★ Bear in mind (pun intended!): We're in bear country! Be wise, be safe, lock your car doors, never leave food in your car and NEVER EVER feed our furry neighbors.
★ We encourage all of our guests to secure your trip with travel insurance. Nature’s whims and personal illness are beyond our control, and refunds will not be provided due to inclement weather or cancellation outside of our cancellation policy.
★ Park your car right up front. Room for 2-3 vehicles in the drive.
★ Parking is somewhat sloped, please use caution when exiting/entering your vehicles

Guest Requirements
★ Booking guest must be 21+
★ No Parties or Events

Private Hot Tub
★ Hot Tub is drained, cleaned & filled between each stay for your safety and cleanliness
★ Due to frequent cleaning, it may take several hours to return to optimal heat, therefore that may mean it won't be hot immediately at the time of your check-in. We advise guests to give the hot tub till the morning after their check in to reach full heat and/or contact us about remediating temperature.

Pet Policy
★ Max 2 Dogs per stay
★ 40 lbs or less Max 2 dogs.
★ Must be potty-trained, crate-trained, and crated at night and when home alone.
★ Non-refundable $75 fee per dog.
★ No cats allowed.
★ Pet fee is due 48 hours before check in
★ Dog owner is responsible for waste pick up and removal from yard
★ Dogs must be on leash at all times when outside
★ Please be aware of the wildlife surroundings; Home Owner is not responsible for lost or injured pets
★ If cabin is damaged by your dog, which includes, but is not limited to, excessive amounts of shedding, furniture that has been chewed on, mud from their feet or unexpected surprises, including fleas, or urine/feces, you will be notified and charged for the excessive wear.
★ No Dogs on furniture
★ We recommend bringing a few old towels with you to wipe off their feet after going outside, especially in the wet months, as Tennessee Red Clay is inevitable.

Critters & Bears - The cabin is in the mountains which means you may see some wildlife, including Black Bears, and other critters.
★ Bears are dangerous
★ DO NOT FEED or approach bears.
★ Do not leave food in vehicle or leave vehicle open when unloading.
★ Always lock car doors
★ Put all trash in provided bear-proof trash bins outside and always remember to LOCK.
★ The cabin is treated regularly for insects, however due to the surroundings, open doors and windows, it is possible that you will see them during your stay. No Refunds will be given for the occasional insect

Safety Rules
★ Do not lean or hang on railings.
★ The hot tub is for guests 18 and over only.
★ Alcohol is not permitted near the hot tub - You are not allowed to use the hot tub if you have consumed alcohol, or you are pregnant. Use the hot tub at your own risk!
★ No Glass in or near the Hot Tub
★ No food in the hot tub
★ Please be advised that this property utilizes a ladder to access the bunk beds. By renting this property, you are agreeing to hold the owner, and host harmless for any injury or death that is resulting from the use of the ladder and/or bunk beds.

Check Out
★ No late check-outs as we rely on you leaving on time so we can prepare for our next guests. If you depart late, there will be a $50 charge per every 30 minutes unless previously approved by host.
★ No refunds outside of cancellation policy for weather/natural disasters/power outages/other things that are beyond our control.
★ No Smoking in or around the cabin - We ask that you walk out to the street to smoke. You will be charged $250, plus the increase in cleaning fee if cigarette butts or smoke odor is found.

TRAVELERS NOTE
★ We strongly encourage you to purchase travel insurance through a third-party company, we do not provide it, as we do not provide refunds for inclement weather, illness/family emergencies, or power outages that are out of our control. An inch or two of snow is possible from December to February. Please Monitor weather before your stay. No date alterations will be accepted within 7 days of check-in.
