Secluded, Private Vacation Beach Home on Chappaquiddick Island, Walk To Beach.

You will feel "at home" in this beach inspired, privately owned ranch on Chappy.
The architect-designed 5 bedroom, 4.5 bath house is tucked away on 6 acres of secluded grassy meadows and red cedar woods.

You can take a short walk to Katama Bay to swim, kayak, barbeque, relax on the beach. Or you can take a drive out to "The Gut" for breathtaking pristine vistas.
If you feel like a little more hustle & bustle, catch a ride on the 59 sec (even faster with the right tide) Chappy Ferry to Edgartown for ice cream, dining and shopping.
You get to choose the best of both worlds…

The Home
The open floor plan makes entertaining easy and if you love to cook, the gourmet kitchen has everything you need...just bring your groceries. The entertainment room on the lower level will keep you busy on a rainy day.

The Main Floor
The spacious living room with vaulted ceilings and original "old barn" wooden beams creates an open and airy feel with lots of natural light. The large beach stone fireplace separates the living and dining rooms. Two hallways connect three bedrooms all with vaulted ceilings and private bathrooms. The Master Bedroom is at the south-west end of the house with an en-suite bathroom.
The gourmet kitchen is a cook's delight with lots of kitchen gadgets including coffee options - Nespresso Original & Vertuo, Kuerig and Krups Drip/Grinder.
The office, adjacent to the dining room, has a wi-fi printer should you need to work while on Chappy.
The sunroom, accessible from the kitchen porch, has two beach bikes and 4 beach chairs which guests are welcome to use. Please note *BIKING WILL BE AT YOUR OWN RISK*.

The Outdoor Deck & Porch
French doors off the living room lead to a large deck with outside dining, chaises, an outdoor shower and a hot tub.
If you want a "boma" experience (home version of a safari boma) walk over to the back yard "boma" and relax around the fire.

The kitchen porch is 'grill heaven" with your choice of a Blackstone griddle, a Primo smoker and a Weber gas grill.


The Lower Level.
There are two bedrooms, a spacious open den with 2 daybeds (twin size) and a large new bathroom on the LL.
The Family Entertainment /TV Theater/ Play Room (the surround sound is awesome) with a billiards table, ping pong, foosball, chess board, dart board and a cupboard full of games, is also downstairs.

Whether it's a romantic retreat for two or a family stay for twelve, just pack your bags and come to the Vineyard. You'll love it here and hopefully you will be "Chappified" by the end of your stay.

Great home to enjoy family vacation and definitely happy on Chappy. Location was great, away from the hubbub but just minutes away from joining the crowds. Mitch was a great host!

We just spent 2 wonderful weeks at Mitch's home. It was the perfect spot for a multigenerational family reunion, there was plenty of space for our group including toddlers and teenagers to spread out. The basement game room was a big hit for the older kids to hang out, The kitchen is well equipped for any kind of meal prep. The grounds are beautiful adding to the relaxing atmosphere, Mitch is a wonderful host and readily available to answer questions, We couldn't have asked for a better experience and hope to be back next year!

Our Chappy Place

This was our 2nd year staying on Chappy at Mitch’s and it was somehow better than the first time we experienced it. We love being here. This home lent itself to many family style dinners out on the porch, breakfast on the blackstone, drive on beach days, and fires at night. So many memories made and we hope to make this a yearly tradition. Highly recommend you experience the magic that staying at Mitch’s on Chappy offers!

perfect for extended family

this house worked perfectly for us - an extended family of 4 adult couples and two toddlers. the basement bedrooms/bath/play area allowed separation in the evening and early morning for early to bed/early to rise young family. comfortable living/dining/kitchen space and enormous private yard. we had a wonderful stay!

Can’t wait to return!

From the beginning, prior to our stay, Mitch was extremely responsive! We have been to the Vineyard many times, but this was our first stay on Chappy and it was a dream. The home was immaculate, expansive, and the perfect spot for our group to settle right in and feel at home. We cannot wait to return to this home next year for our annual Vineyard trip. Highly recommend!

House is beautiful, large, and modern. It has every amenity to enjoy Martha’s Vineyard. Full kitchen, hot tub, bikes, ping pong, darts, pool table. Chappaquiddick is very remote, and a respite from the more touristy big island. Beds are particularly great.

Family vacation on Chappy

Our family had a fabulous vacation and stay in this wonderful house on Chappaquiddick! We had plenty of room to relax and enjoy all the amenities this home had to offer. The game room was a big hit! We took our truck and explored all of the beaches on chappy - absolutely beautiful. The home was beautiful decorated and curated and we would love to come back! Highly recommended!

This was our second time staying at Chappy House and it was just as perfect as the first! The home is beautiful, spotless, and thoughtfully designed with top-end appliances and fixtures throughout. The beds and bedding are incredibly comfortable, which made it easy to relax after a day at the beach.There’s plenty of space for a large family, and everyone loved spending time in the basement game room. The yard is fantastic, and we especially enjoyed using the grill and Blackstone—great amenities for family meals. The location strikes the perfect balance of being secluded and peaceful while still close to the beach and ferry.Mitch was excellent to work with, responding quickly to any questions. We couldn’t ask for a better experience and will definitely be back again next year!

Splendid home for a family gathering.

There were eight of us, three couples and two singles. Each had their own room. We made great use of the numerous offerings because - it rained the whole time, and the house was our playground. I hope we can come back.

Amazing property and outstanding host

The host/property owner was outstanding. He was in constant communication and shared a property guide that was very helpful. The house was very clean, ample, beautiful and well taken care of. I loved the privacy of the property and proximity to the beaches and the ferry. The stay at the property met all of my expectations and we are definitely coming back this or next year. Thumbs up to Mitch for being an exceptional host!

Amazing Stay at Chappy House

Chappy House was the perfect venue for our Martha's Vineyard Girl's Trip. The house is lovely and lively with fun decorations and lots of room to relax and regenerate. The house is equipped with everything that we needed and clear instructions and guidance for appliances and other procedures. We gathered from several states and had a great time. Mitch was such a great communicator, his responses were always timely and helpful. The minor items we reported were answered and responded to timely. We would love to visit Chappy House again.

Happy on Chappy

Awesome house very privately sited just minutes to some of the most gorgeous beaches in MA! Extremely well equipped kitchen for gourmet cooks! We especially enjoyed the flattop grill and ceramic smoker on one of two decks! We had a few issues early in our stay. The owner Mitch and his maintenance person were on it immediately & communicated with us through the process. Layout of house was great, beds were super comfy, the hot tub, fire pit & outdoor shower were really nice extras. If you are looking for privacy, serene setting on Chappy, definitely put this house on your list!

Wonderful oasis

Rented this lovely home with a group of friends to attend a wedding in Edgartown. It surpassed all our expectations. We have rented many homes through vrbo and this was one of the best. When we walked through the door, we were immediately impressed by its warmth and charm. It's very well equipped from the kitchen appliances to the recreation area on the lower level. The grounds have lovely touches - the swing, firepit, hot tub, multiple outdoor seating areas. The beds were exceptionally comfortable and the bathrooms were all nicely done. The home is accessible to some beautiful walks to the beach and is a quick ride to the ferry with access to Edgartown. Mitch couldn't have been a better host. He was always available to answer questions and a delight to work with. In summary, would rate this home 10/10 and wouldn't hesitate to rent it again if we are in the area.

If you want to enjoy the excitement and life of Edgartown and the main island of Martha's Vineyard, it's only a 50 second (yes, I’ve timed it) ferry ride to town. Chappy is a special place…you will love it here, of that I can promise.
