The Space:

Soft Florida light fills the living spaces as you step inside, inviting you to unwind with a coffee in hand while the day unfolds at its own pace. Evenings drift into laughter around the dining table, the scent of grilled food mingling with the gentle hum of the nearby water park. The villa feels built for together time, where each room offers a place to spread out and each shared space encourages reconnection.



Sleeping arrangements

The entire villa sleeps 16+ guests across nine bedrooms and thirteen beds, with six full bathrooms providing ample privacy. Two bedrooms and two baths sit on the first floor, while the upstairs hosts seven bedrooms and four baths, giving flexibility for families and groups of friends.



Outdoor living

Step through the back door onto a patio that leads to a private outdoor pool, complete with a seasonal heat option for comfortable swims any time of year. A BBQ grill and ample lounge seating let you enjoy relaxed afternoons or sunset meals under the Florida sky.



Kitchen & dining

A full kitchen equipped with stainless‑steel appliances and generous counter space supports everything from quick breakfasts to sit‑down dinners. Indoor dining seats the whole group, and adjacent outdoor dining areas let you take meals outside when the weather calls.



Resort amenities

Located within the Windsor at Westside resort community, you have free access to a water park, lazy river, clubhouse, fitness center, gym, and a shared hot tub. These amenities provide a range of activities without the need for long drives, perfect for both active days and quiet evenings.



Comfort & convenience

The villa includes air conditioning, heating, washer and dryer, WiFi, and a dedicated workspace for any work‑related needs. Self check‑in with a smart lock makes arrival effortless, and free parking is available on the property. Bathroom essentials and fresh bed linens are provided, along with family‑friendly items such as a high chair and Pack ’n play. The home is pet‑friendly, welcoming your four‑legged companions.

Set in Kissimmee, Florida, the villa offers easy access to shopping, dining, and major attractions. Disney World, SeaWorld, and Universal Studios are all within a comfortable drive, allowing you to balance full park days with restful evenings back at the house.

Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to all Resort amenities.



The Neighborhood:

An ultimate Family Resort near Disney and other World-Class Attractions. Windsor at Westside is an amazing and sought after community. Expect first-class amenities, some of the best in town! The property is just a couple minutes walking distance to the clubhouse.



Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near.



Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community. Parking can accommodate up to (3) vehicles in the driveway parked side to side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
