences like power outages during windy rain storms or for no good reason. We have a few flashlights in the kitchen cabinets in that case. Internet, Electricity, TV, Road Conditions, Snow, Ice etc. cannot be guaranteed if there is a problem with the provider.

You will probably need a car with four-wheel drive or all-wheel drive in the winter months (when it is snowing). We are not responsible for natural occurring allergens in the air at the house or allergies surrounding outside. We are not responsible for snow in the yard - remember this is the country and it’s supposed to be enjoyable but not everything is perfectly manicured 24/7. The snow in the driveway will be plowed as much as possible but please be careful on the deck; sometimes it can be slippery.




Guests - Booking this house is a consent and an agreement between the guest and the host that any incidents that may happen to the guests on or around the property because of their own carelessness, oversight or negligence will not be held liable against the owners. Since the owner is not on site, it is the guests own responsibility to take care of their belongings and themselves while using and staying in and around the property. Booking this house is a consent and agreement that the guests clearly understand and agrees to the liability clause stated in this paragraph.

There is a house rules and liability waiver that should be reviewed. While children are permitted with the parent’s discretion, please note that this house is not child proof for stairs or cabinets. Cleaning supplies are not behind locked cabinets and fall hazards are possible for unattended children around stairs or deck. Climbing on any piece of furniture can pose a risk. Parents should consider this in terms of extra vigilance and do their own risk assessment. Please feel free to ask any questions you may have.
