Designed with an open-plan living room/kitchen complete with high-end room amenities, this studio acts as a peaceful place to retreat after a long day in the city. The living room features a comfy sofa bed and an armchair to relax.

There is a small dining table for four if you wish to dine in. The area features a large window that leads onto a furnished balcony for you to enjoy and relax.

The kitchen is fully equipped with essential cookware and cutlery that you will need to cook a delicious meal. It also includes a washing machine and ironing equipment.

The bedroom is equipped with a king size bed lined in hotel-quality linens to ensure a good night's rest and plenty of storage place for your belongings.

The bathroom has all the amenities you will need to freshen up, along with fresh towels and toiletries.

The studio is always professionally cleaned and sanitized for your health and safety.

Daily housekeeping services are available upon request for an additional fee.

Please note, Dubai is a vibrant and ever-growing city, and with these developments come occasional construction in the apartment building or surrounding area. While this may bring some urban sounds or affect the views from the property, it is all part of the city’s dynamic growth. We truly appreciate your understanding and look forward to hosting you.

Dubai Hills is a vibrant new neighbourhood that has something for everyone, with a variety of attractions, including the world-famous Burj Khalifa (15 mins), Marina Dubai (15 mins), and Miracle Garden Airplane Flowers (10 mins) with beautiful flowers and unique displays.

It's a kid-friendly neighbourhood with a splash park, skate park, and ice rink. The Dubai Hills Mall is only 7 mins away, and it's possible to find delicious dining options such as Jamies Italian Restaurant and Colt Equestrian Restaurant, fantastic stores, Geant Supermarket, and The Storm Coaster, the world's fastest indoor roller coaster.

If you feel like playing golf, you can head to the Dubai Hills Golf Club, just 6 mins drive from the property.

You'll have no trouble getting around town. Taxis are always available in front of the building, and Uber App and the local version, Careem App, are available in the city.

Marina Walk is just 21 mins away by car.
Burj Khalifa is 20 mins away by car.
Jumeirah Beach is 20 mins away by car.
Burj Al Arab is 20 mins away by car.

Minimum Check-in Age: Guest must be at least 18 years old to check in.

Check-in Process: A greeter will meet you at the building for a personal check-in.

Late Check-in Surcharge: For check-ins after 21:00, an AED 150 surcharge applies and must be paid in advance. This is a mandatory requirement from building management that a GuestReady representative must be present at the time of check-in. Please share your arrival time with us in advance to avoid any delays.

ID Requirement: As per local regulations of DET and authorities, a copy of each guest’s passport must be submitted before arrival. We strongly recommend uploading these documents as soon as your booking is confirmed to ensure a smooth check-in.

No Smoking Policy: We have a strict zero-tolerance policy for smoking inside the property. If any signs of smoking are found (e.g., smoke smell, ashes, cigarette butts), a minimum fine of AED 1800 will apply.

Checkout & Penalty: Checkout is strictly at 11:00 AM. Any late checkout without prior approval will incur a penalty of AED 1800. Our team needs time to prepare the home for the next guest, ensuring a high standard of cleanliness and readiness. Please respect the checkout time to avoid disruptions for incoming guests.

Additional Services: Housekeeping services are available upon request for an additional fee during your stay.
