PROPERTY DESCRIPTION

Living & Dining
This 1st-floor condo features an open and inviting layout with no stairs to climb. The living area includes a wide, comfortable sofa and flows into a fully stocked kitchen equipped for all your vacation meals. One of the highlights of the home is the enclosed patio, where you can enjoy your morning coffee or an evening meal while taking in the natural views.

Sleeping Quarters
The home features bedrooms. The Primary Suite offers a Queen bed and a private en-suite bathroom with a walk-in shower. The second guest bedroom also features a Queen bed and has direct access to the second hallway bathroom, which offers a shower/tub combination.

Community Amenities
Bethany Bay offers a wealth of amenities including a seasonal outdoor pool, tennis courts, a playground, and bay access for kayaks. Best of all, amenity passes are included with your reservation at no additional cost! Guests may also pay a separate fee to play the community’s 9-hole golf course.

LINEN PACKAGE

1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT

1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

MISCELLANEOUS

-The maximum occupancy is 4 people.

-There is parking for 2 vehicles.

-No pets, smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

-The property owners we represent do not permit reservations for groups under the age of 25.

DELAWARE SHORT-TERM RENTAL TAX

Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
