Welcome to this distinctive vacation property managed locally by Island Time Hilton Head.

Be Our Guest Beach Villa is proud to unveil a top-to-bottom remodel that makes it a showpiece of the Queens Grant Neighborhood.

This end-unit villa offers an abundance of windows and sliding glass doors, allowing natural sunlight to flow in with views of the 11-mile lagoon system, a large stained wood deck, and a large, beautiful landscaped area not common in Queens Grant Villas.

Coastal-chic luxury décor surrounds you throughout. The first floor includes new LPV flooring, a well-appointed kitchen with new stainless steel appliances, new quartz countertops, and new white cabinetry. An open floor plan flows into the dining area, which seats eight. The living room has a large flat-screen TV, perfect for a family movie night after a fun day on the beach or watching your favorite sporting event. Amazing views draw you to the large deck with comfortable furnishings, perfect for enjoying the Lowcountry outdoors. Another bonus is that the community pool is less than 50 steps away.

The newly updated first-floor primary suite includes new flooring, a ceiling fan, and a brand new luxurious king bed with an architectural accent wall behind it, so you can sleep in style.

Upstairs, you will find the second and third bedrooms also completely updated with new LVP flooring, designer doors, and paint.

The beautiful beach is a 10-minute walk, or during the high season, simply call the Dune Buggy for pick-up. The world-famous Palmetto Dunes Oceanfront Resort offers tons of activities in the 2000-acre community that stretches from the 3 miles of white sandy beaches through 11 miles of lagoons, 3 golf courses, and 25 tennis and pickleball courts. There is also a convenient bikeway or walkway under William Hilton Parkway that provides access to the Shelter Cove Marina and Towne Center, which feature a plethora of world-class shops and restaurants.

Great, renovated condo.

Our family was very happy with the condo. We have stayed at lots of places in Palmetto Dunes. The condo was recently updated. Queen's grant is good location but need to update the pool areas.

Alligator adventure!

We absolutely loved this place! Us and our son was always out looking for alligators we seen 3 while staying. The house itself is spacious and wonderful. If I had one complaint it would be the refrigerator is to small. Otherwise great place!!

Fantastic Trip!

We had a fabulous time in HHI at this villa in Queens Grant, Palmetto Dunes. The villa was clean, beautifully updated/decorated and our experience with Island Time Rentals was great. Communication was fantastic with the property managers. We loved that this villa was an end unit and close to the pool. We brought our dogs & it was a great location for pets with a grassy area out back and close to walking paths. It was a 10/10 experience and we will definitely be back!

Better than Expected

Did not know much about HH before we arrived. The home was very clean and looked like it was just renovated. Stayed in a few VRBO's over the years and this was very nice. Location was great as you could sneak out the back and jump right on the walking/bike paths. Parking was a bit full, but we were there during Spring Break, so it was expected. House was less than a mile from a little bit of shopping and Grocery store.

Overall, I recommend this vacation rental. Reviewer Comments: We had a good experience with this recent rental with the exception of one situation. Upon our arrival on a Saturday, we were met with the rental company maintanence staff. We were told the refrigerator was not working properly and the applicance company would be out on Monday. We had items that needed to be kept cold so reached out to the rental company for assistance (they did not offer) and we're given a compact refrig. Monday came, and we were told parts needed to be ordered which didn't arrive until Friday. Again, we had to reach out to rental company and say the small refrig was not adequate for our needs. A larger old refrig was dropped off. Repair to the unit's refrig was completed the following Monday. We were told that it would 36 hrs. to cool to proper temp (which it did take that long)! Contacted the rental co. to remove the two loaner refrigerators on Wednesday. Never happened. Thursday morning (when out for breakfast and our dog was in unit alone, but in a crate) they removed the two refrigators. We had communicated to them several times that we didn't want anyone to come in the unit when the dog was there alone. Poor communication on their part. That being said, to have had to deal with this issue for 12 days out of a 14 day stay was inconvenient and took away from enjoying our stay. We have been visiting Hilton Head for over 40 years, fortunately this has never happened before!
