We can't wait to be your host at our trailside oasis. Just 2 blocks off historic downtown Rogers and within walking distance of restaurants, I pubs, antique stores, hiking/mountain biking trails and the farmer's market. Great location to walk to concerts at the new Butterfield stage downtown Rogers - the Walmart Amp is only 6 miles away (live music). Beaver lake (fishing/boating) is only 10 minutes way.

Our charming 9x16 4ft deep cocktail pool is a delightful feature for year-round enjoyment. While it doesn’t have jets, it can be heated for an additional nightly charge to provide a cozy experience even during the winter months. Whether you want to take a refreshing dip or simply relax by the inviting water, our pool offers a unique and tranquil space for your stay.

The main bedroom has a King bed, the second bedroom has a full/twin bunkbed. Bedrooms and the living room are set up with Roku Smart TV, ready for movie night. The kitchen is organized and ready for cooking. Coffee bar with Dual coffee pot with full pot or Keurig cup capabilities. Washer and dryer in Unit.

Starter toilet paper/paper towels/detergent/coffee/creamer/spices/trash bags/shampoo/conditioner/hand & dish soap provided. Guests will need to purchase more if needed during stay.

Gas and Charcoal grill. Propane provided, guest need to bring charcoal if desired. Fire pit in backyard.

Guest Access: Guests have access to entire home with the exception of the attic and basement.

Other Things to Note:

Pool can be heated for an additional $50 per night fee, please let us know at least 48 hours prior to arrival if you would like the pool to be heated. Also note that if you choose to have it heated, it must be heated for entire stay.

Small dogs welcome BUT must be pre-approved and confirmed when booked. A separate invoice will be sent after booking for a $50 pet fee per dog. Guests will be responsible for all damages. Dogs are not allowed on furniture. Dogs are not to be left alone unless crated. Dogs must be picked up after in the yard or you will be charged an additional cleaning fee. Unauthorized dog/animal will result in a $400 fine. Security cameras are located on all exterior sides, including the backyard, no cameras inside.

Smart TV available to connect to any of your subscriptions, Youtube TV available in the living room, but no traditional cable or satellite.

By staying at our property you acknowledge and agree to the following:


1. Pool Use: The pool located on the premises of 409 N 3rd Street is provided for recreational purposes. You understand that swimming carries inherent risks and can be dangerous. You use the pool at your own risk and assume all responsibility for any injuries or accidents that may occur while using it. Children should be supervised by a responsible adult at all times.

2. Bunk Bed Use: 409 N 3rd street provides bunk beds for your convenience. You understand that climbing onto or using bunk beds can be risky, especially for children. Use of the bunk beds is at your own risk, and you agree to take all necessary precautions to prevent accidents or injuries, including ensuring that children are supervised and use appropriate safety measures.

3. Responsibility: You are responsible for your safety and the safety of anyone accompanying you during your stay at 409 N 3rd street. You release the property owner, VRBO, and its affiliates from any liability for accidents, injuries, or damages that may occur on the property, including but not limited to the pool and bunk bed areas.

4. Compliance: You agree to comply with all posted rules, guidelines, and safety instructions related to the pool and bunk beds.

By accepting this waiver, you acknowledge that you have read and understood its contents. If you do not agree with these terms, please do not rent this property.
