I’m glad Marianne and her family found my home very suitable for their stay. The 4/10 has to do with the following: The guests checked into my house without having made their second payment, and I never received an email from VRBO informing me. I was unaware until I called to find out why I had only received partial payment, 4 days after they had checked in and one day before their departure. While I remained on the line with VRBO, they called the guest and at which point the guest said they would make their payment. I was on hold with VRBO for about an hour and at the same time was texting the guest who gave me one very curt response. While remaining on the phone with VRBO, I waited for the guest to make their second payment. VRBO agent continue to check several times to see if the guests had made their payment and they had not. He advised me to cancel the reservation and attempt to collect the $3216 owed, from them directly, so I did. When I got through to the guest, they were upset that I had canceled it because they wanted to pay through the site. I asked them to please pay me directly. They told me to wait until 2 PM (never asked if it was ok). Given how they were acting, and how they were checking out in less than 24 hours, I didn’t feel comfortable waiting, so I I told them that I wanted to get paid sooner rather than later. They had activities scheduled, so they opted for paying me within the hour to get on with their day. That was fine with me, but the guest seemed irate that I didn't want to wait until the afternoon. I am a super nice host and will do everything to make sure my guests have a great stay. It’s interesting that they gave me a low mark on my communication when it was me who was messaging them asking how things were going during their stay, and also several times when this happened, asking them if they were making their payment and I received only one short response. Given that VRBO didn’t make any guarantees about covering the payment and advising me to cancel because they hadn’t made their payment after almost an hour, that is the reason I did what I did. All along I was very responsive in my communication with the guest. In fact, I was very accommodating as well. When she messaged me and asked me If she could come to the house a few days prior to their arrival so she could walk through and figure out where everyone was going to sleep as it was a group of 15. I provided a comfortable air mattresses and extra bedding for the children. Prior to these guests, I’ve had all 5 Star and 10/10 reviews. I find it interesting that they feel they had the right to give me a bad review when they were the ones who didn’t make their payment until they were confronted about it. I never got upset with them nor did I give them a bad review. I figured the matter was resolved. It’s a bit disheartening. Btw, I do have a beautiful set of knives available in the home!

The moment I heard there was an issue with the speakers, which was the family's 3rd day, I personally went over to the house. Although the family was out, I tried all the speakers inside and out, and they were all working. Perhaps the family was not able to or maybe didn’t know how to access the Sonos system app on their phones. All three A/C Nest units were working efficiently. In fact, when I went in the house, I found all three AC units left on very low temps (69° to 70° ) even though they were out all day. The house was actually cold. With the exception of the first day, the outdoor temperatures during their stay were in the low to mid 70's. My property manager offered to meet them to go over the written instructions provided for master bedroom TV, but they said they preferred that he not come over, so he walked them through the instructions over the telephone. As far as we knew they have been able to watch the television, as we never heard, otherwise. We were never informed that they had any Issues with the alarm system. As with all equipment in the home, detailed instructions on how to work the security alarm are in the house policy. in addition, instructions for the alarm system are sent in a text prior to their arrival. The alarm does not need to be used if the family preferred not to use it. I'm glad to hear that the family had an overall good time.
