Parking in Driveway Only (no garage, no street parking). 2-4 (Small) cars. Do not park over walk-way (police will ticket)

Important Pool Information:

🚫 No water balloons, or foam toys in the pool please
🏊Pool care is needed during your stay. Please expect to skim/brush, empty filter basket and run hose/water to keep the pool full. Many Thanks!
🏖️Pool is not heated and pool light has been disengaged so there is no pool light; but there is lighting on the patio
🐜 FL Bugs Disclosure
We use professional pest control, but minor pest activity may occur between cleanings
💧 FL Water Note:
Due to natural sediment, tap water in Florida may appear cloudy, have an unusual smell, or an odd taste. Some guests choose to use bottled water instead.
🐶 Pets Policy
Small pet (1) may be welcome – contact us first!
🗑️ Trash
Trash bags may be disposed of in the bins next to the garage. Please put out the garbage and recycling bins on Sunday and Wednesday night and bring in the following day by 4 PM. (Marco Island fines us for bins not brought in the next day)
✅ Rental Rate Structure Policy
Base rental rate is calculated for 1 person, 0 pets, per night

All guests, including adults and children, and any pets must be accurately submitted at the time of booking to reflect the correct nightly rate

Failure to submit accurate guest counts and pet information will result in rate adjustments

Additional Guest Fees (added to base nightly rate):
Adult: Florida Rental Home: $15 per person, per night
Children: Florida Rental Home: $10 per person, per night
Pet Fees:
Reservations of 1 - 7 nights: $100 per pet, per stay
Reservations of 8 or more nights: $15per pet, per night

Additional guest fees are standard practice in the short-term rental industry and reflect the proportional costs associated with increased utility usage, property wear and tear, and the overall maintenance required to maintain a quality experience for all guests.

Occupancy and Visitor Policy
Only guests who are registered at the time of booking are permitted on the property during the rental period

Visitors are not permitted without prior express written permission from the host, Kara

This policy is enforced in compliance with the city rental permit, property insurance requirements, and business policy

Conduct and Noise Policy
No parties of any kind are permitted on the property
Quiet hours are strictly enforced: 9:00 PM - 9:00 AM, both indoors and outdoors

Noise complaints from neighbors or a police response may result in immediate eviction from the property with no refund

Policy Violation and Resolution
All policies stated above are aligned with Airbnb and VRBO platform policies

Any violation of these policies will follow the respective OTA's (Online Travel Agency) resolution process when addressing policy violations

This ensures a fair and standardized resolution process for both guests and the host

Guests booking through Airbnb or VRBO are subject to each platform's terms of service in addition to the host's stated policies
