Spacious two bedroom condo in upscale community. Great coffee shop downstairs and a few minutes walk to many restaurants, shops, and the Promenade shopping mall. Across the street is also a great library for adults and children.

- Community gym is right around the corner. Wake up and be at the gym in minutes to start your day.
- A few minutes walk from so many places! Right downstairs is a great coffee shop. A few minutes walk will take you to great restaurants, shops, a large library, Bristol Farms for groceries, and the Promenade mall with an ice skating rink.
- Outdoor seating area with fireplace is right outside the patio. Great for enjoying the SoCal weather yourself or entertaining visitors.
- Game room with pool table and kitchen
- Community workspace with workdesks
- Master bathroom with Jack and Jill sinks, separate bathtub and shower, and large walk in closet
- Smart TV in living room, watch all your favorite streaming services

HOSPY HOMES RENTAL AGREEMENT
This Rental Agreement (the “Agreement”) is made by and between Kairos Partners Group Corporation, DBA Hospy Homes (“Host”) and _ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Property. The property is located at _
Maximum Occupancy: The reservation is for _ guests and _ pets. If additional guests/pets will be staying at the property, prior approval from Host must be obtained.
Term of the Lease. The lease begins at 4 pm on _ (the “Check-in Date”) and ends at 11 am on _ (the “Checkout Date”).
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Violation of these rules may be grounds for cancellation of Guest’s reservation with no refund.
Non-Disturbance Clause: Guests and their party shall not disturb, annoy, endanger, or create inconvenience for neighbors nor use the premises for any unlawful purposes.
Host’s Rights: Guest agrees that if the conditions and limitations set forth herein are not met, Host shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Guest has vacated the Property. All monies paid by Guest shall be forfeited as liquidated damages.
Indemnity Clause: Guest hereby agrees to Indemnify and hold the Host harmless from any and all claims, including those of third parties, arising out of or in any way related to Guest’s use of Property or the items of personal property provided therein. Guest assumes all risk of injury or other losses relating to any recreational activities, including the use of the private swimming pool on the Property, and will hold Host harmless with respect thereto.
No Subletting: Guest may not sublet or assign this lease for all or any part of the premises without the prior written consent of the Host.
Repairs and Maintenance: The Property is rented with furniture and household furnishings. The Host shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Guest will report any maintenance issues immediately to the Host. The Host will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.
Cancellation Policy: If Guest wishes to cancel his/her reservation, the payment will be refunded per the platform’s cancellation policy (Airbnb).

No parties or events allowed.
No third party bookings allowed unless prior approval has been agreed upon between the Host and Guest in advance.
Keep noise at dinner conversation levels and be respectful of the neighbors. Quiet hours are 9 PM-8 AM. No loud music at any time.
No pets allowed without prior approval from Host.
People other than those in the Guest’s party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agreed to above, unless prior approval has been obtained from the Host. If approved, the appropriate additional charges may be added to your reservation.
No illegal or illicit activities of any kind allowed in or around the apartment. No smoking of any type allowed inside the property.
Host is not responsible or liable for any accidents, injuries or illness that occur while on the premises or in or around any shared amenities (pool, hot tub, laundry, and fitness areas). Please obey all house rules and use caution during all activities in and around our apartment. Do activities at your own risk.
Host is not responsible for the loss of personal belongings or valuables during your stay. Host is not responsible for any items left behind after Guest checks out.
Lock all doors in the property and your vehicles in the parking areas and use common sense when securing your belongings.
Observe all parking and street sweeping signs to avoid being ticketed or towed. Host is not responsible for any fees Guest incurs due to parking or towing.
There are outdoor cameras that monitor the property. These devices are in place for the safety of our guests and as a courtesy to our neighbors. Do not tamper with, unplug, or in any other way prevent these devices from functioning normally. Doing so is grounds for immediate cancellation of the reservation with no refund.
