🐶 PET POLICY – DOG-FRIENDLY ONLY
This home is dog-friendly (up to 2 dogs) with prior approval.
$200 flat pet fee (covers up to 2 dogs)
Pets must be crated if left unattended
No pets on furniture or beds (excess hair may incur extra cleaning fees)
All pet waste must be picked up – $50 fee if waste is found in the yard
No cats allowed
No breed restrictions
Unauthorized pets may result in additional fines and/or early termination of stay.

🌿 EARLY ARRIVAL & LATE CHECKOUT POLICY
We’ll always try to accommodate early arrivals or late departures when possible, but availability is not guaranteed (especially on same-day turnovers).

Policy:
Up to 2 hours early arrival or late departure → Complimentary, if not a same-day flip and our team can accommodate
2–3 hours early arrival or late departure → $100
3–5 hours early arrival or late departure → $200
More than 5 hours → Requires booking an additional night
These guidelines help protect cleaning time and ensure the home remains spotless and ready for you and the next guest.

📜 RENTAL AGREEMENT & HOUSE RULES

A signed rental agreement is required to complete your reservation and will be sent after booking. Please note that failure to return the signed agreement may result in cancellation of your stay. Depending on your booking platform, a government-issued ID and copy of your credit card may also be required for verification after booking.

Rules:
NO parties, NO events, and NO unauthorized guests or visitors
NO smoking inside the property ($500 odor remediation fee)
Additional Fees (Non-Refundable, if rules are broken):
$500 – Unauthorized pet
$200 – Pet fee (covers up to 2 approved dogs)
$500 – Smoking inside (odor remediation)
1 night’s stay – Late checkout after 10:00 AM EST
$500 minimum – Plumbing damage from improper toilet use (anything other than toilet paper)
$100/hour – Staff time for:
Odor removal (smoke, damage, etc.)
Excessive cleaning (including illness-related)
Moved or missing items
Equipment tampering (HVAC, alarms, detectors, etc.)
Technical support (TVs, Wi-Fi) due to misuse
Fines/penalties from noise, trash, or code violations
Check-in / Out (recommended to display clearly in OR settings):
Check-in: 4:00 PM
Check-out: 10:00 AM
