'The Retreat', checks off all the boxes: two master suites, a chef's kitchen, a coffee bar, a deck, a patio area, all newly renovated bathrooms, club access included, a kids' suite, a garage game room, and so much more.

This stunning vacation home is nestled under a blanket of ancient oaks and palm trees in the serene Lower Island area of Seabrook Island, and is walking distance to the beach, the Seabrook Island Beach Club, and golf. This spacious 5-bedroom, 3.5-bathroom beach house comfortably accommodates up to 12 guests, making it an ideal choice for large families, two families vacationing together, family reunions, or group retreats. Pet-friendly for your well-behaved dogs, there's even a treat and water station for our furry friends so their stay will be incredible too (additional fees apply).

Living & Entertaining
Guests entering the home will find a bright, modern living room with its two-story ceiling, beams across the high ceilings, hardwood floors, a large-screen TV, and modern, comfortable decor. It's an ideal place to relax and unwind after a day of island sun and adventure.

The newly remodeled kitchen is an ideal gathering space, featuring white cabinetry, subway tile, stainless steel appliances, and additional seating, and it is well-stocked for your serving and entertainment needs. A laundry room with a washer and dryer is located off the kitchen for the convenience of guests—making return trips from the beach a breeze.

New Premium Amenities:
• The Coffee Bar: Start your mornings at our dedicated coffee station, featuring both a Keurig and a traditional drip coffee maker, a milk frother, and a selection of special creamers.
• Sonos Sound System: Set the mood for your stay with integrated Sonos speakers throughout the home, easily controlled via Bluetooth for your favorite playlists.
• The "Barkery" Business Center: We love your well-behaved dogs! We've added a special pet-friendly station (The Barkery) stocked with treats, waste bags, and a dedicated water station to keep your furry friends happy.

Bedrooms & Baths
The home offers two Master Suites for ultimate privacy. The first-floor suite is perfect for those preferring to avoid stairs, featuring a king bed and a renovated ensuite with a walk-in shower. Upstairs, the grand master suite includes a decorative fireplace and a luxurious ensuite with a dual vanity. The additional bedrooms offer flexible sleeping arrangements, including a "FROG" (room over garage) that serves as a perfect hangout for kids with two sets of bunk beds and an extra twin.

For your convenience, each bathroom is stocked with high-quality shampoo, conditioner, and body wash, so you can pack a little lighter.

Outdoor Living & Beach Gear
The massive deck is designed for outdoor entertaining, and the outdoor shower is perfectly situated for rinsing off after a day in the surf. We've fully stocked the garage with everything you need for the sand, including:

• LINENS, TOWELS, & STARTER-KIT OF SUPPLIES: Included in this rental, for the convenience of our guests, are comfortable linens and a selection of bath and hand towels, as well as washcloths. A starter set of hand soaps, bath soaps, shampoo, toilet tissue, paper towels, laundry detergent, dish detergent, dish soap, a kitchen sponge, and kitchen towels are included. Beach towels are not included (although towel service is available at the Beach Club.)

• WASHER & DRYER: A large washer and dryer are located in the home for your convenience making laundry a breeze. Should you require wash n fold service, please let us know.

• COFFEE MAKER: A standard carafe coffee pot and a Keurig single-serve machine are on site. Please bring your own ground coffee or your favorite Keurig K-cups.

• AMENITY CARDS: Amenity cards offer exclusive access to the Seabrook Island beach club, dining club, tennis and award winning golf. Without this card, access is prohibited. Amenity Cards are INCLUDED with this rental (a $55 day savings). Guests also have complimentary access to the uncrowded and private beaches, equestrian center, and the outdoor Lakehouse pool. The fitness center is accessible for a daily fee of $16 per guest. Whether you are fishing, crabbing, biking, kayaking, or shopping, there is something for everyone. Beginning January 1, 2025, pre-order forms will be mandatory for all guests wishing to use the outdoor Lakehouse pool. Please ensure that your completed form is submitted to the amenity office at least two weeks prior to your arrival to avoid a $10 late fee. Due to the volume of requests and the card preparation process, the office is now unable to accept information over the phone.

• ISLAND ACCESS & PARKING: As the island is a gated, private island, each vehicle entering the island will require a gate pass for island access. No more than 5 parking passes can be issued. LSV rental (if applicable) requires a gate pass. (SIPOA), the island property owner's association, has now started charging a fee of $45 per gate pass. This fee applies to guests staying 1 night – 179 nights. Our rental agency is responsible for collecting the fee. Gate pass name information for each car is due one week prior to your arrival. For each pass, a driver's name must be provided. Drivers will be required to show a valid Driver's license when at the gate. Once a vehicle has a gate pass, any licensed driver can drive that vehicle. Golf carts require a gate pass and count towards the total gate passes allowed.

