No dog(s) are welcome in this home. No other animals are allowed without specific approval.

All adults must be registered at gate security.

Parking notes: There is a driveway parking for 2 standard vehicles. Extra cars can park freely on the streets in front of the house and resort.

A 1-day notice is required in order to heat the pool spa. A fee of USD 35 per day must be paid prior to check-in. Guests can contact us after booking to purchase pool spa heat for the stay. But note that heating the pool can take more than 4h depending on the season.

Please keep in mind that we don't supply baby sheets, car seats, or baby stair gates. If you require any of these items, kindly bring them along with you.
RESERVATION

**Check-in time is after 4 p.m. Check-out time is before 10 a.m. Upon request, early check-in or late check-out may be arranged based on availability, and an additional fee will apply.

**The latest checkout time permitted is 11 am. If guests wish to depart between 10 am and 11 am, they must contact us to include the late checkout fee of $50 in their reservation. Any guests staying past 10 am without prior notification will also be subject to the $50 fee. Please note that no guests are allowed to stay beyond 11 am, as the cleaning company requires sufficient time to prepare the house for the next guest arriving at 4 pm.

**Every guest 18 years old and up in the group is required to register with the entry system of Windsor Island Resort. Please provide us with their legal names to avoid any delays or potential cancellations during the check-in process.

**For groups exceeding 14 guests, there is an additional guest fee of $25 per person per night, with a maximum accommodation limit of 26 guests. It is mandatory that the number of guests occupying the property does not exceed the reserved count, even if they aren't staying overnight. Special circumstances can be discussed with the host for approval.

**No parties or events are allowed. Violation of this rule incurs a fee of $100 per person. Guests found in violation of this rule will face reservation cancellation without a refund and will be asked to vacate the property. Please refrain from bringing any party rental equipment, including, but not limited to, chairs, tables, tents, portable dance floors, bounce houses, wet slides, etc. The use of fireworks on the premises is strictly prohibited.

**This property does not allow pets. This includes emotional support animals. Only registered Service Animals will be allowed and only when documentation is provided that the pet is registered with the guest's home state. Special allergic preventive treatment may be needed after checkout.

**Our home is designed for self-catering accommodations. We'll provide a few starter products like hand soap, toilet paper, and trash bags to get you going. It's the guest's responsibility to obtain additional supplies and replenishments as needed.

HOUSE AMENITIES

**You have the option to add the pool heater as an extra amenity to your reservation at a cost of $35 per night, and it must be reserved for the entire duration of your stay. Please be aware that it may take up to 48 hours to heat the pool to 85 degrees. We kindly request that you notify us in advance if you wish to use the pool heater, so we can ensure the pool is ready upon your arrival.

The pool/spa heater operates on a timer, starting in the morning and turning off in the evening, running for approximately 8 hours each day. In cooler weather, it may be challenging to maintain the water temperature above 80 degrees. Please note that this does not constitute equipment failure, and no refunds will be provided.

**Pool cleaning is done weekly by a professional company. On rare events, extra cleaning is necessary. To ensure proper cleaning, all guests must be out of the pool. The service typically takes 30 minutes, and the company will leave a notice saying how long you have to wait until you can enter the pool again. Please note that this service is provided usually on Thursday, and it can change without advance notice.

**We provide a complimentary propane grill for your use, and we take care of the cleaning. Please handle it with care. You are responsible for obtaining propane gas to operate the grill. However, if the tank is full upon your arrival, please feel free to use it. Guests who use this service acknowledge that they are using the grill at their own risk and accept liability for any damage caused during its use.

• By proceeding with this reservation, you acknowledge and accept that the use of the pool and the pool area is entirely at your own risk.
Therefore, you agree to absolve the Host, its representatives, and the property owner for any potential loss, damage, injury, expense, or anything that you or other guests may incur when using the pool and pool area.

HOUSEKEEPING AND CLEANING

**Place trash in the garbage bin by the garage door. It will be picked up by the resort. If there are any questions, please contact the host.

**No smoking or vaping inside the house. A penalty will be applied if it's detected.

**Do NOT park on the grass! Your car will be towed by the resort and at your own cost.

**Food or drinks are not allowed in the bedrooms, game room, or pool.

**No unaccompanied guests under 21 years old in the house.
All rules must be observed and followed by all guests during their stay.

**Children and infants must be always under adult supervision.

**Please keep the front door and the doors access to the pool area closed when they are not in use.

**No bombing or running in the pool area. No drinking glasses or glass bottles are allowed in the pool area - only plastic items are allowed.

**Children are not allowed in the swimming pool area without adult supervision.

** Before you leave, please leave the house as you found it when you arrived and do the followings:
• Place each TV remote back on the velcro tapes next to the doors.
• Remove bed linens and leave them next to each respective bed.
• Wash, dry, and put dishes away.
• Remove perishable food.
• Turn off all appliances, lights, and fans.
• Place all trash in the garbage bin outside
• Close and lock windows, front door, and doors access to the outside

TOWELS & LINENS

**Respect for the bed sheets and towels is of utmost importance. While regular wear and tear is understandable, it is imperative to exercise extreme care when using makeup, foundation, face medications/creams, and tanning products, as they have the potential to stain or bleach the linens and towels. Any linens or bath towels rendered unsalvageable will incur a fee of $25 each.

**We strictly prohibit the use of towels provided in the unit for any purposes outside of the house.

AIR CONDITIONING / HEATING:

The property features central heating and air conditioning. Guests are required to maintain the air conditioning temperature above 72 degrees and the heat temperature below 78 degrees. Additionally, the fan setting should be set to 'Auto.' It is essential to keep doors and windows closed when either the heat or air conditioning is in use. Setting the thermostat below 72 degrees may lead to condensation or unit shutdown. Any necessary repairs resulting from extreme temperature settings will be the responsibility of the guests.

SMOKING

This unit is a Non-Smoking Unit. We allow smoking in the outside areas, such as the patios but guests are required to use a proper ashtray and not bowls, cups, or any other utensil from the property's kitchen. Anyone found to have smoked or vaped in the unit or left cigarette butts or ashes on outside areas will be charged a minimum $500 fee.

OTHER

**The Guest agrees to abide by all HOA association rules, including but not limited to all community signs, trash management, parking, and noise limitations.

**The furnishings within the Premises are subject to change without prior notice.

**The furniture, bedding, utensils, and any property provided within the premises must not be relocated or transferred. Moving furnishings inside, outside, or within the game room is strictly prohibited.
