Escape to this renovated waterfront retreat on Ellicott Creek. With 3,010 sq ft, 3 bedrooms, 3 full bathrooms, and space for up to 10 guests, it's perfect for families, groups, and Bills fans. Enjoy a seasonal in-ground pool, creek access, kayak, patio, grill, griddle, hammock, and water views from two bedrooms, including a private balcony. Just 30 minutes to Highmark Stadium, 25 minutes to Niagara Falls, and 18 minutes to downtown Buffalo.

● This home uses a standard residential hot water tank. After extended periods of heavy hot water use (such as multiple back-to-back showers, dishwashing etc.), the hot water supply may become temporarily depleted. If this occurs, please allow approximately 35-45 minutes for the tank to fully recover before using hot water again.
● Please note that the washer and dryer are not available for guest use. Nearby laundromats are available for laundry needs.
● For stays longer than 2 nights, we may need to stop by briefly to service the pool. Pool maintenance typically takes about 15 minutes and may require access to the backyard and garage area. We will always communicate with guests in advance whenever possible before arriving at the property.
● To comply with local regulations and property policies, reservations must be for a minimum of 30 nights.

Guests have exclusive private access to the entire home, grounds, seasonal pool (typically available June through mid-September), and backyard creek access for kayaking and fishing.

The attached garage is not included in the rental. Guests may park in the driveway but may not access or park inside the garage.

The basement is unfinished and not intended for guest use. Basement access is not permitted.

No part of the property is shared with anyone during your stay.

Identification Required:
For security purposes, the primary guest and all adult occupants must provide a valid government-issued photo ID through the Vrbo messaging platform prior to receiving check-in instructions and access codes.

Guests will enjoy complete privacy during their stay. Check-in and check-out are self-service, and you will have exclusive use of the property.

We are available by Vrbo message, phone, or text throughout your stay and strive to respond promptly to any questions or concerns.

GUESTS:
The guest count is strictly enforced and must include all overnight guests as well as any visitors to the property. Please ensure your reservation accurately reflects the total number of occupants.

GARAGE:
The garage is not included with the rental and is reserved for owner storage. Guests may park in the driveway but may not access or park inside the garage.

PETS:
Pets are welcome with prior approval. A pet fee of $150 per pet, per stay, applies in addition to the cleaning fee. If you plan to bring a pet other than a dog, please provide details when booking.

CHILD SAFETY:
While families are welcome, the home is NOT childproof. Parents and guardians are responsible for supervising children at all times.

Please note:
- Cabinets and drawers do not have child locks.
- The backyard contains an in-ground swimming pool and direct creek access.
- There are no gates or barriers separating children from the pool or creek.

By booking this property, guests acknowledge these conditions and accept responsibility for supervising children and ensuring their safety.

SWIMMING POOL:
The pool is not heated and is typically available seasonally from June through mid-September, weather permitting. Pool availability, water temperature, and weather conditions cannot be guaranteed.

For stays longer than 2 nights, we may need to briefly access the property to service the pool. Pool maintenance generally takes approximately 15 minutes and may require access to the backyard and garage area. Whenever possible, advance notice will be provided.

CREEK ACCESS:
The property sits directly on a deep-water creek suitable for kayaking and boating. If you plan to bring a boat, please contact us in advance.

LAUNDRY:
The washer and dryer are not available for guest use. Several laundromats and laundry services are located nearby.

ID REQUIRED PRIOR TO CHECK-IN:
Check-in instructions and door access codes will be provided after receipt of a valid government-issued photo ID. The name on the ID must match the reservation. All adult occupants are required to provide identification prior to check-in.

CAMERAS:
For security purposes, the property is equipped with exterior security cameras located at the front entrance and rear deck. Cameras record video and audio 24/7. There are no cameras inside the home.

Tampering with, obstructing, or disabling security equipment is prohibited and may result in cancellation of the reservation and additional charges.

HOUSE RULES:
● No parties or events are permitted.
● Smoking is prohibited inside the home.
● Respecting quiet hours from 11pm-7am
● Only approved guests allowed on the property

Violations may result in additional fees, cancellation of the reservation, and liability for any resulting damages, cleaning costs, or other expenses.

Great Location

This house was as described and was in a great location. Beds were very comfortable; kitchen was well stocked, and pool was clean. We enjoyed our stay the host was responsive and friendly. We hope to stay here again it was the perfect spot!

Great property!

The owner of this property was so nice and accommodating! I got to take my getting ready wedding day photos and a small get together afterwards. It was perfect and of course we made sure to keep the property clean and in the same condition. I would stay here again!

We stayed here on our family trip to the Niagara Falls!! We enjoyed our stay! The host was very responsive and respectful! Any questions we had, they responded quickly and even extended our stay by just a few hours until our event that day was ready!! If I or my family return to buffalo ny we will most definitely check the availability on this home before checking anywhere else! Thank you so much for your hospitality!! You make an excellent host!!

Kaylee booked for 2 adults and 4 children. However, she showed with many 19 year olds and turned her booking into a party environment. We were really disappointed with this experience and as a result will have to enhance our screening procedure.

The house and property need some work still. The pictures definitely make it look way nicer than it actually is imo. The owner was very fast in communicating back to us, so that was a big plus. The pool had issues, the grass in the back yard was over grown and not managed well, was not one of our best stays, but got the job done.

the description said that home had undergone extensive remodeling but the quality of remodeling was very poor; the pool was run down and not as clean as expected. the nightly rate was high for the the quality expected for that rate--one bedroom was very large and 2 small rooms for the other 2. it just was not up to previous VRBO rentals we have gotten before

Family vacation/chef competition

Would recommend! Lots of room!!! As a large family we have been crowded- but this was good. (If you are particular about “new” property this is a “well loved” house.) ** We had so much fun in the pool- eating/grilling on the deck and hanging out in the living area- relaxed and comfortable! *** Beautiful kitchen- great appliances if you do your own cooking. • Easy to get anywhere. •Hosts were so helpful- the best we’ve experienced from Hawaii to Buffalo - Minnesota to Florida! (I only docked because the pictures show newer chairs etc outside- if you care about that versus entirety of experience. - hosts more than made up for it)

Inaccurate

Felt we were cat fished on this property. Pictures were excellent, but the property was not well taken care of, dirty and essentially felt like a frat house. Just very disappointed.