• CHECK IN: We offer as much assistance with check-in process as needed. Our office is available to answer questions. Our team can provide self- check-in instructions for your convenience, or we can arrange for someone to meet you at the door if you prefer. If you need anything at all, we can be reached via text or phone.

• CONTINUOUS MANAGEMENT & SERVICE: This property is proudly managed by Sandpiper. We are located on the island, are licensed, insured, and family operated. Our standard for your stay is what we would want and expect for our own vacation. We offer guests continuous, attentive service during the reservation process and throughout your time here. From the moment you book with us, in planning and preparing for your arrival, throughout your stay with us, and even after checking out and sharing your experience with us, we remain committed to your vacation experience and are here at any time to answer any questions that arise or concerns you have. We want you to have a relaxing, safe, and memorable trip.

• CLEANING: We do not clean to make our properties appear clean. We really clean well. Our housekeeping staff is trained to use the best hygiene practices at all times. We have a reputation for thoroughness and attention to detail. With the combination of these best practices, our employees, clients, and guests should be safe from the spread of germs.

• THE AREA: Guests will find that the area offers so much to do. With vast, uncrowded beaches, an array of recreational offerings, and the historic city of Charleston just 21 miles away, an adventure awaits you daily.

• IN THE EVENT OF A STORM: If a Mandatory Evacuation Order for Seabrook Island is given during the dates of your stay, The Owner/Host or the Property Management Company shall refund 100% of all deposits, payments and / or monies paid by the traveler. Owner/Host or Property Management Company shall have no further liability with respect to the Reservation. Please note that if there is inclement weather in the other 49 states, prohibiting the traveler (or guests in traveler's group) from getting to Charleston, a refund will not be issued and, Owner/Host or Property Management Company shall have no liability with respect to the Reservation. During months where there is a potential for inclement weather, such as hurricane season, we strongly suggest travelers obtain insurance.

• POLICY ON SMOKING: Violators will be fined for in-home smoke damages. Smoking is ONLY permitted outside of the property, but please try to keep at least 15 feet from the doors to keep smoke from trailing inside.

• CANCELLATION POLICY: Free cancellations up to 30 days before your stay.

• PARTIES: This is an ideal property for making memories but this is NOT A PARTY PROPERTY!!

Annual Family vacation

This was a great place to stay for our annual vacation with our family. Everyone had their own sleeping place. It was super close to beach and the resort pool. Had couple things we had to call them about but they took care of them quickly. We would definitely stay here again. We had a couple of deer that visited us about every day!

This property was a great location for us as it was close to the club where we were attending a wedding. The pictures online look very different from what the property actually looks like. Space and layout are great; however, the house is in need of major upkeep maintenance outside and inside. It needs a good scrub down and a fresh coat if paint. There was mold in the master bathroom which may have been prevented with better exhaust fans. Kitchen is a hot mess, not very clean, random smallwares, no working smoke detector, and limited pits and pans. The knobs on the stove have no markings making very difficult to cook bot to mention dangerous. We only had a wok and one 6” pan to prepare breakfast. Couches are stained and dirty. This property has so much potential but it is need of some major tlc. We were disappointed in our stay.

Fifth Annual July 4th Trip

We had a good time overall. The pictures show the freshly remodeled place well. The home came with beach chairs and toys which was a nice touch. There were plenty of issues however. The garage opener didn’t work neither did the lockbox but one call to sandpiper and they sent folks over straight away to make repairs. Then came the unfixables. During the course of our stay it became apparent that more things were broken or did break due to more maintenance issues for example various kitchen hardware falling off drawers and cabinets, broken tile in the bathrooms, stains in the carpeting throughout the bedrooms, damage to the wood and mullions throughout the home, and the main fan pictured in the living room doesn’t work at all or is missing the remote (I never got a response to that quandary). The kitchen is stocked poorly with cooking supplies including a pan with enough metal damage in it, it probably should be thrown away and not offered to be cooked in for sanitary/health/safety reasons. The driveway is in really egregious disrepair and should be fixed long before this trip or visit. Then the company nickels and dimes you for gate passes charging 45/vehicle after the first even though the home and driveway clearly hold more than a vehicle’s worth of people. For a price of almost 10k/week these issues should be nonexistent and this price is not worth the experience plain and simple.

The home has just undergone new remodeling and many improvements. The owners (and we, at Sandpiper) are committed to providing the best experience for our guests!! As for the kitchen supplies, we have gone through and provided additional items so it as well stocked! The fan remote for the living room has been replaced. Carpets are shampooed regularly. The driveway does need repair but we don’t think folks rent it for the driveway… it is on the owners to do list… As for the charges, we are completely transparent and the charges you see on Vrbo are what you are charged… This house does allow for four gate passes in the first one is included with your stay.. each additional pass is $45. This is the only added charge as amenity cars are included and that’s a great value. - hundreds in savings a week!! We work really hard to provide a positive experience… we hope future travelers will give this beautiful property a try.
